 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED

 1) THE RELOCATED DUMPSTER IS REQUIRED TO HAVE A HEDGE
 AROUND THE ENCLOSURE. WHILE THIS IS SHOWN ON THE
 DETAIL, IT IS NOT SHOWN ON THE SITE AND LANDSCAPE
 PLANS.
  
 2) THE ENCLOSURE ON THE DETAIL AND THE PLANS SHALL BE
 SHOWN TO MEET THE MINIMUM SIZE OUTLINED IN THE JUNE 16,
 2010 DATED LETTER FROM GREG ROGERS, PUBLIC WORKS
 DEPARTMENT. THE SETBACK FROM THE ENCLOSURE TO THE
 PROPERTY LINE SHALL BE PROVIDED. A MINIMUM OF FIVE (5)
 FEET IS REQUIRED.
  
 3) PROVIDE PARKING SPACE DETAILS FOR ALL OF THE PARKING
 CONFIGURATIONS ON THE PLANS. ONLY 45 DEGREE AND 90
 DEGREE DETAILS ARE PROVIDED FOR REGULAR SPACES AND ONLY
 90 DEGREE IS PROVIDED FOR ADA SPACES. THERE ARE 55, 65
 AND 69 DEGREE REGULAR PARKING SPACES SHOWN ON THE
 PLANS. THE DIMENSIONS OF THE PARKING IN FRONT OF THE
 ADMINISTRATION BUILDING ARE NOT PROVIDED. THERE ARE 55
 AND 65 DEGREE ADA SPACES SHOWN ON THE PLANS. PROVIDE
 THE SIZE OF THE PARKING SPACES, THE PARKING SPACE
 ANGLE, AND THE DIMENSIONS OF THE DRIVE AISLES ON THE
 PLANS. STAFF IS UNABLE TO VERIFY THAT THE PARKING
 SPACES WILL FUNCTION ADEQUATELY WHILE MAINTAINING
 PROPER ACCESS THROUGH THE SITE. NOTE: COMPLIANCE WITH
 THE FOLLOWING REQUIRES ONLY 90 AND 45 DEGREE PARKING:
  
 A. THE PARKING AREA BETWEEN THE SOUTH SIDE OF THE UNITY
 BUILDING AND THE ANNE NORTON SCULPTURE GARDEN (ANSG)
 SHALL BE STRIPED AT A 45 DEGREE ANGLE DUE TO THE
 AVAILABLE DIMENSION. NOTE: PHASE I SHALL HAVE AN AREA
 SET ASIDE FOR THE REQUIRED FIVE (5) FOOT LANDSCAPE
 BUFFER ADJACENT TO ANSG. THE BUFFER SHALL BE INSTALLED
 IN PHASE II. THE SAW TOOTH PAVEMENT AT THE HEAD OF THE
 PARKING SPACES SHALL BE REMOVED TO PROVIDE MOTE GREEN
 SPACE. THE STRIPING AT 45 DEGREES MAY AFFECT THE NUMBER
 OF PARKING SPACES THAT FIT. ANY CHANGES SHALL BE
 REFLECTED ON THE PARKING TABLE.
 B. THE PARKING AREA BETWEEN THE WEST SIDE OF THE UNITY
 BUILDING AND COCOANUT LANE SHALL BE STRIPED AT A 45
 DEGREE ANGLE DUE TO THE AVAILABLE DIMENSION. NOTE:
 PHASE I SHALL HAVE AN AREA SET ASIDE FOR THE REQUIRED
 FIVE (5) FOOT LANDSCAPE BUFFER ADJACENT TO COCOANUT
 LANE. THE PLANTING AREA MAY NEED TO BE WIDER THAN FIVE
 (5) TO FACILITATE TREE INSTALLATION OUTSIDE OF THE
 THREE (3) FOOT UTILITY EASEMENT. CARE NEEDS TO BE TAKEN
 WHEN DESIGNING THE TERMINAL AND INTERIOR LANDSCAPE
 ISLANDS ALONG COCOANUT TO INCORPORATE THE EXISTING
 TREES. THESE SHALL BE STRIPED IN PHASE I AND INSTALLED
 IN PHAGE II.
 C. THE EXISTING PARKING AREA SOUTH OF THE
 ADMINISTRATION BUILDING SHALL BE STRIPED AT A 45 DEGREE
 ANGLE DUE TO THE AVAILABLE DIMENSION. NOTE: THE
 PEDESTRIAN ACCESS SHALL BE DELINEATED AT FIVE (5) FEET
 WIDE OUTSIDE OF THE TRAVEL LANE, THEREFORE A LESSER
 PARKING ANGLE IS NOT FEASIBLE.
 D. THE AREA IN FRONT OF THE ADMINISTRATION BUILDING
 SHALL BE RECONFIGURED FOR PHASE II TO NARROW THE
 DRIVEWAYS FOR ONE-WAY IN AND ONE-WAY OUT OPERATIONS.
 THE LANDSCAPE BUFFER AREA BETWEEN THE TWO DRIVES SHALL
 BE EXPANDED AS NEEDED.
 E. A LANDSCAPE AREA SHALL BE INSTALLED AS PART OF PHASE
 II TO SEPARATE THE ADMIN BUILDING EXIT DRIVE FROM THE
 DROP-OFF ENTRY/UNITY ENTRANCE DRIVE. THE WESTERN SIDE
 OF THE LANDSCAPE AREA SHALL BE DESIGNED TO DIRECT
 VEHICLES THAT DO NOT FIND A SPACE IN THE ADMINISTRATION
 PARKING AREA TO THE UNITY AREA.
 F. THE OLIVE AVENUE PARKING LOT SHALL BE DESIGNED SO
 THAT THERE IS A FIVE (5) FOOT WIDE LANDSCAPE BUFFER ON
 THE NORTH AND SOUTH SIDES AND AN INTERIOR ISLAND THAT
 WILL ACCOMMODATE THE TREE THAT WILL NOT FIT IN THE TWO
 (2) FOOT WIDE WESTERN BUFFER STRIP. THE PLANTER AGAINST
 THE WESTERN SIDE OF THE BUILDING SHALL BE REMOVED IN
 ORDER FOR THE DRIVE AISLE TO MEET DIMENSIONAL
 REQUIREMENTS. ONE PARKING SPACE WILL BE LOST AND THE
 PARKING TABLE SHALL REFLECT THIS. THE STRIPING SHALL BE
 DONE IN PHASE I AND THE LANDSCAPE AND CURBING IN PHASE
 II.
 G. ALL PHASE II TERMINAL AND INTERIOR PARKING ISLANDS
 ARE REQUIRED TO BE STRIPED OUT IN PHASE I, INCLUDING
 THE MAXIMUM EXTENT OF THE CURBING, AS NO PARKING.
 H. THE PARALLEL PARKING SPACES NORTH OF THE PITT
 BUILDING SHOULD BE ANGLED TO MATCH THE ANGLE OF THE
 TERMINAL ISLAND TO THE NORTH TO PROVIDE A SMOOTH
 TRANSITION.
  
 4) VERIFICATION IS REQUIRED FROM THE CONSTRUCTION
 SERVICES DEPARTMENT THAT THE ADA SPACES ARE ADEQUATELY
 PLACED TO SERVICE THE EXISTING BUILDINGS.
  
 5) THE ANGLED ADA SPACES SHALL BE VERIFIED THAT THEY
 ARE THE PROPER DEPTH. DUE TO THE DIFFERENCE IN WIDTH
 BETWEEN ADA AND REGULAR SPACES, THE REGULAR SPACE
 DIMENSIONS ARE TOO SMALL TO USE FOR THE ADA SPACES (CAR
 WOULD EXTEND INTO PARKING AISLE). TWO ADA ACCESS RAMPS
 ARE NOT REQUIRED AND SHOULD BE REDESIGNED. THE BUFFERS
 BETWEEN THE SPACES AND FLAGLER DRIVE SHALL BE INSTALLED
 ADJACENT TO THE PARKING SPACES AS PART OF PHASE I. A
 TERMINAL ISLAND IS REQUIRED ON THE SOUTH SIDE OF THE
 UNITY BUILDING. CURBING AND RECONFIGURED CURB CUTS
 SHALL BE INSTALLED AS PART OF PHASE II.
  
 6) A TRAFFIC CONTROL PLAN, INCLUDING OPERATIONAL TEXT
 AND DETAILS SHOWING WHERE TRAFFIC DIRECTING PERSONNEL
 WILL BE STATIONED IS REQUIRED.
  
 7) ENGINEERING SERVICES DEPARTMENT APPROVAL IS REQUIRED
 FOR THE INSTALLATION OF ???NO LEFT TURN SIGNS??? IN THE
 PUBLIC RIGHT-OF-WAY. PALM BEACH DAY ACADEMY IS
 RESPONSIBLE FOR THE COST OF FABRICATION, INSTALLATION
 AND MAINTENANCE OF THE SIGNS.
  
 8) THE DRIVEWAY AND PEDESTRIAN PATH CONNECTIONS TO
 COCOANUT LANE SHALL BE SHOWN IN FUNCTIONAL
 CONFIGURATIONS. THIS SHALL BE INSTALLED IN PHASE I.
 NOTE: THERE IS AN EXISTING CHAIN STRUNG ACROSS THE
 DRIVEWAY. THE PEDESTRIAN ACCESS SHALL NOT BE IMPEDED BY
 THIS CHAIN. A LANDSCAPE BUFFER/TERMINAL ISLAND IS
 REQUIRED AT THE END OF THE PARKING ROW.
  
 9) THE BIKE RACK SHOWN ON THE PLANS DOES NOT MATCH THE
 SIZE SHOWN ON THE DETAIL. NOTE: DETAIL CONTAINS MORE
 SPACES THAN THE FOUR (4) REQUIRED. THE BIKE RACK IS NOT
 SHOWN ON THE LANDSCAPE PLANS.
  
 10) THE UTILITY PROVIDERS SHALL APPROVE ANY LANDSCAPE
 INSTALLATION ADJACENT TO THE UTILITY EASEMENTS AND
 UNDERNEATH OVERHEAD LINES.
  
 11) HEDGES SHALL BE PROVIDED IN THE TERMINAL
 ISLANDS/LANDSCAPE BUFFERS ALONG FLAGLER DRIVE TO SCREEN
 PARKING. NOTE: THE HEDGE SHOULD ANGLE NORTH OF THE PITT
 BUILDING.
  
 12) THE ZONING AND FUTURE LAND USE LISTED ON THE SITE
 DATA TABLE SHALL INCLUDE MF32 AND MF.
  
 13) THE MAPS ON THE SITE PLAN DO NOT SHOW THE ENTIRE
 PROPERTY.
  
 14) IN PHASE II, ADDITIONAL LANDSCAPE SHALL BE
 INSTALLED ALONG TUXEDO LANE NORTH OF THE EXISTING
 BUILDINGS.
  
 15) A FIVE FOOT BUFFER IS REQUIRED THROUGHOUT THE
 PROPERTY IN PHASE II EXCEPT FOR THE OLIVE AVENUE
 PARKING LOT WEST BUFFER MAY REMAIN.

 2) EXAMINE FLIPPING THE ANGLED PARKING FROM SOUTH OF
 THE ADMINISTRATION BUILDING TO NORTH OF THE UNITY
 BUILDING FOR BETTER CIRCULATION. PHASE II
