2013-02-28 10:29:161. PLEASE PROVIDE INFORMATION TO CONFIRM THE NEW GRADE
 FOR THE ENTRANCE ALONG EVERNIA STREET IS NOT AFFECTING
 THE ROW ELEVATION ALONG THE SIDEWALK, ACCORDING TO THE
 SURVEY THE BACK OF SIDEWALK ELEVATION IS 40.83' AND THE
 BUILDING FINISHED FLOOR IS AT 43'. THE SIDEWALK
 CROSSLOPE CANNOT EXCEED 2%.
 2. BIKE RACKS IN FRONT OF LOBBY ARE OK. PROPOSED BIKE
 RACKS INSIDE PARKING GARAGE IS NOT INSTALLED TO
 PROPERLY ALLOW 6 BIKE SPACES. PLEASE FOLLOW GUIDELINES
 WITH DIMENSIONS (30" BEWTEEN RACKS, 24" SEPARATION FROM
 WALLS OR OTHER OBSTRUCTIONS. PLEASE SEE GUIDELINES
 PROVIDED).
 3. PLEASE CORRECT THE HATCH ON ALL FLOOR PLANS TO
 ACCURATELY REFLECT THE FAR CALCULATIONS (HATCH ONLY
 AREAS NOT INCLUDED IN THE FAR). STAIRS AND ELEVATOR
 WITHIN THE PARKING LEVEL SHALL BE INCLUDED IN THE FAR,
 PLEASE ADJUST TABLE TO REFLECT.
 4. ALL MECHANICAL EQUIPMENT SHALL BE ENCLOSED AND
 SCREENED AS AN INTEGRAL PART OF THE BUILDING DESIGN AS
 REQUIRED BY THE DAC SPECIAL REVIEW APPROVAL. THE
 PROPOSED PARAPET WALL SHALL SCREEN THE EQUIPMENT FROM
 THE VIEW OF A PERSON AT GROUND LEVEL. ADDITIONAL
 SCREENING SHALL BE PROVIDED FOR AERIAL VIEW. AS THE
 EQUIPMENT IS LOW A ROOF-LIKE SCREEN WILL MEET THE
 INTENT OF THE CODE.
 5. THE TREE CANOPY REQUIRED FOR THE PRIVATE OPEN SPACE
 SHALL BE PROVIDED WITHIN THE PRIVATE OPEN SPACE. THE
 REQUIRED PRIVATE OPEN SPACE CALCULATION SHALL NOT
 INCLUDE THE GRASSED AREA ADJACENT TO THE ALLEY.
 6. PROPOSED LANDSCAPE AREA WITHIN THE 5TH FLOOR ROOF
 TOP TERRACE CAN BE ENHANCED TO AT LEAST MEET 50% OF THE
 VEGETATED AREA REQUIRED FOR A PRIVATE OPEN SPACE.
 ADDITIONAL PLANER BOXES ARE SUGGESTED.
 7. PLEASE UPDATE THE FACADES TO REFLECT THE CHANGES IN
 THE BUILDING ENTRANCE.
