 GENERAL COMMENTS:
  
 1. WHEN RESUBMITTING:
 A. PROVIDE WRITTEN RESPONSES TO REVIEW COMMENTS MADE BY
 DEPARTMENTS IN A WRITTEN FORMAT WHEN RESUBMITTING.
 B. 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE 91) REDUCED COPY AND AN
 ELECTRONIC COPY OF ALL PLANS.
 C. IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
 D. PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
 E. IN ORDER TO BE CONSIDERED FOR THE DECEMBER 18, 2012,
 PLANNING BOARD MEETING, ALL PLANS MUST BE REVISED AND
 RESUBMITTED BY NOVEMBER 26, 2012.
  
 SITE PLAN:
  
 1. PARKING COUNTY DOES NOT MATCH NUMBER SHOWN UNDER
 PARKING REQUIRED ON THE SITE PLAN. PLEASE VERIFY
 NUMBERS.
 2. SECTION 94-443 (3)(B) REQUIRES ONE (1) INTERIOR
 LANDSCAPE ISLAND SHALL BE PROVIDED FOR EVERY 10 PARKING
 SPACES. THERE ARE TWO (2) AREAS WHERE THE PARKING
 SPACES EXCEED 10 SPACES.
 3. ALL PROPOSED ON STREET PARKING SHALL BE SHOWN ON THE
 SITE PLAN.
 4. DEAD END DRIVE AISLES REQUIRE AT LEAST ONE (1)
 PARKING SPACE STRIPED OUT TO ALLOW FOR TURNAROUND
 AREAS. APPLICANT MUST PROVIDE THIS SPACE FOR THE DEAD
 END DRIVE AISLES.
 5. SECTION 94-302 (B)(1) REQUIRES THAT FENCES/WALLS
 CANNOT EXCEED FOUR (4) FEET IN HEIGHT WITHIN THE FRONT
 SETBACK. THE ZLDRS DEFINES THE FRONT AS THE NARROWEST
 WIDTH FOR CORNER LOTS. THEREFORE, CONGRESS AVENUE IS
 CONSIDERED THE FRONT. A WAIVER FROM THE FENCE HEIGHT
 ALONG CONGRESS AVENUE WILL NEED TO BE REQUESTED.
 6. IF LAMBERTON DRIVE IS A PLATTED RIGHT-OF-WAY THAN
 THE FRONT OF THE PROPERTY WILL BE CONSIDERED LAMBERTON
 DRIVE. IF NOT THE FOLLOWING WILL BE CONSIDERED THE
 PROPERTY FRONTAGES FOR SETBACK PURPOSES. ADDITIONAL
 WAIVERS MAY BE NEEDED.
 - CONGRESS AVENUE FRONT
 - EXECUTIVE CENTER DRIVE CORNER SIDE
 - LAMBERTON DRIVE/PROPERTY ADJACENT TO THE HOTEL REAR
 - PROPERTY LINE ADJACENT TO I-95 SIDE
 7. PROVIDE HEIGHT ELEVATION SHOWING THE MEASUREMENTS
 FROM SLAB TO THE MEAN HEIGHT LEVEL BETWEEN THE EAVES
 AND RIDGE.
  
 LANDSCAPE PLAN
  
 1. SECTION 94-442 (4)(G) OF THE ZLDRS REQUIRE THAT ALL
 NEW DEVELOPMENT SHOW ON THEIR PLANS THAT THEY MEET THE
 XERISCAPE REQUIREMENTS.
 2. A TREE ALTERATION PERMIT WILL BE REQUIRED TO REMOVE
 ANY TREES.
 3. NO WALLS WILL BE REQUIRED FOR THE VEHICULAR USE
 AREAS ADJACENT TO THE PROPERTY LINE.
 4. FOR ALL HARDWOOD SHADE TREES PLANTED IN TERMINAL
 ISLANDS ROOT BARRIERS SHALL BE PROVIDED.
  
 DESIGN ISSUES:
 1. AS DISCUSSED IN PRE APPLICATION MEETING, THE
 APPLICANT SHALL PROVIDE ILLUSTRATIONS AND JUSTIFICATION
 AS TO HOW THE UNITS FRONTING ON EXECUTIVE CENTER DRIVE
 CREATE A PEDESTRIAN ENVIRONMENT AND FIT INTO THE URBAN
 ENVIRONMENT THAT THE CITY HAS ATTEMPTED TO CREATE ALONG
 THIS SECTION OF EXECUTIVE CENTER DRIVE.
