 WRITTEN FORMAT.
  
 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) COPIES, ONE (1) REDUCED COPY (11 INCHES X 17
 INCHES), AND AN ELECTRONIC COPY IN .PNG FORMAT OF ALL
 PLANS. PLEASE NOTE THAT CHANGES ON THE RESUBMITTED
 PLANS MAY RESULT IN ADDITIONAL COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING AND ZONING
 DEPARTMENT HAS NOT RECEIVED A RESPONSE TO THE PPRC
 COMMENTS WITHIN 60 DAYS FROM THE DATE OF THESE COMMENTS
 (JUNE 12, 2010), THE CASE SHALL BE CONSIDERED
 WITHDRAWN. ANY FURTHER ACTION SHALL REQUIRE A NEW
 DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE (MINOR
 AMEND $60, FSPR $300).
  
 1) THE RESUBMITTED PLANS SHOW THE UTILITY LINES (INC.
 WATER AND SEWER), FIRE HYDRANTS, CATCH BASINS, ETC. ON
 THE SITE AND LANDSCAPE PLANS. THERE APPEAR TO BE
 CONFLICTS WITH SOME OF THE NEW LINES PROPOSED
 LANDSCAPE. THIS NEEDS TO BE DISCUSSED WITH STAFF. THERE
 IS A LINE SHOWN UNDER THE GENERATOR BUILDING AND THE
 NEW BUILDING.
  
 2) PROVIDE DETAILS OF THE NEW CUT BACK LORING DRIVE
 MEDIAN AND HOW THE EXISTING LANDSCAPE IS AFFECTED. THE
 DRAWING SHOWS THE TRUCK VERY CLOSE TO THE PROPOSED
 WALL. THE WALL SHOULD BE CUT BACK TO PROVIDE MORE
 CLEARANCE. WRITTEN VERIFICATION FROM THE FIRE
 DEPARTMENT THAT THIS IS ACCEPTABLE IS REQUIRED.
  
 3) ONLY ONE TURN AROUND SPACE IS NEEDED ON THE SOUTH
 PARKING AREA. THE OTHER SPACE MAY BE FOR PARKING.
  
 4) THE DWELLING UNIT TABLE ON THE MASTER PLAN NEEDS TO
 BE REVISED TO ACCURATELY REFLECT THE UNIT COUNTS AFTER
 THE AMENDMENT IS APPROVED. ALL UNBUILT UNITS SHALL BE
 ACCOUNTED FOR (FUTURE PHASES). THE TABLES SHALL ALSO
 REFLECT THE DWELLING UNIT TYPE APPROVED BY THE MINOR
 AMENDMENT ON SEPTEMBER 25, 2009. THE TABLE NEEDS TO BE
 CORRECTED.
  
 5) THE BUILDING HEIGHT AMENDMENT THAT ALLOWED 110 FEET
 ONLY APPLIES TO TRADITIONS PHASE II AND NOT THE ENTIRE
 MORSE LIFE CAMPUS. THIS SHALL BE REFLECTED ACCURATELY
 ON ALL PLANS WHERE REFERENCED. THE TABLE NEEDS TO BE
 CORRECTED.
  
 6) THE MASTER PLAN SHALL SHOW THE NUMBERS FOR THE
 ENTIRE MORSE LIFE CAMPUS, NOT JUST AN UPDATE OF THE
 TRADITIONS SPECIFIC PLAN. THE TABLE NEEDS TO BE
 CORRECTED.
  
 7) THE CITY DOES NOT REQUIRE PARKING FOR STAFF. THAT IS
 FACTORED INTO THE BEDS/OFFICE NUMBERS. THE LISTED 79
 "REQUIRED" SPACES NUMBER IS NOT ACCURATE. ADDITIONAL
 PARKING MAY BE PROVIDED FOR THE STAFF. THE TABLE NEEDS
 TO BE CORRECTED.
  
 8) THE 117 NEW PARKING SPACES REQUIRE 6 BICYCLE PARKING
 SPACES. THE BICYCLE PARKING PAD SHOWN ON THE SITE AND
 LANDSCAPE PLANS IS NOT SIZED FOR 6 BICYCLES. IT NEEDS
 TO BE 9 FEET LONG. THE DETAIL SHALL MATCH THE PAD SHOWN
 ON THE PLANS. PLEASE NOTE THAT THE BIKE RACK DETAIL IS
 SIZED FOR 10 PARKING SPACES. THIS NEEDS TO BE
 CORRECTED.
  
 9) THE REVISED PARKING TABLE DOES NOT MATCH THE NUMBERS
 PROVIDED ON THE APPROVED SEPTEMBER 25, 2009 (TRADITION
 PROVIDED) MINOR AMENDMENT NOR DOES IT REMOVE THE SALES
 OFFICE DATA. THE TABLE NEEDS TO BE CORRECTED.
  
 10) THE BUILDING DATA TABLE STILL SHOWS THE SALES
 OFFICE. THE TABLE NEEDS TO BE CORRECTED.
  
 11) A LETTER IS REQUIRED FROM THE CONSTRUCTION SERVICES
 DEPARTMENT THAT APPROVES THE ACCESSIBLE ROUTE TO THE
 BUILDING LOCATION.
  
 12) THE DETAIL SHEET SHOWS A TRANSFORMER AND LANDSCAPE.
 THE TRANSFORMER IS NOT SHOWN ON THE SITE, LANDSCAPE OR
 ELECTRICAL PLANS.
  
 13) PROVIDE THE LIGHT POLE LOCATIONS ON THE LANDSCAPE
 PLAN. THE LIGHT POLES SHALL NOT INTERFERE WITH EXISTING
 OR PROPOSED TREES. ONE LIGHT POLE INTERFERES WITH
 PROPOSED LANDSCAPE.
  
 14) FIRE DEPARTMENT AND ENGINEERING SERVICES DEPARTMENT
 SIGN OFFS ARE REQUIRED FOR THE PROPOSED FIRE HYDRANT
