 PLANS. PLEASE NOTE THAT CHANGES ON THE RESUBMITTED
 PLANS MAY RESULT IN ADDITIONAL COMMENTS.
  
 - THE PPRC COMMENTS SHALL BE SUFFICIENTLY ADDRESSED AND
 SUBMITTED TO THE PLANNING AND ZONING DEPARTMENT BY 5 PM
 ON JUNE 18, 2010, TO BE SCHEDULED FOR THE JULY 20, 2010
 PLANNING BOARD MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING AND ZONING
 DEPARTMENT HAS NOT RECEIVED A RESPONSE TO THE PPRC
 COMMENTS WITHIN 60 DAYS FROM THE DATE OF THE PPRC
 MEETING (AUGUST 9, 2010), THE CASE SHALL BE CONSIDERED
 WITHDRAWN. ANY FURTHER ACTION SHALL REQUIRE A NEW
 DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($600).
  
 1) THE TRAFFIC CONCURRENCY REQUEST LETTER SUBMITTED TO
 PB COUNTY ENGINEERING IS ONLY FOR THE "290 STUDENT
 INTERIM PLAN". SINCE THE APPLICANT IS SEEKING ZONING
 APPROVALS FOR 360 STUDENTS, IT NEEDS TO PROVIDE A
 TRAFFIC STATEMENT LETTER FROM THE PB COUNTY TRAFFIC
 ENGINEERING DIVISION INDICATING THAT THE 360-STUDENT
 PROPOSAL MEETS ARTICLE 12 OF THE COUNTY'S TRAFFIC
 PERFORMANCE STANDARDS.
  
 2) THE MAP FROM THE PALM BEACH COUNTY PROPERTY
 APPRAISER SHOWING THE 400 FOOT NOTIFICATION AND A COPY
 OF THE ADDRESS LIST WAS NOT INCLUDED.
  
 3) PROVIDE COPIES OF THE CITY AND UTILITY SERVICE
 PROVIDER LETTERS.
  
 4) PROVIDE COPY OF ORB 793 PG 178 - THE ABANDONMENT OF
 THE WALKWAY TO NORTH OF PROPERTY. NOTE: IT APPEARS FROM
 THE SURVEY THAT FENCE AND SOME OF NORTHERN SCHOOL
 FEATURES ARE ON THE RAPALLO SOUTH PROPERTY.
  
 5) THE NEW DUMPSTER LOCATION REQUIRES APPROVAL FROM THE
 SANITATION DEPARTMENT.
  
 6) THE RELOCATED DUMPSTER IS REQUIRED TO HAVE A HEDGE
 AROUND THE ENCLOSURE. THIS IS SHOWN ON THE DETAIL, BUT
 NOT ON THE PLAN.
  
 7) THE RELOCATION OF THE DUMPSTER REMOVES TWO (2)
 NON-CONFORMING PARKING SPACES FROM THE SITE. THE MASTER
 PLAN INCORRECTLY CALLS OUT THREE (3) EXISTING PARKING
 SPACES AT THIS LOCATION AND COUNTS THEM IN THE DATA
 TABLE, BUT NONE ARE SHOWN. PARKING SPACES MAY NOT BE
 RECONSTRUCTED AT THIS SITE UNLESS THEY CONFORM TO ALL
 CURRENT PARKING REQUIREMENTS.
  
 8) DUMPSTER ENCLOSURE DETAILS DO NOT MEET MINIMUM CITY
 STANDARDS. THE SETBACK FROM THE ENCLOSURE TO THE
 PROPERTY LINE SHALL BE PROVIDED. A MINIMUM OF FIVE (5)
 FEET IS REQUIRED.
  
 9) THE PARKING TABLE SHOWS 61 PARKING SPACES PROVIDED,
 YET THERE ARE 58 PARKING SPACES PHYSICALLY SHOWN ON THE
 PLANS. THE DISCREPANCY APPEARS TO BE IN THE THREE (3)
 SPACES REMOVED FOR THE NEW DUMPSTER ENCLOSURE.
  
 10) PROVIDE PARKING SPACE DETAILS FOR ALL OF THE
 PARKING CONFIGURATIONS ON THE PLANS (ONLY 90 DEGREE
 INCLUDED). PROVIDE THE SIZE OF THE PARKING SPACES, THE
 PARKING SPACE ANGLE, AND THE DIMENSIONS OF THE DRIVE
 AISLES ON THE PLANS. THE PROPOSED PARKING SPACES APPEAR
 TO BE LARGER THAN CITY STANDARDS.
  
 11) THE 58 PARKING SPACES PROVIDED REQUIRE THREE (3)
 ADA PARKING SPACES. ADA SPACES MAY NEED TO BE
 DISTRIBUTED EVENLY AMONG THE PARKING AREAS.
  
 12) A TURN AROUND SPACE IS REQUIRED FOR THE PARKING LOT
 EAST OF COCOANUT LANE. THIS BECOMES A DEAD-END PARKING
 SITUATION DURING SCHOOL HOURS WHEN THE GATE IS CLOSED.
  
 13) BACK OUT PARKING DIRECTLY ON TO A STREET IS
 PROHIBITED BY SECTION 94-485(J)(1). THIS MAY NOT BE
 WAIVED AS PART OF THE PLANNED DEVELOPMENT APPROVAL
 PROCESS.
  
 14) THE WESTERNMOST PARKING SPACE IN THE SOUTH OLIVE
 AVENUE PARKING AREA DOES NOT FUNCTION. THIS FURTHER
 REDUCES THE PARKING COUNT.
  
 15) STAFF HAS REPEATEDLY STATED THAT THE PARKING LOT
 SHALL BE SCREENED WITH A BUILDING, NOT AN ARCHITECTURAL
 FEATURE, WALL OR HEDGE, TO MAINTAIN THE BUILDING LINE
 ALONG SOUTH OLIVE AVENUE.
  
 16) ONE BICYCLE PARKING SPACE IS REQUIRED FOR EACH 20
 PARKING SPACES. PROVIDE THE LOCATION OF THE BICYCLE
 PARKING. THE BICYCLE PARKING DETAILS SHALL MATCH WHAT
 IS SHOWN ON THE PLANS.
  
 17) ENGINEERING SERVICES DEPARTMENT APPROVAL IS
 REQUIRED FOR THE INSTALLATION OF "NO LEFT TURN SIGNS"
 IN THE PUBLIC RIGHT-OF-WAY. PALM BEACH DAY ACADEMY IS
 RESPONSIBLE FOR THE COST OF FABRICATION, INSTALLATION
 AND MAINTENANCE OF THE SIGNS.
  
 18) AN APPLICATION IS TO BE FILED WITH THE ENGINEERING
 SERVICES DEPARTMENT TO RELOCATE THE PUBLIC PEDESTRIAN
 WALKWAY EASEMENT AND TO ABANDON THE CROSS ACCESS AND
 UTILITY EASEMENTS WHICH CONFLICT WITH THE PLAN. THE
 CITY COMMISSION SHALL DETERMINE IF THE RELOCATION IS
 APPROPRIATE.
  
 19) THE MASTER PLAN CALLS OUT AN EXISTING FIVE (5) FOOT
 WIDE LANDSCAPE BUFFER NORTHWEST CORNER OF SITE, BUT
 BUFFER IS ONLY TWO (2) FEET WIDE ON PLANS AND SURVEY.
  
 20) THE SITE DATA TABLE IS MISLEADING AS TO THE SQUARE
 FOOTAGE TOTALS AT MASTER PLAN BUILD OUT. THE MAXIMUM
 BUILDING FOOTPRINT AND SQUARE FOOTAGE SHALL BE PROVIDED
 FOR EACH NEW BUILDING SO THAT THEY CAN BE INCORPORATED
 AT THE TIME OF FORMAL SITE PLAN APPROVAL. THE NORTHERN
 MAX SETBACK FOR THE EDUCATION BUILDING IS ALSO
 REQUIRED.
  
 21) PROVIDE THE PREVIOUS/IMPERVIOUS AND LANDSCAPE
 PERCENTAGE NUMBERS AND LANDSCAPE DATA COUNTS (TREES AND
 SHRUBS REQUIRED) ON THE MASTER PLAN FOR THE WORST CASE
 FOOTPRINT BUILD-OUT. STAFF NEEDS TO VERIFY NUMBERS
 AGAINST THE CSPD REQUIREMENTS.
  
 22) WHAT MATERIAL WILL THE PEDESTRIAN PATH BE
 CONSTRUCTED OUT OF?
  
 23) WHY ARE THERE BENCH AND TRASH CAN DETAILS PROVIDED?
 WHERE ARE THESE PROPOSED TO BE LOCATED?
  
 24) WAIVER TABLE ON MASTER PLAN DOES NOT APPLY ONCE THE
 PROPERTY IS REZONED TO A CSPD. PLEASE REMOVE.
  
 25) WHAT WILL THE PROPOSED WALL ON FLAGLER DRIVE AND
 THE FENCES LOOK LIKE? THE PLANS DO NOT SPECIFY
 MATERIALS OR FOR THE FENCE, HEIGHT IN ALL INSTANCES.
 WHY DOES THE JUSTIFICATION STATE THE PARKING WILL HAVE
 NO FENCE AND THAT ALL FENCING WILL BE SET BACK FROM
 ORANGE COURT, YET THE SITE PLAN SHOWS A CHAIN LINK
 FENCE ALONG THE PROPERTY LINE SOUTH OF THE SOUTH OLIVE
 AVENUE PARKING AREA?
  
 26) WHERE WILL THE SANITARY LINE THAT CURRENTLY PASSES
 UNDER THE UNITY BUILDING BE RELOCATED TO? ADDITIONALLY,
 WHO IS SERVED BY THE PIPE OUTFALL THAT IS PROPOSED TO
 BE ABANDONED?
  
 27) NOTE: THE TREE PALETTE NEEDS TO BE DEFINED FOR THE
 BUFFERS AND INTERIOR TREES. THERE ARE OVERHEAD LINES
 AND UNDERGROUND UTILITIES IN MANY LOCATIONS ON AND
 ADJACENT TO THE SITE. THE PROPOSED TREES NEED TO TAKE
 INTO ACCOUNT THESE FEATURES (I.E. FPL RIGHT TREE RIGHT
 PLACE).
  
 28) THE PROPOSED REMOVAL OF THE BUILDINGS WITHIN THE
 MANGO PROMENADE HISTORIC DISTRICT REQUIRES HISTORIC
 PRESERVATION BOARD APPROVAL.
  
 29) WAIVERS:
  
 A. NEED NOTARIZED WAIVER FROM RAPALLO AND ANNE NORTON
 SCULPTURE GARDEN FOR THE WALL REQUIRED BETWEEN
 NON-RESIDENTIAL AND RESIDENTIAL PROPERTIES.
  
 B. FIVE (5) FOOT BUFFER ALONG RIGHTS-OF-WAY MAY NOT BE
 INTERRUPTED BY MORE THAN 25%. PROVIDE THE INFORMATION
 ON THE LINEAR FEET OF PROPERTY LINE, THE LINEAR FEET OF
 INTERRUPTION AND THE PERCENTAGE FOR TUXEDO AND COCOANUT
 LANES.
  
 C. THE PROVISION OF INTERIOR LANDSCAPE ISLANDS. NOTE -
 THE CALCULATIONS FOR PARKING LOT LANDSCAPE WERE NOT
 PROVIDED FOR THE SOUTH OLIVE AVENUE PARKING AREA.
  
 D. THE COVERED DROP-OFF IS WITHIN THE REQUIRED 15 FOOT
 SIDE SETBACK REQUIRED IN A CSPD.
  
 E. INCORRECT WAIVER REQUEST - ONLY A FIVE (5) FOOT
 LANDSCAPE BUFFER IS REQUIRED FOR VEHICULAR USE AREAS
