 ENTRANCE ALONG EVERNIA STREET ENCROACH INTO THE ROW.
 STAIRS SHALL BE MOVED INSIDE THE PROPERTY LINE. RAISED
 PLANTERS CAN BE CHANGED TO PLANTING BEDS.
 2. BIKE RACKS LOCATED NEXT TO THE BUILDING ENTRANCE DO
 NOT COMPLY WITH THE MINIMUM INSTALLATION STANDARDS.
 3. PLEASE ADJUST THE BUILDING TABLE ON SHEET SPA-3 TO
 ACCURATELY REFLECT THE PERCENTAGE OF ACTIVE USES
 PROVIDED ALONG EVERNIA STREET (NON-ACTIVE USES INCLUDE
 USES SUCH AS PARKING, STORAGE, MECHANICAL, ELECTRICAL).
 4. PLEASE INCLUDE THE TOTAL GROSS BUILDING AREA
 ACCORDING TO THE DEFINITION INCLUDED IN SECTION 94-109
 OF THE ZLDR IN THE BUILDING TABLE. TABLE SHALL INCLUDE
 ALSO THE GROSS BUILDING AREA FOR EACH FLOOR AND
 MECHANICAL AREA FOR EACH FLOOR.
 5. PLEASE ADJUST THE GRAPHICS THAT DEPICT AREAS COUNTED
 AS GROSS BUILDING AREA BASED ON THE DEFINITION ON
 SECTION 94-109 OF THE ZLDR.
 6. AIR RIGHT EASEMENT WILL BE REQUIRED FOR THE
 BALCONIES ENCROACHING INTO THE ROW.
 7. PLEASE INDICATE THE USE OF THE ENCLOSED ROOM ON THE
 ROOF.
 8. PLEASE PROVIDE A GRAPHIC THAT INDICATES HOW THE
 COMPLIANCE WITH THE PLANAR BREAK CALCULATION WAS
 ACHIEVED. TABLE IV-4 REQUIRES "FOR BULDING FRONTAGES
 GREATER THAN 150', NO FACADE SHALL EXCEED 60% OF THE
 BUILDING FRONTAGE WITHOUT PROVIDING A PLANAR BREAK OF
 MULTIPLE PLANAR BREAKS A MINIMUM OF 3' EN DEPTH. THE
 CUMULATIVE HOTIZONTAL LENGHT OF ALL PLANAR BREAKS SHALL
 BE REATER THAN OR EQUAL TO 20% OF THE BUILDING
 FRONTAGE." THE PLANAR BREAK SHALL OCCUR FOR THE FULL
 HEIGHT OF THE PODIUM.
 9. PUMP ROOM DOOR ON WEST ELEVATION IS LANDING OVER 2
 FEET ABOVE THESIDEWALK GRADE.
 10. ALL MECHANICAL EQUIPMENT SHALL BE ENCLOSED AND
 SCREENED AS AN INTEGRAL PART OF THE BUILDING DESIGN AS
 REQUIRED BY THE DAC SPECIAL REVIEW APPROVAL.

 LANDSCAPE COMMENTS:
 1. JAPANESE PRIVET IDENTIFIED AS THE MEDIUM TREES
 REQUIRED FOR THE VEGETATED AREA COVERAGE IS NOT LOCATED
 WITHIN THE ROOFTOP GARDEN.
 2. THE PLANT SCHEDULE DOES NOT ACCURATELY REFLECT THE
 EXACT NUMBER OF ALEXANDER PALMS DEPICTED IN THE
 DRAWINGS (10 SHOWN, 5 LISTED).
 3. LANDSCAPE PLANS SHALL BE PROVIDED FOR THE ROOFTOP
 TERRACE LOCATED AT THE 6TH LEVEL ACCORDING TO DAC
