 REVIEW COMMENTS:
  
 1. PLEASE PROVIDE UPDATED LETTERS FROM THE FOLLOWING
 PUBLIC UTILITY COMPANIES:
  
 A. FLORIDA POWER & LIGHT (FPL) ??? LETTER INDICATES
 THAT THEY HAVE SUFFICIENT CAPACITY, BUT DOES NOT
 INDICATE WHETHER OR NOT THE PROPOSED PROJECT ENCROACHES
 INTO ANY OF THEIR SERVICES.
  
 B. AT&T ??? LETTER INDICATES THAT THEY HAVE SUFFICIENT
 AVAILABILITY AND THAT THE PROJECT IS LOCATED IN AN AREA
 SERVED BY AT&T; IT DOES NOT INDICATE WHETHER OR NOT THE
 PROPOSED PROJECT ENCROACHES INTO ANY OF THEIR SERVICES.
  
 C. FLORIDA PUBLIC UTILITIES ??? LETTER INDICATES THAT
 GAS SERVICE IS AVAILABLE AND LOCATED ON THE PROPERTY,
 BUT REQUESTS FURTHER INFORMATION AS TO WHETHER THESE
 SERVICES WILL BE DEACTIVATED OR RELOCATED AS PART OF
 THE PROPOSED DEVELOPMENT.
  
 2. PRIOR TO THE ISSUANCE OF ANY BUILDING PERMIT, A
 UNITY OF TITLE WILL BE REQUIRED TO BE RECORDED IN THE
 PUBLIC RECORDS OF PALM BEACH COUNTY.
  
 3. PLEASE PROVIDE ONE (1) COPY OF THE TITLE POLICY FOR
 EACH OF THE PROPERTIES.
  
 4. THE SITE DATA TABLE SHALL INDICATE THE AMOUNT OF
 OPEN SPACE (OPEN SPACE = LOT AREA ??? BUILDING
 COVERAGE).
  
 5. THE CALCULATIONS SHOWN ON THE LANDSCAPE PLAN ARE
 INCORRECT. THE SITE PLAN INDICATES 228,000 SQUARE FEET
 OF LANDSCAPE AREA, WHILE THE LANDSCAPE PLAN INDICATES
 288,000 SQUARE FEET. PLEASE ADJUST THE LANDSCAPE PLAN
 ACCORDINGLY. ADDITIONALLY, PER SECTION 94-442 OF THE
 ZLDRS, THE AMOUNT OF LANDSCAPE MATERIAL (I.E. SHADE
 TREES, SHRUBS, ETC.) SHALL BE BASED UPON OPEN SPACE,
 NOT LANDSCAPE AREA. ALL CALCULATIONS WILL NEED TO BE
 ADJUSTED ACCORDINGLY.
  
 6. THE SITE DATA TABLE SHALL INDICATE THE AMOUNT OF
 IMPERVIOUS SURFACE (IMPERVIOUS SURFACE = LOT AREA ???
 BUILDING COVERAGE, SIDEWALKS, PARKING LOT, ETC.), WHICH
 SHALL NOT EXCEED 85%.
  
 7. THE SITE DATA TABLE INDICATES 130 PROPOSED PARKING
 SPACES ON THE CITY FURNITURE PROPERTY???ONLY 129 SPACES
 ARE SHOWN ON THE SITE PLAN. SIX (6) SPACES ARE
 INDICATED ON EITHER SIDE OF THE EXISTING PYLON SIGN,
 BUT ONLY FIVE (5) SPACES ARE PROVIDED. PLEASE ADJUST
 PLANS ACCORDINGLY.
  
 8. THE SITE DATA TABLE INDICATES 88 SPACES ON THE
 ASHLEY FURNITURE/RETAIL PROPERTY???ONLY 87 SPACES ARE
 PROVIDED. TEN (10) SPACES ARE INDICATED IN THE
 NORTHWEST PORTION OF THE PROPERTY (ALONG ALLEY), BUT
 ONLY NINE (9) SPACES ARE PROVIDED. PLEASE ADJUST PLANS
 ACCORDINGLY.
  
 9. THE SITE DATA TABLE AND SITE PLAN INDICATE THE CITY
 FURNITURE BUILDING AS BEING 70,000 SQUARE FEET, WHILE
 THE SURVEY INDICATES 71,577 SQUARE FEET. PLEASE CLARIFY
 AND ADJUST PLANS AND ALL CALCULATIONS ACCORDINGLY.
  
 10. THE SITE PLAN INDICATES FOUR (4) ON-STREET PARKING
 SPACES IN FRONT OF THE FUTURE BUILDING PAD???THE SURVEY
 ONLY INDICATES THREE (3) SPACES. PLEASE CLARIFY AND
 ADJUST PLANS ACCORDINGLY.
  
 11. THERE IS ONE (1) PARKING SPACE LOCATED IN THE
 EXTREME SOUTH CORNER OF THE CITY FURNITURE PROPERTY
 THAT DOES NOT MEET THE MINIMUM DIMENSIONAL REQUIREMENTS
 FOR A REGULAR PARKING SPACE???THIS SPACE WILL NEED TO
 BE LABELED AS A SMALL-CAR SPACE OR THE DIMENSIONS SHALL
 BE ADJUSTED ACCORDINGLY. IF THE SPACE IS TO REMAIN AS A
 SMALL-CAR SPACE, PLEASE INCLUDE THIS IN THE SITE DATA
 TABLE CALCULATIONS AND PROVIDE A DETAIL INDICATING HOW
 THIS WILL BE SIGNED/LABELED ON-SITE.
  
 12. THE PARKING SPACES ALONG THE ALLEY DO NOT MEET THE
 MINIMUM DIMENSIONS FOR A REGULAR SPACE. THESE SPACES
 SHALL BE IDENTIFIED AS SMALL-CAR SPACES. PLEASE NOTE
 SUCH ON THE PLANS, AND PROVIDE A DETAIL INDICATING HOW
 THESE SPACES WILL BE SIGNED/LABELED ON-SITE. THESE
 SPACES SHALL ALSO BE CALCULATED IN THE SITE DATA TABLE.
 PLEASE NOTE THAT PER SECTION 94-485(N)(1) OF THE ZLDRS,
 NOT MORE THAN 30% OF THE SPACES MAY BE DESIGNATED FOR
 SMALL-CAR USE.
  
 13. THERE IS ONE (1) PARKING SPACE ADJACENT TO THE
 FUTURE BUILDING PAD THAT DOES NOT SHOW A WHEEL STOP.
 PLEASE ADJUST PLANS ACCORDINGLY.
  
 14. THERE IS ONE (1) PARKING SPACE LOCATED TO THE RIGHT
 OF THE CITY FURNITURE BUILDING ENTRY THAT IS INDICATED
 AS BEING 12 FEET WIDE, BUT DOES NOT HAVE A HANDICAP
 ACCESSIBLE LOGO. THIS BUILDING IS REQUIRED TO HAVE FIVE
 (5) ACCESSIBLE SPACES, BUT ONLY FOUR (4) ARE LABELED.
 PLEASE LABEL THIS ADDITIONAL SPACE AS BEING AN
 ACCESSIBLE SPACE.
  
 15. PLEASE INDICATE WHAT WILL BE PROVIDED IN THE AREA
 OF THE FUTURE BUILDING PAD UNTIL SUCH TIME THAT THIS
 STRUCTURE IS BUILT (I.E. SOD, ETC.). PLEASE PROVIDE A
 PHASING PLAN FOR THE SITE PLAN AND LANDSCAPE PLANS
 INDICATING WHAT WILL BE INSTALLED WITH EACH PHASE OF
 THE PROJECT.
  
 16. PER SECTION 94-145(5)(B) OF THE CITY???S ZLDRS, THE
 MINIMUM LANDSCAPE AREA (PERVIOUS SURFACE) SHALL BE 15%.
 AS PER OUR DISCUSSION, THIS IS DUE TO THE EXISTING CITY
 FURNITURE PROPERTY. IT IS STAFF???S RECOMMENDATION THAT
 THE PROJECT BE REVIEWED AS A COMMERCIAL PLANNED
 DEVELOPMENT (CPD), AND THAT A WAIVER BE REQUESTED FOR
 THIS PROVISION.
  
 17. PLEASE PROVIDE THE PHOTOMETRIC LEVELS ALONG THE
 SOUTH PROPERTY LINE, ALONG THE ADJACENT PROPERTY. SUCH
 LEVELS SHALL NOT EXCEED 1.0 FOOTCANDLES.
  
 18. PLEASE PROVIDE A DETAIL INDICATING THE DESIGN AND
 SIZE OF THE PROPOSED MONUMENT SIGN. ALL SIGNS WILL BE
 GOVERNED BY THE GENERAL COMMERCIAL (GC) ZONING
 REGULATIONS.
  
 19. AT THE PROPOSED OUT-PARCEL, LANDSCAPE MATERIAL
 SHALL BE PROVIDED ON ALL SIDES OF THE DUMPSTER
 ENCLOSURE, WITH THE EXCEPTION OF GATE OPENINGS. PLEASE
 PROVIDE SHRUBS/HEDGES ON THE SOUTH SIDE OF THE
 ENCLOSURE AND LOADING SPACE. IT IS UNCLEAR AS TO THE
 PURPOSE OF THE CONCRETE WALK, AS THIS DOES NOT CONNECT
 TO ANY OTHER WALKWAY.
  
 20. PLEASE PROVIDE A DETAIL OF THE PROPOSED DUMPSTER
 ENCLOSURE ASSOCIATED WITH THE FUTURE OUT-PARCEL.
  
 21. A TERMINAL LANDSCAPE ISLAND IS REQUIRED AT THE
 SOUTH END OF THE PARKING ROW LOCATED IMMEDIATELY WEST
 OF THE OUT-PARCEL.
  
 22. PLEASE NOTE ON THE PLANS THAT THE EXISTING CURB
 OPENING WILL NEED TO BE CLOSED AS PART OF THE NEW CURB
 OPENING IN THE NORTHEAST CORNER OF THE PROPERTY.
  
 23. PLEASE REVISE THE BIKE RACK DETAIL TO BE IN
 CONFORMANCE WITH THE ATTACHED GUIDELINES.
  
 24. THERE SHALL BE A MINIMUM OF 12 BICYCLE PARKING
 SPACES, AND SUCH FACILITIES SHALL BE PROVIDED FOR EACH
 OF THE BUILDINGS/BUSINESSES (NO BIKE RACKS ARE SHOWN
 ADJACENT TO THE OUT-PARCEL).
  
 25. THE PARKING STRIPING DETAILS SHALL BE REVISED TO
 CONFORM TO THE ATTACHED REQUIREMENTS.
  
 A. PLEASE LABEL THE ONE DETAIL AS SMALL-CAR. BE SURE TO
 INDICATE HOW THESE SPACES WILL BE SIGNED/LABELED
 ON-SITE. YOU MAY ALSO WANT TO NOTE ???SEE SITE PLAN???
 REGARDING THE LENGTH OF THE SMALL-CAR PARKING STALL AS
 THIS VARIES.
  
 B. THE WHEEL STOP SHOULD BE 2 FEET AS MEASURED FROM THE
 BACK OF THE WHEEL STOP (ADJUST ON ALL PARKING DETAILS).
  
 C. NO DIMENSIONS ARE SHOW FOR THE SPACING BETWEEN THE
 DOUBLE-STRIPING (REFER TO SMALL-CAR AND REGULAR STALL
 DETAILS).
  
 D. THE DIMENSIONS BETWEEN THE DOUBLE-STRIPING AS SHOWN
 ON THE HANDICAPPED STALL DETAIL ARE INCORRECT; IT
 SHOULD BE 12 INCHES.
  
 E. NO DIMENSION IS SHOWN REGARDING THE PLACEMENT OF THE
 HANDICAP SYMBOL.
  
 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X

 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO

 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
