 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. PLEASE PROVIDE A COPY OF A TRAFFIC CONCURRENCY
 REVIEW LETTER FROM PALM BEACH COUNTY. WHILE THE
 PROPOSED PROJECT IS EXEMPT FROM TRAFFIC CONCURRENCY
 (EASTWARD HO!), A REVIEW BY PALM BEACH COUNTY IS
 REQUIRED.
  
 2. NOTATION, DETAILS, ETC. SHALL BE PROVIDED REGARDING
 THE LANDSCAPE SCREEN TO BE PLACED ON THE SOUTH WALL OF
 THE PARKING STRUCTURE.
  
 3. THE ELEVATIONS DO NOT APPEAR TO MATCH WHAT IS
 PROVIDED ON THE SITE/LANDSCAPE PLANS. THE ELEVATIONS
 SHOW TERRACING AT THE SOUTHWEST CORNER OF THE BUILDING,
 AS WELL AS ALONG THE EAST ELEVATION, WHICH DOES NOT
 APPEAR TO EXIST ON THE SITE AND LANDSCAPE PLANS.
 ADDITIONALLY, IF LANDSCAPING IS GOING TO BE SHOWN ON
 THE ELEVATIONS, PLEASE JUST ENSURE THAT WHAT IS SHOWN
 IS AN ACCURATE REPRESENTATION OF WHAT IS PROPOSED ON
 THE LANDSCAPE PLANS THEMSELVES.
  
 4. PLEASE NOTE THAT THE 3D RENDERINGS PROVIDED DO NOT
 MATCH THE SITE/LANDSCAPE PLANS PROPOSED. PLEASE ENSURE
 THAT THE RENDERINGS ACCURATELY DEPICT THE PROPOSED
 DEVELOPMENT PRIOR TO PUBLIC HEARINGS.
  
 5. THE HEIGHT OF THE PERMANENT MONUMENT SIGN SHALL NOT
 EXCEED FOUR (4) FEET IN HEIGHT.
  
 6. PLEASE MAKE SURE THAT STRUCTURAL COLUMNS DO NOT
 ENCROACH INTO PARKING SPACES OR DRIVE AISLES. AT THE
 FAR NORTH END OF THE LOWER LEVEL PARKING DECK, THERE
 APPEARS TO BE A COLUMN THAT ENCROACHES INTO THE RAMP,
 SPECIFICALLY TRAFFIC HEADING IN THE "DOWN" DIRECTION.
  
 7. THE TWO (2) 2-CAR GARAGES LOCATED ON THE UPPER LEVEL
 PARKING DECK DO NOT APPEAR TO HAVE 24 FEET OF BACK-OUT
 BETWEEN THE GARAGE DOOR AND THE STRUCTURAL COLUMN.
  
 THE FOLLOWING COMMENTS ARE NOT CODE-RELATED, HOWEVER
 ARE PROVIDED BY STAFF FOR CONSIDERATION:
  
 A. THERE SHOULD BE A PEDESTRIAN CONNECTION AT THE NORTH
 END OF THE SITE FROM THE PUBLIC SIDEWALK TO THE LOBBY
 LEVEL SO THAT PEDESTRIANS COMING FROM THE NORTH DO NOT
 HAVE TO WALK UP THE DRIVEWAY, OR GO ALL THE WAY TO THE
 SOUTH END OF THE PROPERTY.
  
 B. THE TENANT STORAGE DOORS ARE SHOWN SWINGING OUT INTO
 THE PARKING SPACE...THIS WILL CONFLICT WITH ANY CAR
 THAT IS PARKED THERE. TENANTS WILL BE REQUIRED TO MOVE
 THEIR CARS IN ORDER TO ACCESS THE STORAGE AREA.
  
 C. MAKE SURE THAT THE SUBMITTED PLANS ALSO ADDRESS THE
 ISSUE OF THE HEIGHT OF THE FRONT PLAZA, AS DISCUSSED
 PREVIOUSLY. PURSUANT TO PREVIOUS DISCUSSIONS, THE
 HEIGHT OF THE GARAGE IN THAT AREA WAS TO BE LOWERED AND
 THE SLOPE LEADING UP TO THE WATER FEATURE WAS TO BE
 ADJUSTED ACCORDINGLY.
  
 D. LANDSCAPE SCREENING, CONSISTING OF HEDGES, ETC.
 SHOULD BE CONSIDERED AROUND THE UTILITY ELEMENTS ALONG
 SOUTH FLAGLER DRIVE (I.E. BACKFLOW PREVENTER, ETC.)

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE JULY 16, 2013
 PLANNING BOARD AGENDA, ALL COMMENTS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
