 SUBMIT THE SURVEY IN .PNG GRAPHIC FORMAT, AND TWO (2)
 SETS OF REDUCED PLANS (1 SET 8 " X 11" AND 1 SET 11" X
 17") SHALL BE PROVIDED. ADDITIONALLY, THE LEGAL
 DESCRIPTION SHALL BE PROVIDED IN MICROSOFT WORD, OR
 COMPATIBLE, FORMAT.
  
 RE-SUBMITTAL: COMMENT WAS NOT ADDRESSED. ONE COPY OF A
 SURVEY WAS SUBMITTED, BUT IT WAS NOT SIGNED AND SEALED,
 THEREFORE NOT VALID WITHOUT SIGNATURE AND THE ORIGINAL
 RAISED SEALED. PROVIDE TWO COPIES. ONE FOR REVIEW BY
 THE CITY SURVEYOR (VINCE NOEL) AND ONE FOR THE PLANNING
 FILE. ADDITIONALLY, THE SURVEY SHALL CONTAIN THE
 FOLLOWING:
  
 THE ALTA/ACSM LAND TITLE SURVEY SHALL BE WITHIN ONE (1)
 YEAR OLD AND ACCOMPANIED BY A CURRENT OWNERSHIP AND
 ENCUMBRANCE (O & E) REPORT, WHICH SHALL INCLUDE ALL
 EASEMENTS AND RESTRICTIONS OF RECORD, OR A CURRENT
 TITLE POLICY. THERE IS NO NOTATION ON A CURRENT TITLE
 POLICY ON THIS PROPERTY; IT HAS TO BE LESS THAN A YEAR
 OLD.
  
  
 4. SHOW THE ANGLE OF THE PARKING SPACES, BASED ON THE
 ANGLE, PROVIDE MINIMUM DIMENSIONS FOR PARKING STALL AND
 AISLE WIDTH, PURSUANT TO THE ZONING AND LAND
 DEVELOPMENT REGULATIONS ("ZLDR"), SECTION 94-485(J)(2),
 FIGURE XV-2. PROVIDE PARKING DETAIL ON SITE PLAN.

 6. PURSUANT TO THE ZLDR, SECTION 94-485(G):
  
 C. PROVIDE DETAIL OF DUMPSTER ENCLOSURE PURSUANT TO THE
 ZLDR, SECTION 94-444 AND FIGURE XIV-3.
  
 RE-SUBMITTAL: THE MINIMUM DEPTH FOR A DUMPSTER
 ENCLOSURE IS 13'-8". PROVIDE A DETAIL ELEVATION OF THE
 ENCLOSURE AND REVISE DIMENSIONS ACCORDINGLY.
  
 RE-SUBMITTAL 3 (4-11-12) COMMENT 6 C : THE SITE PLAN
 (SHEET C100) SHOWS 14'-1" WIDE BY 13'-4" DEEP VS. ARCH
 SHEET AO - SHOWS 15'-4" WIDE BY 14'-0" DEEP. WHAT IS
 THE ACTUAL DIMENSION? PLEASE REVISE ALL PLANS TO
 CORRELATE ACCORDINGLY.
  
 11. SUBMIT SIGNED AND SEALED COPIES OF THE LANDSCAPE
 PLANS SHOWING REVISED SITE PLAN IMPROVEMENTS AND
 EXISTING/PROPOSED LANDSCAPING TO MAKE SURE THERE ARE NO
 CONFLICTS WITH LANDSCAPING. ARE THERE ANY TREES TO BE
 RELOCATED/REMOVED? IF SO, SUBMIT FOR A TREE ALTERATION
 PERMIT ALONG WITH THE ASSOCIATED FEE, APPLICATION AND
 PLANS.

 LANDSCAPE TERMINAL ISLAND IS REQUIRED WITH A SHADE OR
 FLOWERING TREE (IMPROVEMENTS ARE BEING MADE TO THIS
 ENTIRE PARKING AREA. REVISE PLANS TO MEET CODE.
 ADDITIONALLY, WHEEL STOPS NEED TO BE INSTALLED TO ALLOW
 FOR VEHICLE OVERHANG SO THAT IT DOES NOT ENCROACH ON
 THE PEDESTRIAN AND ACCESSIBLE ROUTE. OR PROVIDE
 DIMENSIONS SHOWING THAT AFTER A 2-FOOT OVERHANG ON THE
 SIDEWALK, THERE IS AT LEAST 44 INCHES OF CLEAR SPACES
 BETWEEN SIDEWALK AND OUTDOOR PATIO AREA.
  
 B. A LANDSCAPE TERMINAL ISLAND IS REQUIRED AT THE WEST
 SIDE OF THE ACCESSIBLE PARKING SPACE WITH A SHADE OR
 FLOWERING TREE.
  
  
 13. ARE THERE WHEEL STOPS AT THE NORTH SIDE PARKING
 AREAS? PROVIDE DIMENSIONS OF BUFFER WITH LANDSCAPING,
 IF THERE IS NO AVAILABLE AREA FOR VEHICLE OVERHANG OF 2
 FEET, THEN WHEEL STOPS WILL BE REQUIRED. LANDSCAPING
 SHALL NOT BE REDUCED OR COMPROMISED BY VEHICULAR
 OVERHANG. THE SAME COMMENT FOR THE TWO (2) PARKING
 SPACES ON THE SOUTHEAST CORNER AREA. THERE IS MINIMAL
 SPACE FOR LANDSCAPING AND VEHICLE OVERHANG, USE WHEEL
 STOPS.

 14. ELEVATIONS - PROVIDE SIGNAGE BREAKDOWN OF FACADE
 VS. SQUARE FOOTAGE OF EACH SIGN. A MAXIMUM OF THREE (3)
 WALL MOUNTED SIGNS ARE ALLOWED ON THE ENTIRE BUILDING.
  
 RE-SUBMITTAL 3 (4-11-12) COMMENT 14 - THE ENCLOSED
 SIGNAGE PLAN AND ELEVATIONS DO NOT MATCH WHAT IS
 CURRENTLY IN THE BUILDING PERMITTING DIVISION'S
 BUILDING PERMIT. THE LATEST SIGN PLANS SHOW THREE (3)
 "M" FOR WALL SIGNAGE. THERE ARE NO SIGNS THAT SHOW
 "MCDONALD'S". REVISE PLANS ACCORDINGLY. ADDITIONALLY,
 PROVIDE SIGNAGE COMPANY WITH LATEST BUILDING/SITE PLAN
 FOOT PRINT SHOWN ON SHEET C100, WHERE DUMPSTER LOCATION
 AND DRIVE-THRU AREA HAS BEEN REVISED, SO THAT ALL PLANS
 CORRELATE.
  
 RE-SUBMITTAL 1: PROVIDE ELEVATIONS OF BUILDING WITH
 COMPLETE SIGNAGE PACKAGE PROPOSED AS PART OF THE
 APPLICATION. OTHERWISE, A SEPARATE MINOR PD AMENDMENT
 WILL BE REQUIRED FOR ALL SIGNAGE ON SITE, WALL SIGNAGE,
 MENU BOARDS, ETC. THERE IS AN EXISTING SIGNAGE PERMIT
 FOR THIS PROPERTY, THE PERMIT WILL NOT BE APPROVED,
 UNTIL THIS INFORMATION IS SUBMITTED THROUGH THIS
 PLANNING BOARD 970P MINOR AMENDMENT OR A SEPARATE
 AMENDMENT IS SUBMITTED. PLEASE ADVISE SO THAT WE CAN
 PROCESS THE SIGNAGE PERMIT ACCORDINGLY. PURSUANT TO THE
 ZLDR, SECTION 94-408(D):
