 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS MAY RESULT IN ADDITIONAL COMMENTS.
  
 - THE RESBMITTAL COMMENTS SHALL BE SUFFICIENTLY
 ADDRESSED AND SUBMITTED TO THE PLANNING DIVISION BY 5
 PM ON MONDAY, APRIL 15, 2013, TO BE SCHEDULED FOR THE
 MAY 21, 2013 PLANNING BOARD MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE RESUBMITTAL COMMENTS WITHIN
 60 DAYS FROM THE DATE OF THESE COMMENTS (MARCH 29,
 2013), THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY
 FURTHER ACTION SHALL REQUIRE A NEW DEVELOPMENT
 APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($600).
  
 - PUBLIC HEARING NOTIFICATION SIGNAGE SHALL BE POSTED
 IN ACCORDANCE WITH THE REQUIREMENTS OF ORDINANCE NO.
 4357-11.
  
 1) THE SURVEY PROVIDED WITH THE RESUBMITTAL FAILS TO
 SHOW THE EXISTING CONDITIONS AT THE NORTHERN DRIVEWAY -
 MISSING EXISTING SIGN, THE CURBING AND OTHER FEATURES
 SUCH AS THE BACKFLOW PREVENTER AND FIRE HYDRANT. IT IS
 IMPORTANT TO LOCATE THESE FEATURES ON BOTH THE SURVEY
 AND SUBSEQUENT SITE PLAN IN ORDER TO ENSURE THE SIGN IS
 NOT IMPROPERLY LOCATED.
  
 2) REPEAT COMMENT - THE SITE PLAN NEEDS TO BE TO SCALE.
 ADDITIONALLY, THE ENTRY SIGN AREAS SHALL BE PROVIDED AT
 A SCALE NO GREATER THAN 1:30 WITH THE SIGNS SHOWN AT
 ACCURATE SIZE AND IN THE CORRECT LOCATION IN
 RELATIONSHIP TO THE ENTRY FEATURES. STAFF NEEDS TO
 VERIFY THAT THERE IS SUFFICIENT ROOM FOR THE PLACEMENT
 OF THE SPECIFIC EIGHT (8) FOOT LONG SIGNS IN THESE
 LOCATIONS.
  
 3) THE STATED DIMENSIONS ALONG CONGRESS AVENUE LISTED
 ON THE SITE PLAN ARE INCORRECT WHEN COMPARED TO THE
 SURVEY. THE SITE PLAN SHOWS APPROXIMATELY 30 MORE
 LINEAR FEET THEN THE SURVEY. SURVEY - 1,275 LINEAR FEET
 VS. SITE PLAN - 1,342 LINEAR FEET. THIS AFFECTS THE
 AMOUNT OF SIGNAGE PERMITTED. DUE TO THE PENDING UNITY
 OF TITLE TO ALLOW THE SIGNS ON 45TH STREET, THE
 CONGRESS AVENUE FRONTAGE IS CONSIDERED THE SIDE
 PROPERTY LINE. SIGNS ALONG THE SIDE PROPERTY LINE ARE
 LIMITED TO 50% OF THE LINEAR FRONTAGE, THUS A TOTAL OF
 637.5 SQUARE FEET OF FREE STANDING SIGNAGE IS
 PERMITTED. EACH FACE OF THE TWO PROPOSED SIGNS MAY BE A
 MAXIMUM OF 159 SQUARE FEET.
  
 4) REPEAT COMMENT - THE SITE PLAN SHOWS SIGNS THAT ARE
 APPROXIMATELY 87 SQUARE FEET PER FACE, NOT 64 SQUARE
 FEET AS LISTED. THE TEXT PROVIDES FOR SIGNS THAT ARE
 102 SQUARE FEET IN SIZE, YET LISTS THAT SIGNS MAY BE A
 MAXIMUM OF 75 SQUARE FEET PER FACE. PLEASE NOTE THAT
 THE ENTIRE MASS OF THE SIGN IS COUNTED TOWARD THE
 SQUARE FOOTAGE, NOT JUST THE SIGN COPY - SEE SECTION
 94-405(A) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS. A MEETING IS REQUIRED TO DETERMINE THE WAY
 THE FREE STANDING SIGNS WILL BE REGULATED, TO CLEAR UP
 THE DISCREPANCIES AND TO DISCUSS HOW FUTURE CHANGES CAN
 BE HANDLED.
  
 5) THE DIRECTIONAL SIGN TEXT SETS THE MAXIMUM HEIGHT
 AND WIDTH OF THE SIGN AT 6' X 3' FOR AN 18 SQUARE FOOT
 SIGN, YET IT SETS THE MAXIMUM SIGN AREA AT 15 SQUARE
 FEET PER SIGN FACE. PLEASE EXPLAIN THIS DISCREPANCY.
 THE SITE PLAN DOES NOT INCLUDE THE FULL WIDTH OF THE
 SIGN - IF SHOWS A DIMENSION OF 2 FEET 9.5 INCHES, BUT
 FAILS TO INCLUDE THE PORTIONS OF THE TEXT BOX WHICH
 EXTEND PAST THE MONUMENT PART OF THE SIGN. PLEASE NOTE
 THAT THE ENTIRE MASS OF THE SIGN IS COUNTED TOWARD THE
 SQUARE FOOTAGE, NOT JUST THE SIGN COPY - SEE SECTION
 94-405(A) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 6) THE PROPOSAL IS NOW TO INCLUDE ONLY 6 DIRECTIONAL
 SIGNS ON THE SITE. PLEASE NOTE THAT YOUR RESPONSE
 STATED THAT THE APPLICANT WOULD LIKE THE FLEXIBILITY IN
 FUTURE DIRECTIONAL SIGN PLACEMENT. STAFF IS WILLING TO
 ADD A PROVISION TO THE SIGNAGE PROGRAM THAT PERMITS THE
 INSTALLATION OF ADDITIONAL DIRECTIONAL SIGNS IF A MINOR
 PLANNED DEVELOPMENT AMENDMENT IS APPROVED FOR THE
 ADDITIONAL SIGN(S) LOCATION(S).
  
 7) THE DIRECTIONAL SIGNS SHALL HAVE A MINIMUM SETBACK
 FROM CONGRESS AVENUE SO THAT THEY ARE NOT CONFUSED WITH
 PROJECT IDENTIFICATION SIGNS. STAFF HAS REVIEWED THE
 PROPOSED PLACEMENT LOCATIONS AND WILL RECOMMEND A 100
 FOOT MINIMUM SETBACK FOR DIRECTIONAL SIGNS.
  
 8) WALL SIGNAGE - STAFF AGREES THAT A MEETING IS
 NECESSARY TO CLARIFY THE WALL SIGNAGE COMMENTS GOING
 FORWARD. THE EXISTING FA?ADE AREA IS NECESSARY TO
 DETERMINE THE AMOUNT OF WALL SIGNAGE SQUARE FOOTAGE
 PERMITTED ON THE BUILDINGS. THIS THEN DETERMINES IF A
 WAIVER TO THE AMOUNT OF SIGNAGE IS REQUIRED. THE NUMBER
 OF SIGNS PROPOSED WILL REQUIRE A WAIVER FROM THE NUMBER
 OF SIGNS PERMITTED ON THE SITE.
