 DID NOT RECEIVE ELECTRONIC COPIES OF THE PLAN SHOWING
 THE TURNING RADII
  
 3. REPEAT COMMENT - A CURRENT TRAFFIC CONCURRENCY
 APPROVAL LETTER SHALL BE PROVIDED FROM THE PALM BEACH
 COUNTY TRAFFIC DIVISION.
  
 4. REPEAT COMMENT - PLEASE BE SURE TO COORDINATE A
 MEETING WITH THE DISTRICT COMMISSIONER (KIMBERLY
 MITCHELL), AS WELL AS COMMUNICATE WITH THE ROOSEVELT
 ESTATES NEIGHBORHOOD ASSOCIATIONS.

 B. THE PERCENTAGE OF OPEN SPACE SHALL BE A MINIMUM OF
 40%. PLEASE NOTE THAT OPEN SPACE IS THE LOT AREA MINUS
 THE BUILDING FOOTPRINT.
 C. THE TABLE SHOWS AN FAR OF 1.0. WITH A BUILDING
 COVERAGE OF 17%, THE FAR SHOWN IS INCORRECT. 1.0 IS THE
 MAXIMUM FAR ALLOWED WITHIN THE ZONING DESIGNATION.
 D. PLEASE PROVIDE ALL PERCENTAGES TO ONE (1) DECIMAL
 POINT, OR ROUND TO THE NEAREST WHOLE NUMBER. FOR
 EXAMPLE, IF ROUNDING, THE BUILDING COVERAGE SHOULD BE
 18%, ETC.
  
 7. IT APPEARS THAT THE AREA PREVIOUSLY LABELED AS
 "LANDSCAPE PAVERS" HAS BEEN CONVERTED INTO REGULAR
 ASPHALT. PLEASE EXPLAIN WHY THIS AREA IS SO LARGE IN
 SIZE. FOR SUFFICIENT BACK-OUT, A "NOTCH" OF ONLY 3-5
 FEET IS NECESSARY. WITH THE EXCESSIVE ASPHALT, THIS ARE
 MIGHT BE CONFUSED AS ADDITIONAL PARKING. PLEASE MODIFY
 THIS PORTION OF THE PARKING AREA, OR EXPLAIN THE
 NECESSITY OF THE ADDITIONAL ASPHALT AREA.
  
 8. REPEAT COMMENT - PLEASE NOTE THAT LIGHTING LEVELS
 SHALL NOT EXCEED 1.0 FOOTCANDLES WHEN MEASURED AT THE
 BOUNDARY OF THE CPD. IF NO PHOTOMETRIC PLAN IS PROVIDED
 AT THIS TIME, SUCH PLANS WILL BE REVIEWED AT PERMITTING
 AT SHALL COMPLY WITH THIS PROVISION.
  
 9. REPEAT COMMENT - THE DETAIL OF THE MONUMENT SIGN
 SHOWN ON SHEET PA4 IS TOO LARGE FOR THAT AREA SHOWN ON
 THE SITE PLAN. THE DETAIL SHOWS A MONUMENT SIGN THAT IS
 15'4" IN WIDTH, WHILE THE AREA BETWEEN THE DUMPSTER
 ENCLOSURE AND THE LANDSCAPE BUFFER IS ONLY 11' IN
 WIDTH. PLEASE ADJUST ACCORDINGLY.
  
 10. REPEAT COMMENT - PLEASE PROVIDE DIMENSIONS OF THE
 DUMPSTER ENCLOSURE, AS WELL AS A DETAIL. ALL DUMPSTER
 ENCLOSURES SHALL MEET THE MINIMUM CRITERIA PROVIDED IN
 SECTION 94-444(B) OF THE CITY?S ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDRS).
  
 11. THE STRIPING FOR THE AISLE BETWEEN THE ACCESSIBLE
 PARKING SPACES AND THE FRONT ENTRANCE SHALL BE WHITE,
 NOT YELLOW (SEE PARKING STALL DETAIL).
  
 12. PLEASE INCLUDE THE BIKE RACK DETAIL ONTO THE SITE
 PLAN, OR CREATE AN ADDITIONAL SHEET THAT INCORPORATES
 ALL DETAILS, ETC.
  
 13. REPEAT COMMENT - PLEASE PROVIDE A HEIGHT AND/OR
 DETAIL OF THE PROPOSED SCREEN WALL ON THE EAST SIDE OF
 THE BUILDING.
  
 14. REPEAT COMMENT - BE SURE THE LANDSCAPE DATA TABLE
 INDICATES ALL STATISTICAL INFORMATION TO SATISFY
 ARTICLE XIV OF THE ZLDRS. FOR EXAMPLE...
  
 A. 1 SHADE TREE FOR EACH 1,600 SQ. FT. OF OPEN SPACE
 B. 1 FLOWERING TREE FOR EACH 6,400 SQ. FT. OF OPEN

 15. REPEAT COMMENT - PLEASE NOTE THAT ONLY A MAXIMUM OF
 35% OF THE REQUIRED SHADE OR FLOWERING TREES MAY BE
 SUBSTITUTED WITH PALMS. PLEASE PROVIDE A CALCULATION
 INDICATING COMPLIANCE WITH SUCH. IF SHADE OR FLOWERING
 TREES ARE BEING SUBSTITUTED WITH PALMS, THEY SHALL BE
 DONE AT A RATIO OF 2 PALM TREES FOR EACH
 SHADE/FLOWERING TREE, UNLESS IT IS A ROYAL PALM OR
 SUCKERING PALM SUCH AS ARECA PALM, PAUROTIS PALM, AND
 THE SENEGAL DATE PALM. IF A SUBSTITUTION IS MADE, PALMS

 16. REPEAT COMMENT - PLEASE CLARIFY WHAT IS BEING DONE
 WITH THE EXISTING CATCH BASINS, ETC. IT APPEARS THAT
 THEY WILL BE LOCATED IN AREAS OF FUTURE LANDSCAPE
 ISLANDS. IF THEY ARE TO REMAIN, PLEASE SHOW ALL
 UTILITIES ON THE SITE/LANDSCAPE PLANS TO ENSURE THERE
 ARE NO CONFLICTS.
  
 17. PURSUANT TO AN EMAIL I HAD SENT ON JULY 26, 2012,
 COMMENTING ON THE PROPOSED DEVELOPMENT...
  
 A. CANVAS AWNINGS SHALL BE PROVIDED AS OPPOSED TO METAL
 AWNINGS IN ORDER TO BE COMPATIBLE WITH THE CHARACTER OF
 THE OTHER BUILDINGS IN THE DEVELOPMENT.
