 PLEASE RESPOND TO REVIEW COMMENTS IN WRITTEN FOERMAT.
  
 1. THE LANDSCAPE CALCULATIONS ARE INCORRECT. THE
 REQUIRED TREES AND SHRUBS ARE BASED UPON OPEN
 SPACE--NOT PERVIOUS LANDSCAPE AREA. OPEN SPACE IS
 DETERMINED BY TAKING THE TOTAL SQUARE FOOTAGE OF THE
 SITE AND DEDUCTING THE BUILDING FOOTPRINT. OPEN SPACE
 IS THE DIFFERENCE. THERE IS A DEFICIENCY IN THE NUMBER
 OF TREES AND SHRUBS REQUIRED. PLEASE REVISE THE
 CALCULATIONS AND MODIFY THE PLAN TO DEMONSTRATE
 COMPLIANCE WITH THE REQUIREMENTS.
  
 2. .PURSUANT TO SECTION 94-448 (D) (2), ALL OF THE
 ITEMS ENUMERATED IN THIS SECTION ARE REQUIRED TO BE
 PART OF THE LANDSCAPE PLAN, WHICH WILL INCLUDE THE
 LOCATION OF ALL EASEMENTS AND UTILITIES TO BE SHOWN ON
 THE PLAN. ALL EXISTING SHRUBS AND TREES SHALL BE
 IDENTIFIED.
  
 3. FIVE POINTS WERE TAKEN ON THE XERISCAPE DESIGN
 OPTIONS FOR THE USE OF A MOISTURE SENSING CONTROLLER
 OTHER THAN A RAIN SWITCH, BUT A RAIN SWITCH WAS
 PROPOSED. PLEASE CLARIFY BY INDICATING THE TYPE OF
 EQUIPMENT TO BE USED.
  
 4. PURSUANT TO SECTION 94-442 (D), PRIVATE LAND AND
 PUBLIC RIGHTS-OF-WAY BETWEEN STREET OR
 SIDEWALK-SURFACES AND REQUIRED BUFFER STRIPS AND
 LANDSCAPED OPEN SPACE AREAS SHALL BE PLANTED WITH
 GRASS. GRASS AREAS SHALL BE SODDED. PLEASE SHOW SOD IN
 THE RIGHTS-OF-WAY.
  
 5. PURSUANT TO SECTION 94-445 (4) (G) (3) (II), IN ALL
 AREAS TO BE PLANTED IN A CULTIVATED LANDSCAPE,
 IRRIGATION SYSTEMS SHALL BE DESIGNED TO HAVE 120
 PERCENT COVERAGE. THIS INCLUDES ALL RIGHTS-OF-WAY.
 ALSO, A NOTE ON THE LANDSCAPE PLAN INDICATES THAT 100%
 COVERAGE WILL BE PROVIDED.
  
 6. PURSUANT TO SECTION 94-442 (C), PALM TREES MAY BE
 SUBSTITUTED FOR NOT MORE THAN 35 PERCENT OF THE SHADE
 OR FLOWERING TREES REQUIRED BY THIS ARTICLE. WHEN PALM
 TREES ARE SUBSTITUTED FOR SHADE TREES, TWO PALM TREES
 SHALL BE PROVIDED FOR EACH REQUIRED SHADE TREE. THIS
 2:1 SUBSTITUTION SHALL NOT BE REQUIRED FOR ROYAL PALMS
 BUT WILL BE REQUIRED FOR THE FOXTAIL PALMS. IN ANY
 CASE, THE
 35 PERCENT CANNOT BE EXCEEDED. PLEASE PROVIDE THE
 CALCULATIONS.
  
 7. THE PROPOSED HEDGE ALONG THE EAST PROPERTY LINE
 SHALL BE PLANTED ALONG THE INTERIOR PERIMETER OF THE
 LANDSCAPE BUFFER WITH SOD OR PREFERABLY GROUND COVER
 BETWEEN THE HEDGE AND SIDEWALK. THE HEDGES ALONG THE
 NORTH AND SOUTH SIDES OF THE SITE SHALL BE PLANTED 18
 INCHES IN FROM THE PROPERTY LINE.
  
 8. PURSUANT TO SECTION 94-443 (B) (4), AT LEAST ONE
 SHADE OR FLOWERING TREE SHALL BE PLANTED IN THE
 REQUIRED LANDSCAPE STRIP FOR EACH 30 LINEAR FEET OR
 PORTION THEREOF. THIS LANDSCAPE STRIP IS REQUIRED TO
 BUFFER NONRESIDENTIAL USES ADJACENT TO A PUBLIC
 THOROUGHFARE AND NONRESIDENTIAL ZONING DISTRICT AND
 APPLIES TO THE NORTH, SOUTH AND EAST PERIMETER OF THE
 SITE. THE SPACING BETWEEN TREES EXCEEDS THIRTY (30)
 FEET ALONG THE EAST SIDE AND NO TREES ARE SHOWN ALONG
 THE SOUTH SIDE OF THE SITE.
  
 9. PURSUANT TO SECTION 94-443 (C) (3) (A), EACH ROW OF
 PARKING SPACES SHALL BE TERMINATED BY LANDSCAPED
 ISLANDS OF NOT LESS THAN FIVE FEET IN WIDTH AND NOT
 LESS THAN THE LENGTH OF THE ADJACENT PARKING STALL. THE
 LANDSCAPED ISLAND SHALL CONTAIN AT LEAST ONE SHADE OR
 FLOWERING TREE. THERE IS AT LEAST ONE (1) MISSING
 ISLAND ON THE EAST SIDE OF THE BUILDING AND TWO (2) ON
 THE WEST SIDE.
  
 10. THERE ARE SOME CONFLICTS BETWEEN PROPOSED STREET
 LIGHTS AND TREES.
  
 11. STAFF RECOMMENDS THAT IN ALL AREAS WHERE PARKING
 ROWS ARE ADJACENT TO LANDSCAPE AREAS, CURBING BE USED
 INSTEAD OF CAR STOPS. PARKED VEHICLES SHALL NOT EXTEND
 INTO A LANDSCAPED AREA THAT IS FIVE OR LESS FEET WIDE
 UNLESS TWO ADDITIONAL FEET ARE ADDED TO THE BUFFER. THE
 TWO ADDITIONAL FEET OF LANDSCAPING SHALL CONTAIN NO
 PLANT, IRRIGATION DEVICE, OR OTHER OBJECT HIGHER THAN
 SIX INCHES ABOVE THE TOP OF THE CURB. IN ADDITION, THE
 PROPOSED 26 FOOT DRIVE AISLE ON THE EAST SIDE OF THE
 BUILDING COULD BE REDUCED TO 24 FEET WITH THE
 ADDITIONAL AREA CONVERTED INTO GREEN SPACE. THIS WILL
 CONVERT PAVED AREA INTO GREEN SPACE AND ALLOW THE TREES
 MORE ROOM FOR THEIR ROOT SYSTEM FO DEVELOP.
  
 12. PLEASE SUBMIT A TREE ALTERATION PERMIT APPLICATION
 WITH SETS OF SIGNED AND SEALED PLANS TO THE PLANNING
 AND ZONING DEPARTMENT.
  
 13. PLEASE PROVIDE SOD AND IRRIGATION ON THE OUTPARCEL
 SITE.
