 1. PLEASE PROVIDE A COPY OF A TRAFFIC CONCURRENCY
 REVIEW LETTER FROM PALM BEACH COUNTY. WHILE THE
 PROPOSED PROJECT IS EXEMPT FROM TRAFFIC CONCURRENCY
 (EASTWARD HO!), A REVIEW BY PALM BEACH COUNTY IS
 REQUIRED.
 2. PLEASE PROVIDE AN APPROVAL OF THE LEVEL OF SERVICE
 ANALYSIS FROM THE SCHOOL DISTRICT OF PALM BEACH COUNTY.
 3. PLEASE PROVIDE COPIES OF ALL UTILITY LETTERS. THE
 FOLLOWING LETTERS HAVE NOT BEEN SUBMITTED:
 A. AT&T
 B. FLORIDA POWER & LIGHT
 C. CITY OF WEST PALM BEACH
 4. PLEASE CONFIRM THAT THERE ARE NO EASEMENTS ON THE
 PROPERTY.
 5. WHAT IS THE STATUS OF NEIGHBORHOOD MEETINGS, ETC.?
 HAS ANY OFFICIAL COMMUNICATION BEEN PROVIDED FROM THE
 ADJACENT CONDOMINIUM AND NEARBY RESIDENTIAL
 NEIGHBORHOODS? WHAT ADDITIONAL OUTREACH IS PLANNED
 PRIOR TO THE FIRST PUBLIC HEARING.
 6. THE PARKING DETAIL SHALL CONFORM TO THE MINIMUM
 REQUIREMENTS OF THE CITY?S ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDRS).
 7. PLEASE CONFIRM THAT THE MAIN ENTRANCE DOES NOT
 CONTAIN A COVERED CANOPY EXTENDING TO THE WATER
 FEATURE.
 8. THE IN-BOUND AND OUT-BOUND ENTRY DRIVES DO NOT
 APPEAR TO LINE UP ON MANY OF THE PAGES.
 9. PLEASE BE SURE THE SITE PLAN SHOWS THE OUTLINE OF
 ALL OF THE CANOPIES/STRUCTURAL INTRUSIONS. IT APPEARS
 THAT THERE IS A CANOPY LINE OR OTHER STRUCTURAL
 OVERHANG SHOWN ON SHEETS A-3 AND A-4 THAT IS NOT SHOWN
 ELSEWHERE.
 10. PLEASE PROVIDE THE SETBACKS TO ALL OF THE OPEN-AIR
 PAVILIONS. PLEASE NOTE THAT ALL ACCESSORY STRUCTURES
 SHALL BE AT LEAST FIVE (5) FEET FROM SIDE AND REAR
 PROPERTY LINES.
 11. PLEASE PROVIDE DETAILS OF THE PAVILIONS?HEIGHT,
 ARCHITECTURAL DETAIL, ETC.
 12. PLEASE CLARIFY THE FIRE LINE ON THE PLANS?IN SOME
 AREAS IT IS SHOWN AS A DASHED LINE?IN OTHERS IT APPEARS
 TO BE A SOLID LINE.
 13. CAN YOU PLEASE SEPARATE THE LANDSCAPE PLAN INTO ONE
 SHEET THAT SHOWS GRADE-LEVEL PLANTING, AND THE OTHER
 SHEETS SHOWING TERRACE LEVEL AND AMENITY/POOL LEVEL
 PLANTING, ETC.
 14. THE EAST AND WEST ELEVATIONS APPEAR TO BE LABELED
 INCORRECTLY.
 15. CONSIDERATION NEEDS TO BE MADE REGARDING THE SOUTH
 ELEVATION THE FACT THAT 40+ FEET OF BLANK WALL APPEARS
 TO BE FACING THE ADJACENT RESIDENTIAL DEVELOPMENT.
 WHILE THERE IS LANDSCAPING PROPOSED WITHIN THE BUFFER,
 ARE OPTIONS AVAILABLE TO HELP SOFTEN THE APPEARANCE OF
 THIS?
 16. THE OUTLINE OF THE BUILDING DOES NOT APPEAR TO
 MATCH THAT SHOWN ON THE FLOOR PLANS?OR DOES THE SITE
 PLAN SHOW THE OUTLINE OF THE RAILINGS? PLEASE CLARIFY.
 17. URBAN DESIGN STAFF IS WONDERING IF ALTERNATIVES
 COULD BE CONSIDERED FOR THE FRONT CIRCULATION PATTERN
 AND PLAZA CONFIGURATION TO CREATE A SPACE THAT IS MORE
 INTEGRATED AND IS A CONTINUATION OF THE CITY?S PUBLIC
 WATERFRONT, AS OPPOSED TO SPACE THAT IS ENTIRELY
 PRIVATE AND ONLY SERVES AS AN ENTRANCE INTO THE
 PROJECT.
 18. PLEASE NOTE THAT THE 3D RENDERINGS PROVIDED DO NOT
 MATCH THE SITE/LANDSCAPE PLANS PROPOSED. PLEASE ENSURE
 THAT THE RENDERINGS ACCURATELY DEPICT THE PROPOSED
 DEVELOPMENT PRIOR TO PUBLIC HEARINGS.
 19. THE CITY?S ENGINEERING AND PUBLIC WORKS DEPARTMENT
 WILL NEED TO SIGN OFF ON THE PROPOSED TRASH AREA AND
 THE CIRCULATION PATTERN REQUIRED FOR INGRESS/EGRESS.
 20. PLEASE NOTE THAT THE POOL WILL NEED TO BE ENCLOSED
 BY A FENCE OR SIMILAR STRUCTURE AT LEAST FOUR (4) FEET
 IN HEIGHT TO PREVENT ACCESS. SELF-CLOSING AND
 SELF-LATCHING GATES SHALL BE PROVIDED.
 21. TANDEM PARKING SPACES MAY BE PROVIDED SO LONG AS
 THE TANDEM SPACES ARE ASSIGNED TO THE SAME UNIT.
 ADDITIONALLY, A RESTRICTIVE COVENANT WILL BE REQUIRED
 TO BE RECORDED IN THE PUBLIC RECORDS UTILIZING A
 CITY-APPROVED FORM. ALL GUEST SPACES SHALL NOT BE
 TANDEM.
 22. PURSUANT TO SECTION 94-305(C)(2) ACCESSORY
 STRUCTURES SHALL BE SET BACK A MINIMUM OF 15 FEET FROM
 THE SEAWALL.
 23. WALLS WITHIN THE FRONT SETBACK SHALL NOT EXCEED
 FOUR (4) FEET IN HEIGHT?PLEASE ADJUST THE WALL ON THE
 SOUTH PROPERTY LINE ACCORDINGLY.
 24. THE SITE PLAN INDICATES A UTILITY EASEMENT IN THE
 SOUTHWEST CORNER OF THE PROPERTY. IS THIS EXISTING OR
 PROPOSED? PLEASE CLARIFY.
 25. PLEASE PROVIDE ADDITIONAL DETAILS WITH REGARD TO
 THE FRONT PLAZA. IT IS UNCLEAR AS TO WHAT IS RETAINING
 WALLS, PLANTERS, ETC.
 26. PURSUANT TO SECTION 94-313(1)(A), DEVELOPMENTS OF
 GREATER THAN 75 RESIDENTIAL UNITS SHALL BE LIMITED TO
 TWO (2) ACCESS POINTS.
 27. PLEASE PROVIDE DETAILS REGARDING ANY PROPOSED
 SIGNAGE.
 28. PLEASE PROVIDE THE SETBACK FROM THE FREESTANDING
 SIGN TO THE PUBLIC RIGHT-OF-WAY. IS THIS A DIRECTIONAL
 SIGN OR IS IT PERMANENT IDENTIFICATION FOR THE
 DEVELOPMENT?
 29. PLEASE MAKE SURE THAT STRUCTURAL COLUMNS DO NOT
 ENCROACH INTO PARKING SPACES. THERE APPEARS TO BE A
 CONFLICT ON SHEET A-1.
 30. SOME CONSIDERATIONS MAY NEED TO BE MADE REGARDING
 MANEUVERABILITY WITHIN THE PARKING STRUCTURE. SEVERAL
 PARKING SPACES APPEAR TO BE VERY DIFFICULT TO MANEUVER
 OUT OF, ESPECIALLY WITH TANDEM PARKING BEING PROVIDED.
 31. SOME TURN-AROUND SPACES MAY BE REQUIRED TO PROVIDE.
 32. IT MAY JUST BE AN ISSUE IN THE LINE THICKNESS ON
 THE PLANS, BUT MANY OF THE PARKING SPACES APPEAR TO BE
 SHORT. PLEASE VERIFY.
 33. WHAT ARE THE TWO (2) DOORS EXITING TO THE WEST ON
 SHEET A-2 PROVIDE ACCESS TO? IT APPEARS THAT THIS
 SECTION IS BELOW THE GRADE OF THE DROP-OFF AREA. PLEASE
 CLARIFY.
 34. PLEASE PROVIDE A DETAIL OF THE WALL PROPOSED ON THE
 SOUTH PROPERTY LINE.
 35. SHADE/FLOWERING TREES SHALL BE PROVIDED AT ONE (1)
 PER 30 LINEAR FEET ALONG THE WEST PROPERTY LINE.
 CLUSTERING MAY BE PERMITTED OR PLANTED IRREGULARLY, BUT
 PLEASE CLARIFY HOW THIS PROVISION IS BEING MET.

 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.

 AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO LATER
 THAN JUNE 3, 2013. SIGNAGE SHALL CONFORM AND BE
 INSTALLED WITH THE REQUIREMENTS OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS, AS ALSO PROVIDED IN
 THE DEVELOPMENT APPLICATION. A SIGNED AND NOTARIZED
 AFFIDAVIT SHALL BE PROVIDED BY THE DEADLINE REFERENCED
 ABOVE.
