 PLEASE RESPOND TO REVIEW COMMENTS IN WRITTEN FORMAT.
  
 1. REPEAT COMMENT: PLEASE PROVIDE THE TABULATION
 NECESSARY FOR THE EVALUATION OF COMPLIANCE WITH ARTICLE
 XIV OF THE ZONING AND LAND DEVELOPMENT REGULATIONS,
 INCLUDING THE XERISCAPE DESIGN OPTIONS. PLEASE PROVIDE
 ACCURATE CALCULATIONS. THE OPEN SPACE IS DETERMINED BY
 TAKING THE ENTIRE SQUARE FOOTAGE OF THE SITE AND
 DEDUCTING THE COMBINED SQUARE FOOTAGE OF THE BUILDING
 FOOTPRINTS. THE DIFFERENCE IS THE OPEN SPACE FOR WHICH
 THE OTHER CALCULATIONS ARE BASED. REGARDING THE
 XERISCAPE CALCULATIONS, FIVE POINTS WERE TAKEN FOR
 PROVIDING TWENTY-FIVE PERCENT MORE THAN THE REQUIRED
 SHADE TREES IN THE VEHICULAR USE AREAS. PLEASE SHOW HOW
 YOU ARRIVED AT THIS DETERMINATION.
  
 2. REPEAT COMMENT: THE PARKING LAYOUT AND THE TRAVEL
 AISLES WILL NEED TO BE MODIFIED IN ORDER TO PROVIDE THE
 REQUIRED PERIMETER LANDSCAPE BUFFERS, INTERIOR ISLANDS
 AND FOUNDATION LANDSCAPING REQUIRED BY CODE. ANY
 UNNECESSARY PAVEMENT SHALL BE REMOVED AND CONVERTED
 INTO GREEN SPACE. THE FIVE FOOT LANDSCAPE BUFFER
 ADJACENT TO FLAGLER DRIVE IN FRONT OF THE 4478 SQUARE
 FOOT BUILDING SHALL BE EXTENDED. THE RIGHT-OF-WAY SHALL
 BE RECONSTRUCTED TO DUPLICATE THE PATTERN ALONG THE
 STREET (SIDEWALK AND SODDED UTILITY STRIP) ADJACENT TO
 THE MODIFIED LANDSCAPE STRIP. THE LANDSCAPE BUFFER AT
 THE NORTH END OF THAT PARKING ROW IS REQUIRED TO BE
 FIVE FEET IN WIDTH. THE PAVED AREA WEST OF THE HANDICAP
 PARKING STALL AT THE SOUTHEAST CORNER OF THE TWO-STORY
 BUILDING SHALL BE REMOVED AND CONVERTED INTO GREEN
 SPACE. THE LANDCAPE BUFFERS ALONG THE PERIMETER OF THE
 SITE IN SEVERAL LOCATIONS DO NOT MEET MINIMUM
 STANDARDS.
  
 3. REPEAT COMMENT: PURSUANT TO SECTION 94-445 (4) (G)
 (3) (II), IN ALL AREAS TO BE PLANTED IN A CULTIVATED
 LANDCAPE, IRRIGATION SYSTEMS SHALL BE DESIGNED TO HAVE
 120 PERCENT COVERAGE, INCLUDING THE ADJACENT
 RIGHTS-OF-WAY. THIS NOTE SHALL APPEAR ON THE PLAN.
  
 4. THE FIVE FOOT WIDE PERIMETER LANDSCAPE BUFFERS MUST
 BE PROVIDED. HOWEVER, BECAUSE THERE ARE LARGE TREES ON
 THE NEIGHBORING NORTON PROPERTY, WE WILL ALLOW THE
 EXISTING TREES TO SATISFY THE TREE REQUIREMENTS FOR
 THIS PROPERTY. A HEDGE IS REQUIRED AND THE BALANCE OF
 THE LANDSCAPE STRIP SHALL BE PLANTED WITH GRASS OR
 GROUND COVER. IF THE HEDGE ON THE NEIGHBORING PROPERTY
 TO THE NORTH MEETS OUR HEDGE REQUIREMENTS, WE WILL
 ALLOW IT TO BE COUNTED TOWARD MEETING THE REQUIREMENTS
 OF THIS PROJECT. A NOTE SHALL APPEAR ON THE PLAN THAT
 IF FOR ANY REASON, THE TREES AND/OR SHRUBS ON THE
 NEIGHBORING PROPERTIES ARE EVER REMOVED, THEN THIS
 PROPERTY SHALL INSTALL WHATEVER TREE AND PLANT MATERIAL
 IS REQUIRED TO MEET THE CODE REQUIREMENTS.
  
 5. PURSUANT TO SECTION 94-443 (C) (2), A HEDGE SHALL BE
 PLANTED ALONG THE INSIDE PERIMETER OF THE LANDSCAPE
 BUFFER THAT SEPARATES A VEHICULAR USE AREA FROM
 THOROUGHFARES. PLEASE ADD A HEDGE IN THE TERMINAL
 LANDCAPE ISLANDS ADJACENT TO FLAGLER DRIVE.
  
 6. PURSUANT TO SECTION 94-443 (C) (3) (A) EVERY
 TERMINAL LANDSCAPE ISLAND SHALL CONTAIN AT LEAST ONE
 SHADE OR FLOWERING TREE. PLEASE ADD A TREE AT THE EAST
 END OF THE PARALLEL PARKING ROW ON THE NORTH SIDE OF
 THE WILLIAM PITT HOUSE. A TERMINAL LANDSCAPE ISLAND
 WITH TREE MUST BE CREATED AT THE WEST END OF THE ANGLED
 PARKING ROW LOCATED ON THE SOUTH SIDE OF THE 4478
 SQUARE FOOT BUILDING.
  
 7. PURSUANT TO SECTION 94-445 (4) (B), THOUGH TWO PALMS
 ARE THE EQUIVALENT TO ONE SHADE TREE, A MINIMUM OF
 THREE PALMS PER CLUSTER IS REQUIRED. MANY OF THE
 ISLANDS AND PORTIONS OF THE PERIMETER LANDSCAPE BUFFER
 SHOW GROUPINGS OF TWO PALMS. IN ADDITION, IT IS
 IMPOSSIBLE TO GROUP PALMS IN A FIVE FOOT OR LESS
 LANDSCAPE STRIP. THEREFORE, PALMS SHOULD NOT BE USED IN
 THE PERIMETER LANDSCAPE STIRPS.
  
 8. PURSUANT TO SECTION 940446 (1), LANDSCAPING SHALL BE
 INSTALLED IN A SOUND WORKMANSHIP LIKE MANNER ACCORDING
 TO ACCEPTED AND PROPER PLANTING PROCEDURES. PLANT
 MATERIALS SHALL BE LOCATED AND INSTALLED TO PROVIDE
 PROPER GROWING CONDITIONS AND GOOD DRAINAGE OF ROOT
 SYSTEMS. SOIL IN LANDSCAPED AREAS SHALL BE FREE OF
 DEBRIS, INCLUDING PAVING BASE OR FILL MATERIAL, AND
 CALCAREOUS MATERIALS SUCH AS SHELL, LIME ROCK,
 CONCRETE, PLASTER AND STUCCO. PALMS CANNOT BE PLANTED
 IN AN AREA LESS THAN FIVE FEET IN WIDTH FOR THE ROOT
 SYSTEM TO PROPERLY DEVELOP. SHADE TREES GENERALLY NEED
 A LARGER GROWING AREA. THE PROPOSED TREES ADJACENT TO
 ORANGE COURT SHOULD BE MOVED TO THE NORTH, AWAY FROM
 THE UTILITY EASEMENT OR A LETTER SHALL BE OBTAINED FROM
 THE EASEMENT HOLDER ALLOWING SUCH PLANTING TO EXIST IN
 THE UTILITY EASEMENT.
  
 9. PURSUANT TO SECTION 94-444 (B), THE WALLS
 SURROUNDING THE DUMPSTER ENCLOSURE SHALL BE LANDSCAPED
 WITH SHRUBS AND HEDGES PLANTED AT TWO-FOOT INTERVALS.
  
 10. PURSUANT TO SECTION 94-443 (C) (5), PARKED VEHICLES
 SHALL NOT EXTEND INTO A LANDCAPED AREA THAT IS FIVE OR
 LESS FEET WIDE UNLESS TWO ADDITIONAL FEET ARE ADDED TO
 THE BUFFER. THE TWO ADDITIONAL FEET OF LANDSCAPING
 SHALL CONTAIN NO PLANT, IRRIGATION DEVICE, OR OTHER
 OBJECT HIGHER THAN THE CURB. BECAUSE THE LANDSCAPE
 BUFFER AT THE WEST PERIMETER OF THE SITE IS LESS THAN
 FIVE FEET, A CURB COULD BE INSTALLED IN THE LOCATION OF
 THE PROPOSED CAR STOPS WITH THE PAVEMENT BEYOND THE
 CURB BEING REMOVED AND CONVERTED INTO GREEN SPACE. THIS
 CANNOT BE COUNTED TOWARD MEETING THE FIVE FOOT
 LANDSCAPE BUFFER REQUIREMENT, BUT IT WILL ALLOW TREES
 ROOM TO SPREAD THEIR ROOTS.
  
 11. PURSUANT TO SECTION 94-443 (A) (2) (C), AT LEAST
 ONE SHADE OR FLOWERING TREE SHALL BE PLANTED IN A
 REQUIRED BUFFER FOR EACH 30 LINEAR FEET OF PORTION
 THEREOF. TREES ARE MISSING ALONG THE NORTH PERIMETER OF
 THE SITE AND PALMS ARE PROPOSED IN OTHER PERIMETER
 BUFFERS AS MENTIONED IN ITEM NUMBER 7 ABOVE.
  
 12. PURSUANT TO SECTION 94-442 (C), PALM TREES MAY BE
 SUBSTITUTED FOR NOT MORE THAN 35 PERCENT OF THE SHADE
 OR FLOWERING TREES REQUIRED BY THIS ARTICLE. PURSUANT
 TO SECTION 94-443 (C) (3), A MINIMUM OF 75 PERCENT OF
 ALL TREES THAT ARE REQUIRED TO BE PLANTED WITHIN THE
 INTERIOR OF AN OFF-STREET PARKING AREA SHALL BE SHADE
 TREES.
