 APPROVAL FOR THE CONSTRUCTION OF A NEW ONE (1) STORY
 BUILDING CONSISTING OF 1,500 SQUARE FEET OF WAREHOUSE
 SPACE, ALONG WITH 7,245 SQUARE FEET OF OUTDOOR STORAGE
 AREA.

 GENERAL COMMENTS:
  
 1. WHEN RESUBMITTING:
  
 A. PROVIDE WRITTEN RESPONSES TO REVIEW COMMENTS MADE BY
 ALL DEPARTMENTS IN A WRITTEN FORMAT WHEN RESUBMITTING.
 NOTE THAT RESUBMITTALS MAY BE SUBJECT TO ADDITIONAL
 COMMENTS.
  
 B. TEN (10) SETS OF REVISED PLANS AND/OR DOCUMENTS
 SHALL BE PROVIDED, ALONG WITH ONE (1) REDUCED COPY
 (11IN X 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C. IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 D. PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 2. THE APPLICANT SHOULD NOTIFY THE APPROPRIATE DISTRICT
 COMMISSIONER (SHANON MATERIO - DISTRICT 5;
 [email protected]) TO INFORM HER OF THE PROPOSED
 REVISIONS TO THE PREVIOUSLY APPROVED DEVELOPMENT AS
 PART OF THE REVIEW PROCESS AND NOTIFY PLANNING STAFF IF
 ANY ISSUES ARISE THAT MAY NEED TO BE ADDRESSED BY THE
 APPLICANT.
  
 SITE/LANDSCAPE PLANS, ARCHITECTURAL ELEVATIONS,
 JUSTIFICATION STATEMENTS, ETC:
  
 BOUNDARY SURVEY/SITE PLAN:
  
 1. THE APPLICANT IS REQUESTED TO ELABORATE FURTHER ON
 THE PARKING DATA THAT WAS SUBMITTED ON THE LANDSCAPE
 PLAN TO INCLUDE THE PROPOSED USES IN ACCORDANCE WITH
 SECTION 94-486 OF THE CITY?S ZLDR?S.
  
 LANDSCAPE PLAN:
  
 1. IN ACCORDANCE WITH SECTION 94-443 OF THE CITY?S
 ZLDR?S, FOR INDUSTRIAL USES AND USES IN INDUSTRIAL
 DISTRICTS, THE BUFFER STRIP SHALL BE AT LEAST TEN FEET
 WIDE ALONG THE EDGE OF PROPERTY WHEN ADJACENT TO A
 PUBLIC THOROUGHFARE AND AT LEAST FIVE FEET WIDE ALONG
 THE EDGE OF PROPERTY WHEN ADJACENT TO NONRESIDENTIAL
 ZONING DISTRICTS. THE BUFFER STRIP MAY NOT BE
 INTERRUPTED BY MORE THAN 25 PERCENT OF ITS REQUIRED
 LENGTH TO PROVIDE FOR SIGNS OR VEHICULAR INGRESS AND
 EGRESS. THE APPLICANT IS REQUESTED TO MITIGATE THE
 PERCENTAGE OF LANDSCAPING THAT WOULD OTHERWISE BE
 REQUIRED FOR THE SIDE BUFFER AND ALLOCATE TO THE
 LANDSCAPING ENHANCEMENT ALONG CHARLOTTE AVENUE AND OLD
 OKEECHOBEE ROAD. PLEASE REVISE THE PROPOSED LANDSCAPE
 PLAN TO REFLECT THE MODIFICATIONS.
