 ADDITIONAL RESUBMITTAL AT NO ADDITIONAL COST. IF
 PREVIOUSLY-ISSUED COMMENTS CONTINUE TO NOT BE
 SUFFICIENTLY ADDRESSED, THE APPLICANT WILL BE ACCESSED
 A RESUBMITTAL FEE. SUCH FEE WILL BE 20% OF THE ORIGINAL
 APPLICATION FEE ($60).
  
 1. REPEAT COMMENT: STAFF WAS UNABLE TO LOCATE A
 BUSINESS TAX/CERTIFICATE OF USE FOR THE PROPERTY. THIS
 WILL NEED TO BE RECTIFIED AND ANY OUTSTANDING FEES PAID
 TO THE CITY PRIOR TO ANY APPROVALS FOR THIS SITE.
 PLEASE NOTE THAT OUTDOOR STORAGE IS NOT PERMITTED AT
 THIS LOCATION, SO IN ORDER FOR VEHICLES TO REMAIN, A
 BUSINESS TAX/CERTIFICATE OF USE FOR CAR SALES IS
 REQUIRED, OR THE VEHICLES SHALL BE REMOVED FROM THE
 SITE.
  
 2. REPEAT COMMENT: THE SURVEY PROVIDED WITH THE
 APPLICATION DOES NOT INCLUDE THE ACREAGE OF THE SITE.
 THE ACREAGE NUMBERS FROM A SURVEY MAY CHANGE SOME OF
 THE DATA TABLES. THE SURVEY SHALL ALSO BE REVISED SO AS
 TO BE ABSTRACTED TO SHOW EASEMENTS, RESERVATIONS AND
 RESTRICTIONS, IF ANY. NO UPDATED SURVEY, SIGNED AND
 SEALED BY A LICENSED SURVEYOR, WAS PROVIDED WITH THIS
 APPLICATION. THE CIVIL SHEET, BASED ON A SURVEY, DOES
 NOT QUALIFY AS A SURVEY.
  
 3. REPEAT COMMENT: THE PALM BEACH COUNTY TRAFFIC LETTER
 LISTS THE BUILD-OUT DATE AS DECEMBER 31, 2012, WITH THE
 CONDITION THAT THE CITY ISSUE NO DEVELOPMENT APPROVALS
 AFTER THIS DATE. A REVISED EXTENSION LETTER IS REQUIRED
 WITH THIS APPLICATION. THE CITY'S EXTENSION OF THE
 COMMENCEMENT OF DEVELOPMENT DATE IS INDEPENDENT OF THE
 BUILD-OUT DATE STATED AS PART OF THE PALM BEACH COUNTY
 TRAFFIC LETTER. PLEASE CONTACT MASOUD ATEFI AT PALM
 BEACH COUNTY ENGINEERING TO GET A REVISED LETTER.
  
 4. REPEAT COMMENT: THE PROPOSED SITE PLAN MODIFIES THE
 EXISTING CURB CUTS ON OKEECHOBEE BOULEVARD AND
 CHILLINGWORTH DRIVE. PLEASE PROVIDE A PRE-DETERMINATION
 LETTER FROM FDOT THAT THEY WILL PERMIT THE CHANGES TO
 THE OKEECHOBEE BOULEVARD RIGHT-OF-WAY. AN FDOT
 RIGHT-OF-WAY PERMIT FOR OKEECHOBEE BOULEVARD AND A CITY
 RIGHT-OF-WAY PERMIT FOR CHILLINGWORTH DRIVE AND THE
 ALLEY WILL BE REQUIRED PRIOR TO ISSUANCE OF A BUILDING
 PERMIT FOR NEW CONSTRUCTION ON THE SITE. PLEASE BE
 AWARE THAT THE PRE-DETERMINATION LETTER IS REQUIRED
 PRIOR TO STAFF APPROVAL OF THIS REQUEST.
  
 5. REVISED COMMENT BASED ON RESUBMITTED PLANS: THE
 LANDSCAPE COMPLIANCE CHART SHALL BE UPDATED TO REFLECT
 THE REQUIRED OPEN SPACE OF 101,502 SQUARE FEET (40% OF
 THE STATED SITE AREA OF 253,755 SQUARE FEET). THE
 AMOUNT OF OPEN SPACE REQUIRES THAT ONE ADDITIONAL SHADE
 TREE SHALL BE SHOWN AS "REQUIRED" WITH ALL THE DATA
 TABLES UPDATED APPROPRIATELY.
  
 7. REPEAT COMMENT: THE LANDSCAPE, CIVIL AND SITE PLANS
 SHOW DIFFERING CONDITIONS. EXAMPLE - FIRE HYDRANTS
 (BOTH EXISTING AND PROPOSED) ARE SHOWN IN DIFFERENT
 LOCATION ON ALL PLANS. ALL PLANS SHALL SHOW SAME SITE
 CONDITIONS.
  
 8. REPEAT COMMENT: UTILITIES SHALL BE SHOWN ON THE
 LANDSCAPE PLAN. THE EXFILTRATION TRENCHES ARE SHOWN IN
 DIFFERENT PLACES ON THE CIVIL AND LANDSCAPE PLANS ALONG
 THE EASTERN AND SOUTHERN SIDES OF THE SITE. THE
 LOCATION OF THE EASTERN TRENCHES, AS SHOWN ON THE CIVIL
 PLAN, IS IN DIRECT CONFLICT WITH RELOCATED OAK TREES IN
 THE PARKING LOT INTERIOR AND TERMINAL ISLANDS. THERE
 ARE FIRE LINES AND CONNECTIONS SHOWN ON THE CIVIL PLAN
 THAT ARE NOT REFLECTED ON THE LANDSCAPE PLAN AND ARE IN
 DIRECT CONFLICT WITH TREES. THE NORTH/SOUTH SEWER LINE
 RUNS DIRECTLY UNDER TREES. FIRE HYDRANTS HAVE BEEN
 LOCATED WITHIN TERMINAL ISLANDS, WHICH NO LONGER HAVE
 TREES. THE UTILITY LINES, FIRE HYDRANTS, ETC SHALL NOT
 INTERFERE WITH THE PLACEMENT OF TREES IN CODE REQUIRED
 LOCATIONS. IF A FIRE HYDRANT IS PLACED IN A LANDSCAPE
 ISLAND, THEN THE ISLAND SHALL BE INCREASED IN SIZE TO
 ACCOMMODATE BOTH THE HYDRANT AND THE TREE. THE BACKFLOW
 PREVENTER IS NOT SHOWN ON THE PLANS.
  
 9. REPEAT COMMENT: A TREE ALTERATION PERMIT IS REQUIRED
 PRIOR TO THE REMOVAL/RELOCATION OF ANY TREES OR THE
 APPROVAL OF THE FINAL LANDSCAPE PLAN.
  
 10. REPEAT COMMENT: BASED ON THE PLANT SCHEDULE, STAFF
 CALCULATES THAT THERE ARE 156 TOTAL TREES (INC. PALM
 TREE UNITS) ON THE SITE WITH 60 OF THEM BEING PALMS.
 THIS CONFLICTS WITH THE NUMBERS STATED ON THE PLANS FOR
 THE PALM TREE PERCENTAGE. BASED ON THE STAFF NUMBERS,
 THE SIGHT HAS 38% PALM TREES, WHICH EXCEEDS THE 35%
 PERMITTED.
  
 12. REPEAT COMMENT: PROVIDE THE FOUNDATION PLANTING
 CALCULATIONS AND COMPLIANCE FOR EACH STRUCTURE. STAFF
 MEASUREMENTS SHOW 1,090 LINEAR FEET AROUND THE BUILDING
 (NOT 1,049 FEET), WHICH REQUIRES 327 FEET OF FOUNDATION
 PLANTING. STAFF MEASURED 330 FEET PROVIDED, NOT 351
 FEET, WHICH COMPLIES WITH THE REQUIREMENTS BUT NEEDS TO
 BE SHOWN CORRECTLY ON THE DATA TABLE.
  
 13. NEW COMMENT: THE LANDSCAPE CODE COMPLIANCE CHART
 HAS SOME DATA WHICH NEEDS TO BE CORRECTED.
  
 A. THE NORTHERN BUFFER ONLY HAS 16 PROVIDED TREES. THE
 2 WESTERNMOST ALEXANDER PALMS MAY NOT COUNT AS
 COMPLYING WITH THE LANDSCAPE REQUIREMENTS SINCE THEY
 ARE NOT PLANTED IN A GROUP CONSISTING OF AT LEAST 3
 PALM TREES.
  
 B. THE SOUTHERN BUFFER REQUIRES 16 TREES (ALL LANDSCAPE
 ROUNDING IS DONE UP). THE BUFFER IS LISTED AT 10 FEET
 WIDE, WHILE IT IS AT 5 FEET IN WIDTH FOR AT LEAST HALF
 OF ITS LENGTH.
  
 C. THE PLANS LIST ONLY SHADE TREES AS MEETING THE
 PARKING LOT REQUIREMENTS, WHEN THE PLANS SHOW CASSIA
 (FLOWERING TREES) IN SOME OF THE PARKING LOT ISLANDS.
  
 14. NEW COMMENT: THE DOUBLE MONTGOMERY PALMS LOCATED
 IN THE 2 TERMINAL ISLANDS OF THE NORTHERNMOST ROW OF
 EMPLOYEE PARKING (ADJACENT TO THE BICYCLE RACK) DO NOT
 MEET THE REQUIREMENTS OF THE CODE THAT PALMS BE PLANTED
 IN GROUPS OF 3.
  
 15. REVISED COMMENT: THE LAYOUT OF THE 5 BICYCLE RACK
 ELEMENTS ON THE PAD, AS SHOWN ON THE PLANS, SUPPORT
 PARKING FOR 11 BICYCLES. THE CITY WILL NOT APPROVE THE
 LAYOUT AS THE SIDE OF ONE ELEMENT IS POSITIONED TOO
 CLOSE TO THE SIDE OF THE PAD (NOT 24 INCHES). PLEASE
 NOTE THAT ONE RACK ELEMENT CAN SUPPORT 2 BICYCLES
 PROVIDED THAT IT IS PLACED PROPERLY ON THE PAD.
  
 16. REPEAT COMMENT: THE PHOTOMETRIC PLAN NEEDS TO SHOW
 COMPLIANCE WITH THE APPROVED DSI LIGHTING CONDITIONS.
 NO INFORMATION ON THE PROPOSED LIGHTS AND THE CUT-OFF
 FEATURES WAS PROVIDED. COMPLIANCE WITH THE DSI
 CONDITION LISTED IS NOT PROVIDED - THERE IS A VALUE
 SHOWN AT 2.1 FOOTCANDLES ALONG OKEECHOBEE BOULEVARD AND
 VALUES AS HIGH AS 2.4 FOOTCANDLES ALONG CHILLINGWORTH
 DRIVE AND NO INFORMATION THAT THE REMAINING VALUES WERE
 MEASURED AT THREE (3) FEET ABOVE GRADE:
  
 DSI CONDITION: LIGHT TRESPASS FROM THE SITE SHALL NOT
 EXCEED 2.0 FOOTCANDLES AT THREE (3) FEET ABOVE GRADE
 WHEN MEASURED AT THE CURB ALONG OKEECHOBEE BOULEVARD
 AND CHILLINGWORTH DRIVE.
  
 17. FOLLOW-UP COMMENT: FPL HAS RAISED CONCERNS ABOUT
 THE PLANTING OF ROYAL PALM TREES IN CLOSE PROXIMITY OF
 THEIR OVERHEAD POWER LINES ALONG OKEECHOBEE BOULEVARD.
 WHILE THE CRAPE MYRTLE TREES SHOULD COMPLY WITH THE
 RIGHT TREE RIGHT PLACE, PLEASE CONSIDER THE USE OF
 SPINDLE PALMS (TENTATIVELY APPROVED AT THIS LOCATION BY
 BRIAN KANE OF FPL) IN ORDER TO MAINTAIN THE CURRENT
 PALM TREE LOOK THAT HAS BEEN ESTABLISHED AT THIS
 LOCATION AND OTHER PROPERTIES FRONTING OKEECHOBEE
 BOULEVARD. PLEASE REMEMBER IF PALMS ARE CHOSEN, THEN
 THERE WOULD NEED TO BE OTHER SUBSTITUTIONS TO MAINTAIN
 ONLY 35% PALM TREES ON SITE.
  
 18. NEW COMMENT: THE RESUBMITTED PLANS FAIL TO SHOW
 THE ROOF TOP PARKING LAYOUT. STAFF COUNTED THE NUMBER
 OF SPACES FROM THE LAST SET OF PLANS THAT WERE
 SUBMITTED AND NOTICED THAT THE PARKING COUNT NUMBERS
 FOR THE SPACES ONLY LISTED 90 INVENTORY SPACES, WHILE
 THERE WERE PHYSICALLY 98 SHOWN. THE 98 SPACES WERE USED
 TO CALCULATE THE NUMBER OF REQUIRED SPACES. UPON
 RESUBMITTAL OF THE UPDATED PLANS, THE CORRECT COUNTS
 SHALL BE NOTED ON THE PLAN.
  
 19. NEW COMMENT: TWO OF THE PARKING ROWS HAVE THE
 NUMBER OF PARKING SPACES MISLABELED. THE SOUTHEAST MOST
 "STORAGE" ROW HAS 8 SPACES YET THE LABEL SAYS 9 AND THE
 NORTHWEST MOST "EMPLOYEE" ROW HAS 6 SPACES YET THE
 LABEL SAYS 5. THIS AFFECTS THE PARKING TABLE, BOTH
 REQUIRED AND PROVIDED DATA.
  
 20. NEW COMMENT: A COUNT OF THE CUSTOMER AND EMPLOYEE
 PARKING SPACES RESULTS IN 113 SPACES NOT 116 SPACES
 PROVIDED AS LISTED ON THE PARKING DATA TABLE.
