 ZONING COMMENTS
  
 1. WHEN RESUBMITTING:
  
 A. PROVIDE WRITTEN RESPONSES TO REVIEW COMMENTS MADE BY
 ALL DEPARTMENTS IN A WRITTEN FORMAT.
 B. 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11X17) AND
 AN ELECTRONIC COPY OF ALL PLANS.
 C. IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
 D. PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
 E. IN ORDER TO BE CONSIDERED FOR THE JANUARY PLANNING
 BOARD MEETING PLANS MUST BE RESUBMITTED BY DECEMBER 21,

 SITE PLAN COMMENTS:
 2. WHAT SETBACK STANDARDS ARE YOU USING RESIDENTIAL
 PLANNED DEVELOPMENT OR MF32? THE SITE PLAN SHOWS A 25
 FOOT SETBACK ALONG GRANT AND 20 AROUND THE OTHER
 PROPERTY LINES. STAFF WOULD LIKE TO SEE THE BUILDING
 PUSHED UP AT CLOSE TO THE STREETS AS POSSIBLE.
  
 3. WILL THERE BE AN ENTRANCE OFF OF TAMARIND?
 RESIDENTIAL DEVELOPMENT SIGNS ARE ONLY PERMITTED AT
 ENTRANCES INTO THE DEVELOPMENT 94-407(2).
  
 4. WILL THIS SITE BE ENCLOSED WITH A FENCE?
  
 5. DO YOU CURRENTLY HAVE ANY ILLUSTRATION OF WHAT THE
 SIGN WILL LOOK LIKE?
  
 6. THERE IS ON-STREET PARKING ALONG TAMARIND THAT COULD
 COUNT TOWARDS REQUIRED PARKING. THIS WILL HELP REDUCE
 THE PARKING WAIVER.
  
 7. THE BUILDINGS LOCATED ALONG THE SOUTH PROPERTY LINE
 ENCROACH INTO THE REQUIRED 10 FOOT LANDSCAPE BUFFER.
  
 8. PROVIDE BICYCLE PARKING DETAILS.
  
 LANDSCAPE PLAN COMMENTS:
  
 9. THE LANDSCAPE PLAN INDICATED THAT A VARIANCE IS
 NEEDED FOR THE MULTIFAMILY TREE REPLACEMENT. NO
 REQUIRES IS SHOWN ON THE WAIVER SHEET OR IN THE
 JUSTIFICATION LETTER.
  
 10. NO MORE THAN 20% OF THE LANDSCAPE BUFFER CAN BE
 INTERRUPTED FOR DRIVEWAYS. THE BUFFER ALONG GRANT DOES
 NOT COMPLY WITH THIS REQUIREMENT.
  
 ELEVATIONS/ARCHITECTURAL PLANS:
  
 11. PROVIDE A PERSPECTIVE OF THE VIEW ALONG THE
 TAMARIND CORRIDOR.
  
 12. PLEASE PROVIDE IN WRITING THAT YOU COMPLY WITH THE
 ARCHITECTURAL STANDARDS SHOWN BELOW AND FOUND IN
 ORDINANCE NO. 4402-12, SECTION 94-222(H), IF
 APPLICABLE:
  
  
 (H) ARCHITECTURAL STANDARDS: ARCHITECTURAL STANDARDS
 FOR COLEMAN PARK SHALL BE AS FOLLOWS:
 (1) EXTERIOR FINISH MATERIAL MAY INCLUDE STONE, BRICK,
 STUCCO, EXPOSED CONCRETE, CERAMIC TILE,
 ANY STONE CLADDING MATERIAL, LIMESTONE, PRECAST
 CONCRETE, CLAPBOARD SIDING, FIBER CEMENT
 SIDING AND WOOD SHINGLES. WALLS SHALL COMBINE NO MORE
 THAN TWO MATERIALS AND SHALL
 CHANGE MATERIAL ALONG A HORIZONTAL LINE, WITH THE
 VISUALLY HEAVIER MATERIAL BELOW THE
 LIGHTER MATERIAL. VINYL AND ALUMINUM SIDING SHALL BE
 PROHIBITED.
 (2) FRONT FACING GARDEN WALLS AND FENCES SHALL BE 48
 INCHES IN HEIGHT.
 LANGUAGE UNDERLINED ADDED, AND LANGUAGE STRICKEN
 DELETED.
 (3) REAR GARDEN WALLS AND FENCES NOT FACING STREETS
 SHALL BE 48 TO 72 INCHES IN HEIGHT. GARDEN
 WALLS AND FENCES SHALL CONSIST OF PAINTED, STAINED, OR
 PRESSURE TREATED WOOD PICKETS, PLASTIC
 COATED CHAIN LINK, DECORATIVE METAL, INDIGENOUS ROCK,
 OR BLOCK AND STUCCO.
 (4) ALL BUILDINGS SHALL HAVE THEIR PRINCIPAL PEDESTRIAN
 ENTRANCE(S), INCLUSIVE OF FLAT, STEPPED OR
 SLOPED WALKWAYS, ON THE FRONTAGE LINE, CONNECTING THE
 FRONT ENTRANCE OF THE PRIMARY
 STRUCTURES WITH THE STREET.
 (5) WINDOWS SHALL BE VERTICAL OR SQUARE IN PROPORTION.
 (6) WINDOWS SHALL BE RECESSED A MINIMUM OF TWO INCHES
 FROM THE EXTERIOR FACE OF THE FACADE.
 (7) ALL WINDOWS SHALL BE OPERABLE.
 (8) MULTIPLE WINDOWS IN THE SAME ROUGH OPENING SHALL BE
 SEPARATED BY A FOUR-INCH WIDE POST
 AND SIT ON ONE CONTINUOUS SILL.
 (9) IF SHUTTERS ARE USED, THEY MUST BE OPERABLE, SIZED
 TO MATCH THE OPENING, AND PROVIDED FOR
 ALL WINDOWS ON A GIVEN WALL.
 (10) SLIDING DOOR SHALL ONLY BE ALLOWED ON REAR
 FACADES. ALL OTHER EXTERIOR DOORS SHALL BE
 HINGED, EXCEPT GARAGE DOORS.
 (11) GARAGES SHALL BE SETBACK A MINIMUM OF FIVE (5)
 FEET BEHIND THE FRONT FACADE FOR FRONT
 FACING GARAGE DOORS.
  
 OTHER ISSUES:
  
 13. AMEND THE JUSTIFICATION LETTER TO REQUEST THAT
 ADULT DAY CARE FACILITIES BE ADDED TO THE PERMITTED
 USES ALLOW IN THE RPD.
  
 14. PRIOR TO SCHEDULING THIS APPLICATION BEFORE THE
 PLANNING BOARD, THE APPLICANT SHALL HAVE AN
 INFORMATIONAL MEETING WITH THE COLEMAN PARK
 NEIGHBORHOOD ASSOCIATION.
