 1. UPDATED APPLICATION SHALL BE PROVIDED SHOWING THE
 NEW AGENT AND ASSOCIATED CONTACT INFORMATION.
  
 2. UPDATED OWNER?S CONSENT FORM SHALL BE PROVIDED FOR
 THE NEW AGENT.
  
 3. UPDATED UTILITY LETTERS SHALL BE PROVIDED FROM THE
 FOLLOWING:
  
 A. CITY OF WEST PALM BEACH
 B. FLORIDA PUBLIC UTILITIES
 C. FLORIDA POWER & LIGHT
 D. COMCAST
 E. AT&T
  
 4. UPDATED TRAFFIC CONCURRENCY LETTER SHALL BE PROVIDED
 FROM PALM BEACH COUNTY TRAFFIC DIVISION.
  
 5. JUSTIFICATION STATEMENT INDICATES STORAGE OF
 EQUIPMENT AND PRODUCTS TO BE USED AT ?POTENTIAL FUTURE
 RUBBER DUCKY CAR WAS LOCATION.? PLEASE CLARIFY. THERE
 MAY BE SOME CONCERN THAT THIS FACILITY IS USED AS
 ?WAREHOUSING? FOR OTHER SITES.
  
 6. APPLICANT WILL NEED TO MEET WITH REPRESENTATIVES OF
 THE ADJACENT RESIDENTIAL NEIGHBORHOOD, AS WELL AS THE
 DISTRICT COMMISSIONER, PRIOR TO ANY PUBLIC HEARING.
  
 7. AN UPDATED LETTER SHALL BE PROVIDED FROM THE CITY?S
 SANITATION DEPARTMENT ACCEPTING THE PROPOSED SITE PLAN
 FOR USE OF A ROLL-OUT DUMPSTER WITHIN THE BUILDING. A
 DROP CURB WILL NEED TO BE PROVIDED TO ALLOW THE
 DUMPSTER TO BE MOVED FROM THE STORAGE ROOM.
  
 8. JUSTIFICATION LETTER INDICATES THAT 3 ANGLED SPACES,
 PLUS 1 HANDICAP SPACE, ARE BEING PROVIDED. THE PLANS
 INDICATE 4 ANGLED SPACES, PLUS 1 HANDICAP SPACE. PLEASE
 ADJUST THE JUSTIFICATION STATEMENT ACCORDINGLY.
  
 9. THE SURVEY INDICATES 2 A/C CONDENSING UNITS LOCATED
 ON THE WEST SIDE OF THE STRUCTURE. THESE UNITS CONFLICT
 WITH THE PROPOSED LANDSCAPING AND ARE NOT SHOWN ON THE
 SITE/LANDSCAPE PLANS. PLEASE CLARIFY AS TO WHETHER OR
 NOT THESE UNITS ARE BEING RELOCATED. IF THEY ARE TO
 REMAIN, PLEASE REVISE THE SITE AND LANDSCAPE PLANS TO
 SHOW THEIR LOCATION AND ADJUST THE PLANTINGS
 ACCORDINGLY.
  
 10. THE SURVEY SHOWS A COVERED WALKWAY ON THE EAST SIDE
 OF THE STRUCTURE. THIS IS NOT SHOWN ON THE
 SITE/LANDSCAPE PLANS. PLEASE CLARIFY AS TO WHETHER OR
 NOT THIS IS TO REMAIN OR BE REMOVED. IF IT IS TO
 REMAIN, THE 3RD PARKING SPACE SOUTH OF SOUTHERN
 BOULEVARD IS IN CONFLICT. ADJUST ALL PLANS ACCORDING TO
 WHAT IS PROPOSED FOR THE COVERED WALKWAY.
  
 11. CONSIDERATION SHOULD BE MADE TO ANGLE THE PARKING
 SPACES AT 90 DEGREES AND CONSOLIDATE THEM INTO ONE
 PARKING ROW (SEE SKETCH PROVIDED BY STAFF).
  
 12. A PARKING DETAIL SHALL BE PROVIDED SHOWING
 CONFORMANCE WITH THE CITY?S ZLDRS.
  
 13. PLEASE PROVIDE THE PROPOSED SETBACK FROM THE CANOPY
 TO THE SOUTH PROPERTY LINE.
  
 14. WHAT IS THE MINIMUM WIDTH NECESSARY FOR THE
 ?DETAIL? LANES? IS IT POSSIBLE TO GAIN SUFFICIENT SPACE
 TO INCLUDE A LANDSCAPE MEDIAN BETWEEN THE CANOPY AND
 THE THRU LANE? IF NOT, SOME TYPE OF DEVICE (I.E.
 BOLLARD) MAY NEED TO BE PROVIDED IN FRONT OF THE
 CANOPY?S SUPPORT POST TO PREVENT IT FROM BEING STRUCK
 BY VEHICLES.
  
 15. WRITTEN CONFIRMATION SHALL BE PROVIDED FROM THE
 CITY?S FIRE MARSHALL, OR DESIGNATED REPRESENTATIVE,
 INDICATING THAT THEY ARE ACCEPTING OF THE PROPOSED SITE
 PLAN WITH REGARDING TO CLEAR ACCESS, ETC.
  
 16. A CONCRETE PAD APPEARS TO BE SHOWN BETWEEN THE
 EXISTING BUILDING AND SOUTHERN BOULEVARD, BUT IT IS
 UNCLEAR AS TO ITS PURPOSE. IS THIS INTENDED FOR A BIKE
 RACK? IF SO, PLEASE INDICATE AS SUCH.
  
 17. THE SITE PLAN INDICATES THAT THE EXISTING BUILDING
 IS 1,690 SQUARE FEET; HOWEVER THE DIMENSIONS ON THE
 SURVEY RESULT IN A BUILDING IN EXCESS OF 1,723 SQUARE
 FEET. PLEASE VERIFY THE NUMBERS PROVIDED AND ADJUST
 ACCORDINGLY.
  
 18. PLEASE CLARIFY THE OPEN SPACE CALCULATION. DOES
 THIS FACTOR OUT THE CANOPY? IF SO, PLEASE NOTE THE
 SQUARE FOOTAGE OF THE CANOPY SOMEWHERE IN THE SITE DATA
 TABLE.
  
 19. PLEASE CLARIFY ?EXISTING? UNDER THE PERVIOUS AND
 IMPERVIOUS CALCULATIONS. AS THE SITE IS UNDER
 CONSTRUCTION, ETC. I WOULD SIMPLY INCLUDE ?REQUIRED?
 INSTEAD OF ?EXISTING?.
  
 20. PLEASE VERIFY THE ?BUILDING LOT COVERAGE?
 CALCULATION PROVIDED UNDER PERVIOUS. ADDING THE ?TOTAL
 BUILDING AREA? AND THE SIZE OF THE CANOPY RESULTS IN
 APPROXIMATELY 7,702 SQUARE FEET. PLEASE DOUBLE-CHECK
 ALL NUMBERS AND ADJUST ACCORDINGLY.
  
 21. THE FINAL ORDER FOR THE PREVIOUS CLASS B SPECIAL
 USE PERMIT PROVIDED A CONDITION THAT ?NO STORAGE OF
 VEHICLES SHALL BE PERMITTED ON-SITE. ALL SERVICES SHALL
 BE LIMITED TO ?WAITING CUSTOMERS? (I.E. NO DROP-OFF
 SERVICE).? THIS CONDITION WILL BE EXPANDED UPON TO
 INCLUDE SIGNAGE THAT MUST BE INSTALLED ON THE PROPERTY
 INDICATING SUCH. DETAILS ON THIS CONDITION WILL BE
 PROVIDED AS THE STAFF REPORT IS PREPARED.

 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
