 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF TEN
 (10) PAPER COPIES AND AN ELECTRONIC COPY IN .PNG FORMAT
 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS MAY RESULT IN ADDITIONAL COMMENTS.
  
 - THE PPRC COMMENTS SHALL BE SUFFICIENTLY ADDRESSED AND
 SUBMITTED TO THE PLANNING DIVISION BY NOON ON FRIDAY,
 MARCH 15, 2013, TO BE SCHEDULED FOR THE APRIL 4, 2013
 ZONING BOARD OF APPEALS MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THESE COMMENTS (MAY 13, 2013), THE
 CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER ACTION
 SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($480).
  
 1) THE DISC PROVIDED WITH THE APPLICATION DID NOT
 CONTAIN ANY PLANS.
  
 2) NO SURVEY WAS PROVIDED WITH THE APPLICATION. AN ALTA
 SURVEY IS REQUIRED OF THE ENTIRE PROPERTY THAT IS ZONED
 COMMUNITY SERVICE.
  
 3) THE SITE PLAN NEEDS TO BE TO SCALE AND SHOW THE
 SETBACKS FOR BOTH SIGNS, TO INCLUDE FROM THE LIFT
 STATION, WHICH IS USED AS JUSTIFICATION FOR THIS
 REQUEST.
  
 4) THE SITE PLAN NEEDS TO VERIFY THAT SIGN (E) IS NOT
 WITHIN THE VISIBILITY TRIANGLE.
  
 5) THE DIMENSIONS ALONG CONGRESS AVENUE AND 45TH STREET
 WERE NOT PROVIDED ON THE SITE PLAN. THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDR) CALCULATE SIGNAGE
 SEPARATELY FOR EACH STREET FRONTAGE, NOT COMBINED AS
 SHOWN IN THE APPLICATION.
  
 6) THERE IS A DISCREPANCY WITH HOW THE SIGN AREA IS
 CALCULATED ON THE SITE PLAN AND WITH HOW THE ZLDR
 CALCULATE SIGN AREA. THE ZLDR CALCULATE THIS SIGN AT 96
 SQUARE FEET PER FACE (192 SQUARE FEET TOTAL). THE SIGN
 PLAN STATES THAT THE SIGN IS 24.5 SQUARE FEET PER FACE
 (49 SQUARE FEET TOTAL). PLEASE NOTE THAT IT APPEARS
 FROM THE INFORMATION PROVIDED THAT THE SIGN IS ONE (1)
 SQUARE FOOT OVER THE ALLOWED 45TH STREET SIGNAGE
 ALLOWANCE.
  
 7) SIGN (E) SEEMS EXCESSIVELY LARGE (WIDE) IN LIGHT OF
 THE REQUEST FOR THE ADDITIONAL TWO (2) FOOT HEIGHT
 VARIANCE.
