 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (AUGUST 12, 2013),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($300).
  
 1) CHECK THE ELEVATION TAGS - SOME OF THE BUILDINGS ARE
 USING ZERO FEET AS THE AFF AND OTHERS USE 100 FEET,
 WITH THE ELEVATIONS MIXING BETWEEN THE TWO CALIBRATIONS
 AS THE ELEVATION DIMENSIONS ARE CALLED OUT ON THE
 BUILDING.
  
 2) ARCHITECTURAL ELEVATIONS SHALL VERIFY THAT THE
 ROOFTOP MECHANICAL EQUIPMENT WILL BE SCREENED FOR ALL
 BUILDINGS.
  
 3) THE PARKING LOT LAYER IS NOT READABLE (FADED) ON
 MANY OF THE SHEETS MAKING IT UNABLE TO VERIFY PARKING
 COUNTS AND SOME PARKING LOT FEATURES.
  
 4) PARKING SPACES WHICH ARE OCCUPIED BY CART CORRALS
 MAY NOT BE COUNTED IN THE PARKING "PROVIDED" TOTAL.
 THEY NUMERIC TAGS FOR THE PARKING ROWS INCLUDE THE
 SPACES WITH THE CART CORRALS.
  
 5) THE PARKING SPACES THAT ARE LOCATED ALONG THE MIDDLE
 ENTRY DRIVE INTO PBA 1 PRESENT A DANGEROUS COMBINATION
 OF BACKING OUT INTO A HIGHER VOLUME, HIGHER SPEED
 DRIVEWAY. ESPECIALLY THE TWO SPACE BAY WHICH HAS A HIGH
 CONFLICT POTENTIAL WITH CARS LEAVING PBA 1.
  
 6) THE RADIUS ON THE ENDS OF A ROW OF INTERIOR PARKING
 ISLANDS ON SHEET FSP-2 IS INCORRECT. THEY NEED TO
 EXTEND THE LENGTH OF THE SPACE BEFORE ARCING.
  
 7) SHEET FSP-7 SHOWS A SIGN IN A PARKING SPACE.
  
 8) THE NEW MEDIANS IN THE ACCESS "A" ENTRY DRIVE SHOW
 PAINTED AREAS ADJACENT TO THEM. PLEASE EXAMINE THE
 WIDENING OF THESE FOR ADDITIONAL LANDSCAPE (SHEET LP-7
 GROUND COVER TAG POINTS TO THIS AREA).
  
 9) PROVIDE A DIRECT PEDESTRIAN ROUTE FROM THE WEST SIDE
 OF PBA 2A (NEAR VALET) TO THE NORTH SIDE OF THE PBA 1
 BUILDING. THE PROPOSED SIDEWALK NETWORK PROVIDES A
 CONNECTION, BUT NOT A DIRECT ROUTE BETWEEN THE
 BUILDINGS. THE NATURAL INSTINCT WILL BE FOR CUSTOMERS
 TO WALK THE DIRECT ROUTE, WHICH IS EITHER IN THE DRIVE
 AISLE OR IN THE LANDSCAPE AREA. THIS BECOMES EVEN MORE
 NECESSARY WITH THE CONSTRUCTION OF PHASE 2, WHERE THE
 BUILDINGS ARE EVEN CLOSER TOGETHER.
  
 10) PLEASE EXPLAIN HOW BUILDINGS C & E HAVE ?DIRECT
 PEDESTRIAN ACCESS TO THE SIDEWALK ON PALM BEACH LAKES
 BOULEVARD? AS REQUIRED BY THE DESIGN GUIDELINES.
  
 11) WHAT IS THE PURPOSE OF THE WALKWAY THROUGH THE
 PARKING AREA IN FRONT OF BUILDING B-1? FOR IT BEING A
 SUBSTANTIAL WALKWAY, IT DOES NOT REALLY HELP CONNECT
 THE SITE IN A LOCATION THAT YOU WOULD EXPECT A
 PEDESTRIAN TO WALK (SUCH AS ALONG THE INTERIOR DRIVE
 AISLES). IT DOES NOT TIE INTO A DIRECT CROSSING OF THE
 ENTRY ROAD, NOR DOES IT PROVIDE A ROUTE THAT WOULD GET
 YOU CONVENIENTLY TO THE OUTLET PORTION OF THE SITE OR
 THE RESTAURANT ROW. AN ADDITIONAL CROSSING POINT OF
 ACCESS DRIVE A SHOULD BE PROVIDED BETWEEN PBA 1 AND THE
 RESTAURANT ROW.
  
 12) LP-3 AND FSP-3 SHOW DIFFERENT PROPERTY BOUNDARY
 CONFIGURATIONS AT THE CONGRESS AVENUE ENTRY DRIVE.
  
 13) BICYCLE RACK CALCULATIONS ROUND UP. PLEASE CORRECT
 ON THE "REQUIRED"? LINE ITEM.
  
 14) PROVIDE THE BICYCLE PAD DIMENSIONS ON THE SITE PLAN
 FOR EACH PAD.
  
 15) SOME BICYCLE SPACES SHALL BE PROVIDED AT THE NORTH
 END OF BUILDING A. THE 20-SPACE RACKS MAY HAVE THEIR
 NUMBERS REDUCED TO ALLOW FOR THE MORE EVEN DISTRIBUTION
 OF BICYCLE PARKING FACILITIES FOR PBA 1.
  
 16) THE BICYCLE PAD AT THE SOUTH END OF BUILDING C
 SHALL HAVE THE SIX FOOT DEPTH FOR THE ENTIRE REQUIRED
 PAD WIDTH.
  
 17) THE BUILDING H BICYCLE RACK NEEDS TO BE RELOCATED
 TO A MORE VISIBLE LOCATION CLOSER TO THE ENTRANCE OF
 BUILDING H.
  
 18) PROVIDE WRITTEN VERIFICATION FROM THE SANITATION
 DIVISION THAT THE DUMPSTER LOCATIONS AND ORIENTATIONS
 ARE ADEQUATE FOR GARBAGE COLLECTION.
  
 19) A NUMBER OF THE LOADING AREAS ARE LOCATED IN FRONT
 OF DUMPSTER ENCLOSURES. NO LOADING MAY OCCUR WITHIN AN
 HOUR OF THE SCHEDULED TRASH OR RECYCLING PICK-UP.
  
 20) THIS PLAN SHOWS EXTENSIVE USE OF CRAPE MYRTLE TREES
 IN THE PARKING LOT ISLANDS TO THE NORTH AND WEST
 PORTIONS OF THE SITE. SINCE THESE TREES SHED THEIR
 LEAVES FOR MANY MONTHS OUT OF THE YEAR, THEY DON'T MAKE
 THE BEST PARKING LOT TREES TO PROVIDE SHADE. PLEASE
 EXPLAIN WHY THEY ARE BEING USED IN SUCH ABUNDANCE IN
 THE PARKING AREAS.
  
 21) IS IT THE INTENT TO COUNT THE FACAHATCHEE GRASS AS
 THE REQUIRED BUFFER HEDGE ALONG I-95?
  
 22) COCONUT AND MONTGOMERY PALMS MAY NOT BE USED AS
 PARKING LOT INTERIOR OR TERMINAL TREES UNLESS THEY ARE
 INSTALLED IN GROUPS OF THREE. THIS CONDITION OCCURS IN
 THE PARKING LOT SOUTH OF BUILDING C & D.
  
 23) THE PARKING AREA IN FRONT OF BUILDING F INCLUDES 6
 LT TREES. THIS TYPE IS NOT ON THE PLANT LIST AND LOOKS
 LIKE A DOUBLE COUNT OF THE TA TREES IN THE SAME AREA.
 PLEASE VERIFY YOUR OVERALL TREE COUNTS
  
 24) TERMINAL ISLAND TREES ARE REQUIRED AT BOTH ENDS OF
 THE TRUCK LOADING/STAGING PARKING AREA NORTH OF PBA 1.
  
 25) OAK TREE NO. 445 APPEARS TO BE IN THE DRIVE AISLE.
  
 26) SHEET LP-8 HAS TWO TERMINAL ISLANDS WITH NO TREES,
 ONE TREE SHOWN NOT IN THE TERMINAL ISLAND BUT RATHER IN
 FRONT OF THE DUMPSTER OPENING AND ONE MEDJOOL THAT
 SHOULD BE LOCATED MORE CENTRALLY IN THE TERMINAL ISLAND
 WHERE TWO PARKING ROWS MEET.
  
 27) WHY ARE OAK TREES BEING RELOCATED INTO AN AREA THAT
 WILL BE THE FOOTPRINT OF THE PHASE 2 EXPANSION? THIS
 SEEMS COUNTERPRODUCTIVE AS THESE TREES WILL NEED TO BE
 RELOCATED AGAIN. THE PHASE 2 LANDSCAPE PLAN SHOWS 2 OF
 THE 3 AFFECTED OAK TREES RELOCATED (ONE INTO A NOT
 SUSTAINABLE TERMINAL ISLAND LOCATION WHERE THE OTHER
 TERMINAL TREE IS MISSING).
  
 28) THE FOUNDATION PLANTING TABLE ON SHEET LP-10 LISTS
 THE TOTAL LINEAR FEET AROUND EACH BUILDING, BUT FAILS
 TO SHOW THE LINEAR FEET OF FOUNDATION PLANTING PROVIDED
 FOR EACH BUILDING.
  
 29) PLANT HEDGES AT THE BASE OF ALL DUMPSTER
 ENCLOSURES.
  
 30) PROVIDE LANDSCAPE MATERIAL ALONG THE WEST SIDE OF
 THE COMPACTOR SCREEN WALLS BEHIND ALL OF THE BUILDINGS
 IN PBA 1.
  
 31) THERE ARE A LOT OF SODDED AREAS ALONG THE REAR OF
 THE BUILDINGS IN PBA 1. PLEASE CONSIDER PLANTING SOME
 HEDGES ALONG THE BASE OF THE BUILDING.
  
 32) THE MULCH BED BEHIND BUILDING A IS NOT PERMITTED.
  
 33) THE BUILDING J-11 SERVICE COURT DOES NOT SHOW THE
 REQUIRED LANDSCAPE ACROSS FROM THE OPENING.
  
 34) SCREEN THE TRANSFORMERS WITH HEDGES ON THE NON-DOOR
 SIDES.
  
 35) HOW WILL THE 10 FOOT ELECTRIC UTILITY EASEMENT NOT
 AFFECT REQUIRED LANDSCAPE, ESPECIALLY SINCE IT
 TRAVERSES LANDSCAPE ISLANDS AND A FEW TREE GRATES?
  
 35) LIVE OAK #55 SEEMS EXTREMELY CLOSE TO UTILITY
 INFRASTRUCTURE. PLEASE REVIEW.
  
 37) THE NEW TREES IN THE PALM BEACH LAKES BUFFER IN
 FRONT OF BUILDING E APPEAR TO HAVE CONFLICTS WITH
 UTILITY INFRASTRUCTURE. PLEASE REVIEW.
  
 38) AN EXFILTRATION TRENCH IS NOW SHOWN BISECTING A
 TERMINAL ISLAND IN FRONT OF BUILDING B-1 FORCING THE
 SHIFTING OF A TREE OUT OF THE ISLAND. THIS WAS NOT
 PERMITTED ON THE PREVIOUS PLAN AND IS NOT PERMITTED ON
 THIS REDESIGN.
  
 39) PLEASE DO NOT CREATE CONFLICTS WITH TREES AND LIGHT
 POLES:
  
 A. ONE OF THE LIGHT POLES IN A TERMINAL ISLAND BY
 BUILDING E LOOKS VERY CLOSE TO THE TREE.
 B. OAK TREE NO. 689 HAS A LIGHT POLE LOCATED EXTREMELY
 CLOSE TO IT, ESPECIALLY IN LIGHT OF THE PLACEMENT OF
 THE TREE IN A LARGE LANDSCAPE ISLAND WHICH WILL LET THE
 TREE GROW TO A LARGER SIZE.
 C. OAK TREE NOS. 39 AND 40 SEEM CLOSE TOGETHER IN THE
 ISLAND AND HAVE A LIGHT POLE BETWEEN THEM.
 D. LIGHT POST BETWEEN 2 GUMBO LIMBO TREES IN THE
 PARKING AREA IN FRONT OF BUILDING B1.
  
 40) SHEETS FSP-2 AND LP-2 HAVE A LIGHT POLE SHOWN IN A
 PARKING SPACE.
  
 41) THE OVERALL REAR ELEVATION FOR BUILDING B2 IS
 MISLABELED.
  
 42) FOR BUILDING C, PLEASE CONSIDER CHANGING THE MIDDLE
 PANEL ON THE SOUTH FA?ADE, WEST OF THE WALL WITH THE
 SEATING AREA, TO HAVE THE SIMILAR RHYTHM AS THE WEST

 43) FOR BUILDING C, PLEASE EXPLAIN THE TEMPORARY
 HOLIDAY STORAGE AND THE TRAILER MOUNTED GENERATOR.
  
 44) VARIOUS PLANS SHOW BUILDING E HAVING 1,084 SQ. FT.
 OR 1,684 SQ. FT.
  
 45) THE DESIGN GUIDELINES ALLOW TWO, 10 FOOT WIDE DRIVE
 AISLES. THE PLANS FOR BUILDING E SHOW ONE, 20 FOOT WIDE
 DRIVE AISLE, WHICH IS NOT PERMITTED. WHY DOES THE DRIVE
 AISLE NEED TO BE SO WIDE WHEN THE STACKING AND BY-PASS
 ARE ONLY AT THE EASTERN PORTION OF THE DRIVE AISLE?
  
 46) SHOW THE FIVE CAR STACKING DISTANCE FOR THE
 BUILDING E DRIVE-THRU.
  
 47) PLEASE EXPLAIN WHERE THE DRIVE-THRU ORDER SCREENS
 AND SERVICE WINDOWS WILL BE FOR BUILDING E.
  
 48) THE EAST WALL OF BUILDING F (BJ'S) IS A RUN OF MORE
 THAN 50 FEET WITHOUT ANY BREAKS IN THE HORIZONTAL
 PLANE. PLEASE INCORPORATE ELEMENTS IN ACCORDANCE WITH
 THE DESIGN GUIDELINES.
  
 49) THE LEFT ELEVATION OF BUILDING G HAS NO WINDOWS ON
 THE PALM BEACH LAKES FRONTAGE. ADDITIONALLY, THE
 FOOTPRINT ON THE ARCHITECTURAL PLAN DOES NOT MATCH THE
 FOOTPRINT ON THE SITE PLAN.
  
 50) PLEASE SUPPLY BETTER SIDE VIEW OF BUILDING G -
 PREFERABLY AN EXAMPLE OF ONE THAT IS CURRENTLY BUILT.
 THE PARAPET AND ARCHED PARAPET DO NOT LOOK LIKE THEY
 SEAMLESSLY INTEGRATE WITH THE BUILDING FROM THE
 SUPPLIED ELEVATION DRAWINGS. IS THE SEMICIRCULAR AWNING
 PROTRUDING FROM THE BUILDING WITH NO SUPPORTS?
  
 51) PLEASE NOTE THAT THE RR ON THE ENTRY DOOR TO
