 REVIEW COMMENTS:
  
 1. AN APPROVED TRAFFIC CONCURRENCY LETTER SHALL BE
 PROVIDED FROM PALM BEACH COUNTY.
  
 2. $150 IN FEES REMAINS OUTSTANDING FOR CONCURRENCY
 REVIEW.
  
 3. UNITY OF TITLE WILL BE REQUIRED FOR THE TWO (2)
 PARCELS.
  
 4. UTILITY LETTERS SHALL BE PROVIDED FROM AT&T,
 COMCAST, AND FLORIDA PUBLIC UTILITIES.
  
 5. SCHEDULE B ? SECTION 1 OF THE TITLE COMMITMENT
 REFERENCES FOUR (4) LIENS IMPOSED BY THE CITY OF WEST
 PALM BEACH. PLEASE PROVIDE DOCUMENTATION THAT THESE
 LIENS HAVE BEEN RELEASED.
  
 6. SCHEDULE B ? SECTION 2 OF THE TITLE COMMITMENT
 REFERENCES RESTRICTIONS AND COVENANTS CONTAIN IN DEED
 BOOK 1023, PAGE 674. PLEASE PROVIDE A COPY OF SUCH SO
 AS TO ENSURE THAT NONE OF THE RESTRICTIONS OR COVENANTS
 CONFLICT WITH THE PROPOSED IMPROVEMENTS.
  
 7. SCHEDULE B ? SECTION 2 OF THE TITLE COMMITMENT
 REFERENCES A RESOLUTION FIXING THE SETBACK REQUIREMENTS
 ALONG OKEECHOBEE ROAD, AS RECORDED IN DEED BOOK 1118,
 PAGE 443. PLEASE PROVIDE A COPY OF SUCH SO AS TO ENSURE
 THAT NONE OF THE RESTRICTIONS OR COVENANTS CONFLICT
 WITH THE PROPOSED IMPROVEMENTS.
  
 8. THE LETTER INDICATING THE ACCEPTANCE OF UNIFIED
 CONTROL REFERENCES AN INCORRECT PARCEL NUMBER, AS WELL
 AS REFERENCES THE ?TARGET CORPORATION?. PLEASE UPDATE
 THE LETTER ACCORDINGLY.
  
 9. A PHOTOMETRIC PLAN SHALL BE PROVIDED AND
 ILLUMINATION LEVELS SHALL NOT EXCEED 1.0 FOOTCANDLES
 WHEN MEASURE AT THE BOUNDARY OF THE DEVELOPMENT.
  
 10. PLEASE PROVIDE THE OVERALL HEIGHT OF EACH STRUCTURE
 AS MEASURED FROM GRADE, NOT THE SHOWROOM SLAB.
  
 11. ELEVATIONS WERE NOT PROVIDED FOR BUILDING 1.
  
 12. NO FLOOR PLANS WERE PROVIDED FOR BUILDING 2.
  
 13. THE LANDSCAPE AREA SHALL BE A MINIMUM OF 15%, ONLY
 9.6% IS INDICATED.
  
 14. THE IMPERVIOUS AREA SHALL NOT EXCEED 85%, 90.4% IS
 INDICATED.
  
 15. BASED UPON AMOUNT OF OPEN SPACE INDICATED, 112
 SHADE TREES ARE REQUIRED, BUT ONLY 70 HAVE BEEN
 PROVIDED.
  
 16. BASED UPON THE AMOUNT OF OPEN SPACE INDICATED, 28
 FLOWERING TREES ARE REQUIRED, BUT ONLY 20 ARE PROVIDED.
  
 17. THE SUBSTITUTION OF PALM TREES FOR REQUIRED SHADE
 TREES SHALL BE A RATIO OF ONLY 2:1?.THE TABLE ON THE
 LANDSCAPE PLANS INDICATE 3:1. SUBSTITUTION SHALL NOT
 OCCUR FOR MORE THAN 35% OF THE REQUIRED NUMBER OF SHADE
 TREES.
  
 18. THE LANDSCAPING ALONG CONGRESS AVENUE SHOULD BE
 PLACED ON THE OUTSIDE OF THE FENCE SO AS TO CREATE A
 MORE EFFECTIVE BUFFER.
  
 19. ADDITIONAL LANDSCAPING SHOULD BE PROVIDED ALONG THE
 WEST PROPERTY LINE, BETWEEN BUILDING 2 AND THE WEST
 PROPERTY LINE, TO PROVIDE A CONTINUOUS BUFFER OF AT
 LEAST FIVE (5) FEET IN WIDTH WITH ONE (1) TREE EVERY 30
 LINEAR FEET.
  
 20. TREES WITHIN THE REQUIRED BUFFER SHALL BE A MAXIMUM
 OF 30 FEET APART.
  
 21. EACH ROW OF PARKING SPACES SHALL BE TERMINATED BY A
 LANDSCAPE ISLAND OF AT LEAST FIVE (5) FEET IN WIDTH AND
 SHALL PROVIDE A SHADE TREE.
  
 22. AN INTERIOR LANDSCAPE ISLAND OF AT LEAST FIVE (5)
 FEET IN WIDTH SHALL BE PROVIDED FOR EVERY TEN (10)
 PARKING SPACES AND SHALL PROVIDE A SHADE TREE. THERE
 ARE AREAS SHOWN ON THE EXPAND THAT HAVE MORE THAN TEN
 (10) CONTIGUOUS SPACES.
  
 23. AT LEAST 30% OF THE LINEAR FEET AROUND THE EXTERIOR
 OF ALL STRUCTURES SHALL BE LANDSCAPED WITH TREES,
 SHRUBS, OR HEDGES. IT APPEARS THAT BUILDING 3 DOES NOT
 MEET THIS PROVISION.
  
 24. THE SITE DATA TABLE NEEDS TO BE CORRECTED TO
 REFLECT THE PROPER CALCULATIONS:
  
 A. IMPERVIOUS PLUS LANDSCAPE AREA SHOULD TOTAL
 100%...IMPERVIOUS WILL ALSO INCLUDE THE BUILDING
 COVERAGE.
 B. PERCENTAGE OF OPEN SPACE SHALL BE PROVIDED.
 C. OPEN SPACE PLUS BUILDING COVERAGE SHOULD TOTAL 100%.
  
 25. PLEASE PROVIDE A CLEARER DELINEATION OF THE
 BUILDING FOOTPRINT. THERE IS NO NEED TO SHOW THE
 INTERIOR COMPONENTS OF THE BUILDING ON THE SITE PLAN,
 THIS INFORMATION CAN BE SHOWN ON THE FLOOR PLANS.
  
 26. THE SOUTHERN-MOST INGRESS/EGRESS POINT ONTO
 CONGRESS AVENUE SHOULD BE REMOVED. THE SIDEWALK, CURB,
 ETC. WILL ALL NEED TO BE RESTORED AND THE LANDSCAPE
 BUFFER WILL NEED TO BE EXTENDED ACROSS THIS AREA.
  
 27. HAVE ANY DETAILS BEEN PREPARED REGARDING THE
 PROPOSED FREESTANDING SIGNS? ALL SIGNAGE WILL BE
 REQUIRED TO COMPLY WITH THE REQUIREMENTS OF THE GENERAL
 COMMERCIAL (GC) ZONING DISTRICT.
  
 28. PLEASE SEPARATE THE PLANT SCHEDULE INTO SHADE
 TREES, FLOWERING TREES, PALMS, AND SHRUBS.
  
 29. IS ONE (1) DUMPSTER ENCLOSURE SUFFICIENT FOR THE
 USE OF THE PROPERTY?
  
 30. THE TRANSFORMER ON THE EAST SIDE OF BUILDING 1
 SHOULD BE SCREENED WITH LANDSCAPING.
  
 31. PLEASE PROVIDE A DETAIL OF THE PROPOSED DUMPSTER
 ENCLOSURE.
  
 32. REQUIRED HEDGES SHOULD BE A MINIMUM OF 24 INCHES
 UPON INSTALLATION. THE PLANT LIST INDICATES THAT SOME
 SPECIES ARE PROPOSED TO ONLY BE 12-18 INCHES.
  
 33. PLEASE PROVIDE IN THE IRRIGATION NOTE THAT ALL
 LANDSCAPE AREAS WILL BE PROVIDED WITH 120 PERCENT
 COVERAGE.
  
 34. A PARKING DETAIL SHALL BE PROVIDED FOR REGULAR AND
 ACCESSIBLE PARKING STALLS.
  
 35. THE ACCESSIBLE PARKING LOCATED IN FRONT OF BUILDING
 1 ARE TOO SHORT DUE TO THE ANGLED PARKING
 CONFIGURATION.
  
 36. BICYCLE PARKING SHALL BE PROVIDED AT A RATIO OF ONE
 (1) SPACE PER 20 PARKING SPACES. A DETAIL OF THE BIKE
 RACK SHALL BE PROVIDED.
  
 37. THE SITE PLAN SHALL IDENTIFY THOSE PARKING AREAS
 THAT ARE OUTDOOR STORAGE AND THOSE THAT ARE
 PUBLICLY-ACCESSIBLE PARKING.

 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
