 - LANDSCAPE ALONG DIXIE HWAY SHALL MATCH EXISTING ON
 OTHER SIDE OF THE STREET. ONLY ONE DATE PALM AT THE
 CORNER AND MAJESTY PALMS IN THE REST OF THE FRONTAGE.
 - TO MAINTAIN CONSISTENCY WITH EXISTING STREETSCAPE
 ANNUALS SHALL NOT BE PLANTED AROUND PALMS.
 - PLEASE INDICATE PROPOSED LANDSCAPE ALONG THE ALLEY IN
 THE GROUND LEVEL FLOOR PLAN (A-1)
 - PLEASE INCLUDE A NOTE ON DRAWINGS INDICATING THE
 MATERIAL OF SIDEWALK. CLEMATIS SIDE TO MATCH EXISTING.
 - THE SIZE AND DIAMETER OF THE PROPOSED TREES ARE NOT
 INCLUDED. PLEASE PROVIDE INFORMATION TO CONFIRM HOW THE
 CALCULATIONS FOR TREE CANOPY WERE DONE.
  
 SITE PLAN COMMENTS:
 - INLET ALONG CLEMATIS STREET SHALL BE CHANGED TO
 APPROPRIATE INLET WHEN A CURB IS PRESENT. THE EXISTING
 ONE IS FOR A DRIVEWAY CONFIGURATION. PLANTER SHALL BE
 ADJUSTED TO MAINTAIN A CONSISTENT CURB LINE.
 - PLEASE DISCUSS WITH THE ENGINEERING DEPARTMENT THE
 REQUIRED DIMENSIONS OF THE PROPOSED CURB. APPROVAL BY
 THE ENGINEERING DEPARTMENT ON THE CHANGE ON CURB
 DIMENSION WILL BE REQUIRED.ULTIMATE SETBACK LOCATION
 SHALL BE ADJUSTED ACCORDINGLY.
 - RESPONSE TO COMMENT NUMBER 2 SHALL BE ADJUSTED. FIRST
 FLOOR DOORS MUST BE RECESSSED SO AS NOT TO SWING INTO
 THE REQUIRED SETBACK (SEC 94-109 SETBACK DEFINITION).
 - CHANGES TO THE PODIUM ELEVATION STILL DO NOT ADDRESS
 STAFF CONCERN ON COMPATIBILITY OF BUILDING SCALE. STAFF
 SUGGEST UTILIZING THE COMEAU BUILDING AS REFERENCE FOR
 SCALE. IN THE COMEAU CASE, THE LOWER POTION OF THE
 VERTICAL AWNING VALANCE IS LOCATED AT 9' IN HEIGHT.
 PLEASE EXPLORE THE OPTION OF REFLECING THE 3 STORIES
 EXISTING INT HE PODIUM, SO TO REDUCE THE PEDESTRIAN
 SCALE.AWNINGS SHALL ALSO BE MORE HORIZONTAL THAN
 VERTICAL, REALLY PROTECTING PEDESTRIANS FROM THE
 WEATHER.
 - PLEASE CLARIFY WHAT IS THE SITUATION WITH THE
 EXISTING FIRE EXIT FROM THE NEIGHBORING PROPERTY INTO
 YOUR PROPERTY.
  
 NEXT STEPS:
 1. ALL COMMENTS FROM THE PPRC SHALL BE ADDRESSED.
 2. DAC APPLICATION SHALL BE SUBMITTED FOR: 1) THE 3RD
 FLOOR PORCH ENCROACHMENT VARIANCE; 2) SPECIAL REVIEW;
 AND 3) APPROVAL OF TDR TRANSFER APPROVAL.
 3. AFTER DAC APPROVAL, A SITE PLAN APPROVAL LETTER MAY
 BE ISSUED.
