 1. PLEASE PROVIDE A COPY OF THE RECORDED DEED
 INDICATING THE OWNER AS ???CENTER STREET WIFE TRUCK
 HOLDING, LLC???. AN EXECUTED DEED WAS PROVIDED, HOWEVER
 IT DOES NOT INDICATE IT BEING RECORDED IN THE PUBLIC
 RECORDS, AND THE PROPERTY APPRAISER???S OFFICE STILL
 INDICATES THE CURRENT OWNER AS ???TIGER INVESTMENTS
 GROUP, INC.???.
  
 2. THE PUBLIC NOTICE MAILER AFFIDAVIT SHOULD NOT BE
 SIGNED/NOTARIZED UNTIL THE MAILERS HAVE BEEN SENT.
 STAFF WILL PROVIDE YOU WITH THE MAILER AND INDICATE THE
 DATE BY WHICH THEY NEED TO BE SENT BY. UPON MAILING THE
 NOTICE, THE AFFIDAVIT SHOULD THEN BE SIGNED AND
 NOTARIZED INDICATING THE DATE WHEN THIS OCCURRED.
  
 3. PLEASE PROVIDE UTILITY LETTERS FROM AT&T AND THE
 CITY OF WEST PALM BEACH PUBLIC UTILITIES DEPARTMENT.
  
 4. PURSUANT TO THE ZONING BOARD OF APPEALS (ZBA)
 APPLICATION, THE SURVEY SHALL BE AN ALTA/ACSM SURVEY
 THAT PROVIDES ALL IMPROVEMENTS LISTED IN THE
 APPLICATION.
  
 5. ACCORDING THE UTILITY LETTER PROVIDED BY FLORIDA
 PUBLIC UTILITIES, THERE IS A GAS LINE WITHIN AN
 EASEMENT ALONG THE SOUTH PROPERTY LINE???THIS IS NOT
 REFLECTED ON THE SURVEY, AND WILL REQUIRE MODIFICATIONS
 TO THE SITE/LANDSCAPE PLANS TO AVOID CONFLICT. IF
 FLORIDA PUBLIC UTILITIES HAS NO OBJECTION TO THE
 INSTALLATION OF LANDSCAPING WITHIN SUCH EASEMENT,
 PLEASE PROVIDE A RELEASE INDICATING SUCH.
  
 6. THE JUSTIFICATION STATEMENT INDICATES THAT A WAIVER
 IS BEING REQUESTED REGARDING THE SIZE OF THE TRASH
 RECEPTACLE AND ENCLOSURE. NO WAIVER IS REQUIRED,
 HOWEVER, AN APPROVAL LETTER, AS WELL AS AN APPROVED SET
 OF PLANS, SHALL BE PROVIDED FROM THE CITY???S
 SANITATION DEPARTMENT INDICATING APPROVAL OF THE SIZE
 AND LOCATION OF THE TRASH RECEPTACLES.
  
 7. THE JUSTIFICATION STATEMENT INDICATES THAT A WAIVER
 IS BEING REQUESTED FROM THE LOADING SPACE REQUIREMENT.
 THIS PROVISION CANNOT BE WAIVED.
  
 8. PLEASE REMOVE THE EMERGENCY EGRESS THAT IS PROVIDED
 ALONG SOUTHERN BOULEVARD. PURSUANT TO SECTION 94-313(1)
 OF THE CITY???S ZONING AND LAND DEVELOPMENT REGULATIONS
 (ZLDRS), COMMERCIAL DEVELOPMENTS OF THIS SIZE SHALL
 ONLY BE PERMITTED ONE (1) INGRESS/EGRESS POINT, WHICH
 CORNER LOTS BEING PERMITTED ONE (1) ADDITIONAL INGRESS
 POINT (2 POINTS TOTAL).
  
 9. PLEASE PROVIDE DOCUMENTATION FROM THE FLORIDA
 DEPARTMENT OF TRANSPORTATION INDICATING THEIR REVIEW
 AND APPROVAL OF ALL IMPROVEMENTS TO THE SOUTHERN
 BOULEVARD RIGHT-OF-WAY, INCLUDING SIZE AND LOCATION OF
 INGRESS/EGRESS POINTS, ETC.
  
 10. THE JUSTIFICATION STATEMENT INDICATES THAT A WAIVER
 IS BEING REQUESTED FROM THE ADDITIONAL RIGHT-OF-WAY
 SETBACKS. NO SUCH WAIVER IS REQUIRED AS THESE
 ADDITIONAL SETBACKS ARE MEASURED FROM THE CENTERLINE OF
 THE ROADWAY, NOT THE PROPERTY LINE.
  
 11. THE RESPONSES TO THE ADDITIONAL STANDARDS INDICATES
 THAT THE SETBACK REQUIREMENT FOR BUILDINGS, SIGNS, ETC.
 IS NOT APPLICABLE; THIS PROVISION DOES APPLY AND IF
 UNABLE TO CONFORM TO MINIMUM 25 FOOT SETBACK FROM THE
 PUBLIC RIGHT-OF-WAY, A WAIVER SHALL BE REQUESTED.
  
 12. THE RESPONSES TO THE ADDITIONAL STANDARDS INDICATES
 THAT THE SALE OF CONVENIENCE STORE ITEMS IS NOT
 APPLICABLE; ARE NO CONVENIENCE ITEMS BEING SOLD IN THE
 WAITING AREA? IF SUCH ITEMS ARE GOING TO BE SOLD,
 PLEASE INDICATE THIS AND PROVIDE THE TOTAL FLOOR AREA
 FOR SUCH USE.
  
 13. THE RESPONSES TO THE ADDITIONAL STANDARDS, AND THE
 SITE PLAN, INDICATE THE EXISTING FENCE IS PROPOSED TO
 REMAIN. PURSUANT TO SECTION 94-273(D)(46)(B)(9) OF THE
 CITY???S ZONING AND LAND DEVELOPMENT REGULATIONS
 (ZLDRS), AN OPAQUE WALL SHALL BE PROVIDED ADJACENT TO
 RESIDENTIAL ZONING DISTRICTS.
  
 14. PLEASE PROVIDE THE PROPOSED HOURS OF
 OPERATION???STAFF WILL BE RECOMMENDING THAT THE HOURS
 BE RESTRICTED TO 6:00AM TO 10:00PM.
  
 15. THE SCALE SHOWN ON THE SITE/LANDSCAPE PLAN IS
 INCORRECT. PLEASE ADJUST ACCORDINGLY.
  
 16. THE SITE DATE TABLE NEEDS PROVIDE THE PROPOSED
 PERCENTAGES OF IMPERVIOUS, PERVIOUS, BUILDING COVERAGE,
 OPEN SPACE, ETC.
  
 17. THE SQUARE FOOTAGE OF THE SITE AREA DOES NOT MATCH
 THAT SHOWN ON THE SURVEY. PLEASE ADJUST ACCORDINGLY.
  
 18. NO INFORMATION WAS PROVIDED IN THE SITE DATE TABLE
 REGARDING THE AMOUNT OF OPEN SPACE. PLEASE PROVIDE THIS
 INFORMATION.
  
 19. THE ???STANDARD ANGLED PARKING DETAIL??? SHOWN ON
 THE SITE/LANDSCAPE PLAN DOES NOT MEET THE MINIMUM
 STANDARDS FOR THE CITY. PLEASE REMOVE, AS THERE IS
 ANOTHER PARKING STALL DETAIL, OR ADJUST ACCORDINGLY TO
 MEET THE MINIMUM CRITERIA (CORRECT DIMENSIONS,
 DOUBLE-STRIPING, ETC.).
  
 20. AS PROPOSED, THERE IS NO WAY TO ACCESS THE PARKING
 ON THE SOUTH SIDE OF THE BUILDING FROM SOUTH OLIVE
 AVENUE BECAUSE OF THE ONE-WAY DESIGNATION. THE ONE-WAY
 DESIGNATION SHOULD BE MOVED FURTHER WEST NEAR THE
 DUMPSTER ENCLOSURE.
  
 21. THE SECOND SPACE IN FROM THE EAST END OF THE CANOPY
 IS ONLY EIGHT (8) FEET IN WIDTH. PLEASE ADJUST
 ACCORDINGLY TO MEET THE MINIMUM WIDTH REQUIRED (8.5
 FEET).
  
 22. PLEASE NOTE THE HEIGHT OF THE EXISTING FENCE THAT
 IS PROPOSED TO REMAIN.
  
 23. THE DIMENSION SHOWN FOR THE ANGLED PARKING SPACES
 IS INCORRECT. THE DIMENSION LINE INDICATES 9 FEET IN
 WIDTH, WHILE IT ONLY MEASURES AT 8.5 FEET.
  
 24. THE DIMENSION SHOWN FOR THE LENGTH OF THE STANDARD
 PARKING SPACES IS INCORRECT. THE DIMENSION LINE
 INDICATES 18.5 FEET, WHILE IT ONLY MEASURES AT 18 FEET.
  
 25. PLEASE CLARIFY THE NOTE IN THE NORTHWEST CORNER
 INDICATING ???HANDICAP ACCESS TO PUBLIC R/W???. IT
 APPEARS TO BE POINTING IN THE WRONG LOCATION.
  
 26. PURSUANT TO SECTION 94-145(2)(B) OF THE CITY???S
 ZLDRS, CORNER SIDE SETBACKS SHALL BE A MINIMUM OF FIVE
 (5) FEET; PLANS ONLY INDICATE FOUR (4) FEET.
  
 27. ALL SETBACKS NOTED ON THE PLAN SHALL BE MEASURED TO
 THE POINT ALONG THE BUILDING THAT IS CLOSEST TO THE
 PROPERTY LINE. IT APPEARS THAT SOME DIMENSION LINES ARE
 NOT MEASURED TO THE CLOSEST POINT.
  
 28. PLEASE CLARIFY AS TO WHETHER OR NOT ANY SITE
 LIGHTING IS BEING INSTALLED. IF SO, IT SHALL COMPLY
 WITH SECTION 94-309(A) AND SECTION 94-310(D) OF THE
 CITY???S ZLDRS.
  
 29. PLEASE CLARIFY AS TO WHETHER OR NOT ANY
 FREESTANDING SIGNS ARE PROPOSED. THERE DOES NOT APPEAR
 TO BE ANY SHOWN ON THE PLANS.
  
 30. PLEASE PROVIDE A DETAIL OF THE PROPOSED BIKE RACKS.
 SUCH RACKS SHALL CONFORM TO THE ATTACHED
 RECOMMENDATIONS.
  
 31. PLEASE CLARIFY AS TO THE LOCATION OF THE PROPOSED
 VACUUMS AND WHAT DOCUMENTATION REGARDING NOISE
 MITIGATION FOR THE RESIDENTIAL PROPERTIES TO THE SOUTH.
 32. PLEASE CLARIFY WHERE CARS WILL BE STORED FOLLOWING
 COMPLETION AND PRIOR TO PICK-UP? SUCH CARS SHALL NOT
 IMPEDE WITH ON-SITE CIRCULATION, ETC.
  
 33. STACKING INTO THE CAR WASH SHALL NOT BLOCK THE
 SIDEWALK. AS DESIGNED IT LOOKS LIKE THIS IS A VERY
 LIKELY SCENARIO.
  
 34. PLEASE REVISE THE ARCHITECTURAL DRAWINGS TO BETTER
 ENHANCE THE WEST FACADE OF THE PROPOSED STRUCTURE. THIS
 FACADE IS HIGHLY VISIBLE FOR EAST-BOUND TRAFFIC ON
 SOUTHERN BOULEVARD AND SHOULD PROVIDE A BETTER
 APPEARANCE TO THE STREET.
  
 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
