2012-12-04 12:23:361. PLEASE INCLUDE A TABLE AND A SCHEMATIC GRAPHIC OF
 EACH FLOOR INDICATING THE AREAS CALCULATED AS PART OF
 THE GROSS BUILDING AREA.
 2. PROPOSED BUILDING IS ENCROACHING INTO THE 20' SIDE
 SETBACK REQUIRED ABOVE THE 5TH STORY (STAIRS).
 3. PROPOSED PARKING RAMP IS ENCROACHING INTO THE FIVE
 FEET REQUIRED LANDSCAPE BUFFER ON THE EAST SIDE.THE
 VEHICULAR ACCESS IS REQUIRED TO PROVIDE A 5 FEET
 LANDSCAPE BUFFER.
 4. TWO STORY STORAGE BUILDING SEEMS TO ENCROACH INTO
 THE FIVE FEET REQUIRED REAR SETBACK AT THE PARKING
 LEVEL.
 5. RESIDENTIAL USES ARE NOT PERMITTED IN THE 1ST FLOOR.
 THE 2ND FLOOR WILL BE CONSIDERED ANYTHING ABOVE 5 FEET
 GRADE FLOOR ELEVATION.
 6. PLEASE INCLUDE INFORMATION TO CONFIRM COMPLIANCE
 WITH THE PLANAR BREAK AND HORIZONTAL PROJECTIONS
 REGULATION ACCORDING TO TABLE IV-4.
 7. PLEASE PROVIDE ADDITIONAL INFORMATION ON THE FIRST
 FLOOR PLAN TO INDICATE THE TERRACES, LOCATION OF LOW
 WALLS AND PLANTING AREAS IN RELATION WITH WINDOWS AND
 DOORS.
 8. RENDER INCLUDED WITH SUBMITTAL DOES NOT ACCURATELY
 REFLECT THE PROPOSED FLOOR PLAN, PLEASE REVISE.
 9. PLEASE INCLUDE PROPERTY LINE AND SETBACK LINE ON ALL
 FLOOR PLANS AND ELEVATIONS.
 10. STAFF HAS CONCERNS WITH THE LOCATION OF THE BIKE
 PARKING. IT MAY BE DIFICULT FOR ELDERLY RESIDENTS TO
 RIDE THE BIKE TO THE STREET LEVEL. A LOCATION WITHIN
 THE FIRST FLOOR WOULD BE PREFERABLE.
 11 PLEASE INCLUDE SPECS FOR THE BIKE RACK AND
 INSTALLATION DETAILS.
 12. PLEASE SUBMIT INFORMATION REGARDING UNIT SIZE TO
 CONFIRM COMPLIANCE WITH MINIMUM UNIT SIZE AND AVERAGE
 UNIT SIZE ACCORDING TO SECTION 94-109.
 13. PLEASE INCLUDE A TABLE INDICATING THE AMOUNT OF
 TDRS REQUIRED FOR THE PROJECT.
 14. PLEASE INCLUDE INFORMATION TO CONFIRM COMPLIANCE
 WITH MAXIMUM BUILDING FOOTPRINT, MINIMUM ACTIVE USES
 AND MINIMUM TRANSPARENCY FOR ACTIVE USES (TABLE IV-44)
  
 STREETSCAPE COMMENTS:
 1. STREET LIGHTING SHALL BE PROVIDED ACOORDING TO
 SECTION 94-113(D)(4).
 2. EXISTING OVERHEAD POWERLINES SHALL BE BURIED FOR A
 PROJECT THIS SIZE.
 3. ONCE POWER LINES ARE REMOVED STREET TREES CAN BE
 CHANGED TO LIVE OAKS.
 4. STREETSCAPE ALONG SAPODILLA AVENUE SHALL BE CHANGED
 TO MEET THE EXISTING STREETSCAPE SOUTH OF EVERNIA
 STREET (GRASS STRIP NEXT TO THE CURB).
  
 PROCESSING COMMENTS
 1. IF UTILIZING THE AFFORDABLE HOUSING INCENTIVE, THE
 PROJECT SHALL BE PRESENTED TO THE CITY COMMISSION FOR
 APPROVAL OF TDRS. PLEASE SUBMIT A FORMAL LETTER
 REQUESTING THE AMOUNT OF TRD NEEDED.
 2. DUE TO THE APPLICATION FOR THE AFFORDABLE HOUSING
 INCENTIVE PROGRAM, THE PROJECT IS REQUIRED IS SUBJECT
 TO DAC SPECIAL REVIEW. AN APPLICATION WILL BE NECESSARY
 ONCE THE MAIN COMMENTS FROM PPRC ARE ADDRESSED.
