 1. THE GROSS BUILDING AREA CALCULATION SHALL INCLUDE
 STAIRS, ELEVATOR AREAS, LINEN AND LAUNDRY ROOMS. IT
 SHALL ALSO INCLUDE FULLY ENCLOSED STORAGE SPACES.
 PLEASE LOOK AT DETAIL DEFINITION OF GROSS BUILDING AREA
 IN SECTION 94-109 OF THE ZLDRS.PLEAE INCLUDE TDR
 CALCULATIONS.
 2. PLEASE INCLUDE INFORMATION TO CONFIRM COMPLIANCE
 WITH THE PRIVATE OPEN SPACE REQUIREMENTS FOR TABLE IV-7
 AND IV-8. THE REQUIRED 25% WILL BE ACCOMPLISHED BY THE
 POOL INTERIOR COURTYARD AND THE 2ND FLOOR ROOF TOP
 TERRACE. PLEASE SUBMIT A TABLE WITH THE CALCULATIONS
 FOR VEGETATED AREA AND TREE CANOPY FOR THOSE TWO AREAS.
 3. THE DAC APPLICATION SUBMITTED DID NOT INCLUDE A
 JUSTIFICATION STATEMENT THAT EXPLAINS THE REASONS FOR
 THE VARIANCE REQUEST REGARDING THE PORTE-COCHERE TYPE
 A. THE VARIANCE STANDARDS SHALL BE SUBMITTED WITH THE
 APPLICATION ALSO.
 4. THE TREE ALTERATION PERMIT APPROVED BY THE CITY ON
 JUNE 15, 2009 EXPIRED NOVEMBER 15, 2010. IN ADDITION,
 THE PROJECT HAS BEEN MODIFIED. PLEASE SUBMIT
 INFORMATION REGARDING THE MITIGATION OF THE 28 TREES
 PROPOSED FOR REMOVAL (470 CALIPER INCHES). ACCORDING TO
 THE TREE ALTERATION APPROVED 167 CALIPER INCHES WERE
 PROPOSED ON SITE AND 303 CALIPER INCHES WERE PROPOSED
 OFF SITE BY IMPLEMENTING THE PHASE II LANDSCAPING AT
 CLEAR LAKE. PLEASE PROVIDE A TABLE WITH THE INFORMATION
 FRO THE TOTAL CALIPER INCHES CURRENTLY PROPOSED ON SITE
 (ONLY THE MARRIOTT BUILDING SITE, NOT THE SURFACE
 PARKING LOT), AND PLEASE PROVIDE INFORMATION REGARDING
 THE OFF-SITE MITIGATION IF IT OCCURRED. A SEPARATE
 TABLE SHALL BE PREPARED FOR THE SURFACE PARKING LOT,
 BOTH CAN BE INCLUDED UNDER THE SAME TREE ALTERATION
 PERMIT BUT WITH SEPARATE CALCULATIONS SO THE FUTURE
 REDEVELOPMENT OF THE SURFACE PARKING LOT DOES NOT
 AFFECT THE MARRIOTT APPROVAL.
 5. FURTHER DISCUSSION IS NECESSARY TO ENSURE COMPLIANCE
 WITH THE SPECIAL REVIEW STANDARDS REQUIRED FOR DAC
 APPROVAL. PLEASE LOOK AT THE STANDARDS IN SECTION
 94-54(B)(2). SPECIAL ATTENTION SHALL BE GIVEN TO THE
 GROUND FLOOR TREATMENT OF THE HOTEL. PRELIMINARY
 CALCULATIONS SHOW THAT THE ACTIVE USE PROVIDED ALONG
 HIBISCUS STREET (LOBBY AREA) PROVIDES THE MINIMUM 50%
 TRANSPARENCY REQUIRED BY THE CODE. CONSIDERING THE
 PROPOSED CONFIGURATION OF A PORTE COCHERE ALONG
 HIBISCUS ST, THE LOBBY FACADE SHALL BE ENHANCED TO
 PROVIDE ADDITIONAL INTERACTION WITH THE STREET. PLEASE
 PROVIDE COLOR ELEVATIONS AND 3D RENDERS FOR THE DAC
 REVIEW. THE PORTE COCHERE AREA SHALL ALSO BE ENHANCED
 TO MITIGATE THE IMPACT OF THE VEHICULAR USE AREA ON THE
 PEDESTRIAN REALM.
 6. PLEASE PROVIDE AUTO TURN DRAWINGS TO CONFIRM THE
 PROPOSED DROP-OFF AREA FUNCTIONS APPROPIRATELY AND THE
 PROPOSED PARKING SPACES CAN TURN AROUND. THE PROPOSED
 HC CAN BE 12 BY 18 LONG.
 7. FACADE ARTICUALTION REGULATIONS: PLEASE CONFIRM
 COMPLIANCE WITH THE HORIZONTAL PROJECTION REQUIREMENT
 AS INCLUDED IN TABLE IV-4 OF THE ZLDRS.
 8. THE FACADE DRAWINGS DO NOT SEEM TO ACCURATELY
 REFLECT THE PROPOSED FLOOR PLANS.
 9. THE PROJECT IS REQUIRED TO COMPLY WITH THE MINIMUM 5
 FEET REAR SETBACK. PROPOSAL IS ONLY 3'-3".
 10. MECHANICAL EQUIPMENT ON ROOF TOP SHALL BE ENCLOSED
 AND SCREENED.
  
 STREETSCAPE COMMENTS:
 1. PROPOSED CURB ADJUSTMENT IS CREATING AN ODD
 CONFIGURATION FOR HIBISCUS STREET. STAFF PROPOSES TO
 MOVE THE CURB AS PROPOSED, BUT REMOVE THE PROPOSED BULB
 OUT. STRIPING WILL BE REQUIRED TO INDICATE NOT PARKING
 AREAS ADJACENT TO PORTE COCHERE ENTRANCE/EXIT. THE BULB
 OUT AT QUADRILLE BOULEVARD WILL NEED TO BE ADJUSTED TO
 ALIGN WITH THE EXISTING ON DIXIE HWAY. THE EXISTING
 CURB IN FRONT OF THE 550 S QUADRILLE BLVD PROPERTY ALSO
 NEEDS TO MATCH THE NEW CURB LOCATION AT 455 HIBISCUS.
 FURTHER DISCUSSION WITH ENGINEERING IS NECESSARY. A
 SURVEY OF THE ROW WILL BE NECESSARY TO CONFIRM
 DIMENSIONS.
 2. STREET TREES (LIVE OAKS) SHALL BE PLANTED ON TREE
 GRATES ALONG THE ENITRE PROPERTY FRONTAGE EXCEPT FOR
 THE PROPOSED MEDJOOL DATE PALM.
 3. ROOT BARRIERS SHALL BE INSTALLED AROUND ALL STREET
 TREES, AND STRUCTURAL SOIL SHALL BE INSTALLED FOR 10
 FEET AROUND THE TREES. (THIS COMMENT CAN BE ADDRESSED
 AT BUILDING PERMIT).
  
 OFF SITE PARKING COMMENTS:
 1. SURFACE PARKING LOT IS REQUIRED TO PROVIDE 12 FEET
 SETBACK FROM THE BACK OF CURB IN ADDITION TO THE
 MINIMUM 5 FEET LANDSCAPE BUFFER. EXISTING SURFACE
 PARKING MAY MAINTAIN EXISTING LANDSCAPE BUFFER, BUT NEW
 SURFACE PARKIGN SHALL COMPLY WITH REQUIRED SETBACK.
 2. DAC APPROVAL FOR BUILDING DEMOLITION REQUIRED.
 3. FENCE IS ONLY ALLOWED TO BE 4 FEET IN HEIGHT ALONG
 THE STREET FRONTAGES. 6 FEET PERMITTED ALONG THE ALLEY
 OF SIDE PROPERTY LINE.
 4. WHEEL STOPS SHALL BE ADDED TO MIDDLE COMPACT PARKING
 SPACES. PARKING SHALL OCCUR ONLY IN ONE DIRECTION.
