 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) COPIES, ONE (1) REDUCED COPY (11 INCHES X 17
 INCHES), AND AN ELECTRONIC COPY IN .PNG FORMAT OF ALL
 PLANS. PLEASE NOTE THAT CHANGES ON THE RESUBMITTED
 PLANS MAY RESULT IN ADDITIONAL COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING AND ZONING
 DEPARTMENT HAS NOT RECEIVED A RESPONSE TO THE PPRC
 COMMENTS WITHIN 60 DAYS FROM THE DATE OF THESE COMMENTS
 (JUNE 12, 2010), THE CASE SHALL BE CONSIDERED
 WITHDRAWN. ANY FURTHER ACTION SHALL REQUIRE A NEW
 DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE (MINOR
 AMEND $60, FSPR $300).
  
 1) SHOW EASEMENTS, UTILITY LINES (INC. WATER AND
 SEWER), FIRE HYDRANTS, CATCH BASINS, ETC. ON THE SITE
 AND LANDSCAPE PLANS. THERE APPEAR TO BE CONFLICTS.
  
 2) HOW IS THE DRAINAGE EASEMENT (ORB 12591 PG 541)
 AFFECTED BY THE PLACEMENT OF THE BUILDING ON TOP OF IT?
  
 3) THERE ARE OVERHEAD WIRES ALONG HAVERHILL ROAD WHICH
 APPEAR TO CONFLICT WITH THE USE OF OAK TREES (FPL RIGHT
 TREE RIGHT PLACE).
  
 4) THE OWNER???S CONSENT FORMS HAVE BEEN SIGNED, BUT
 ARE OTHERWISE NOT FILED OUT.
  
 5) DESIGNATE THE UNDERSIDE HEIGHT DIMENSION OF THE
 PORTE-COCHERE ON THE ELEVATIONS TO VERIFY EMERGENCY
 VEHICLE CLEARANCE.
  
 6) THE AUTO-TURN DRAWING FOR THE FIRE TRUCK EXITING ON
 LORING DRIVE SHOWS THE TRUCK MOUNTING A CURBED,
 LANDSCAPED MEDIAN. PROVIDE DETAILS OF THE MEDIAN AND
 WRITTEN VERIFICATION FROM THE FIRE DEPARTMENT THAT THIS
 IS ACCEPTABLE.
  
 7) PROVIDE AN AUTO-TURN DRAWING SHOWING THAT FULL SIZED
 VEHICLES CAN NEGOTIATE THE TURN AFTER THE DROP-OFF.
  
 8) HOW WILL IT BE MARKED TO KEEP PEOPLE USING THE
 DROP-OFF FROM DRIVING TO THE EMPLOYEE PARKING AREA
 NORTH OF THE DROP-OFF?
  
 9) BOTH DEAD-END PARKING ROWS (EMPLOYEE ON NORTH
 PORTION OF SITE AND GUEST ON SOUTH PORTION OF SITE)
 REQUIRE A DEDICATED TURN AROUND SPACE IN ADDITION TO
 THE TURN ASSIST AREA.
 10) THE COLORED PLANS DO NOT ACCURATELY REFLECT THE
 LANDSCAPE PLANS.
  
 11) PROVIDE THE HEIGHT OF THE GENERATOR BUILDING ON THE
 ELEVATIONS.
  
 12) PROVIDE THE SETBACK DIMENSION OF THE GENERATOR
 BUILDING TO THE WESTERN PROPERTY BOUNDARY ON THE SITE
 PLAN (MINIMUM 25 FEET).
  
 13) THE LANDSCAPE MATERIAL TO SCREEN THE WEST SIDE OF
 THE GENERATOR BUILDING (OUTSIDE OF THE FENCE) IS NOT
 LABELED AS TO SPECIES. THE KEY PATTERN DOES NOT MATCH
 THE PLAN PATTERN. ADDITIONALLY, NO SPECIFIC PLANT
 MATERIAL IS CALLED OUT.
  
 14) LABEL THE ACCESSIBLE ROUTE FROM THE SIDEWALK ON
 HAVERHILL ROAD TO THE BUILDING.
  
 15) CONTINUE THE SIDEWALK THAT RUNS SOUTH FROM LORING
 DRIVE TO THE ENTRANCE TO THE BUILDING (CURRENTLY DEAD
 ENDS NORTH OF THE AMBULANCE/LOADING AREA).
  
 16) THE LOADING SPACE IS REQUIRED TO BE 10 FEET BY 25
 FEET. SHOW THE DIMENSIONS ON THE SITE PLAN. NOTE: IT
 APPEARS THAT THE LOADING SPACE ENCROACHES INTO THE
 DRIVE AISLE.
  
 17) NO TRASH FACILITIES ARE SHOWN FOR THIS BUILDING.
 PLEASE PROVIDE INFORMATION ON TRASH PICK-UP FOR THE NEW
 BUILDING.
  
 18) THE SITE PLAN CONTAINS NO SCALE AND NO NORTH ARROW.
  
 19) THE PHASE III BUILDING CONTAINS 122 UNITS, NOT 120
 AS LISTED. THE TWO ROOMS LISTED AS TBD ARE IDENTICAL TO
 THE REMAINING UNITS AND THEREFORE ARE COUNTED AS UNITS.
  
 20) THE DWELLING UNIT TABLE ON THE MASTER PLAN NEEDS TO
 BE REVISED TO ACCURATELY REFLECT THE UNIT COUNTS AFTER
 THE AMENDMENT IS APPROVED (EX. DO NOT SHOW THE 120
 UNITS THAT ARE BEING RELOCATED AS EXISTING). ALL
 UNBUILT UNITS SHALL BE ACCOUNTED FOR (FUTURE PHASES).
 THE TABLES SHALL ALSO REFLECT THE DWELLING UNIT TYPE
 APPROVED BY THE MINOR AMENDMENT ON SEPTEMBER 25, 2009.
  
 21) THE BUILDING HEIGHT AMENDMENT THAT ALLOWED 110 FEET
 ONLY APPLIES TO TRADITIONS PHASE II AND NOT THE ENTIRE
 MORSE LIFE CAMPUS. THIS SHALL BE REFLECTED ACCURATELY
 ON ALL PLANS WHERE REFERENCED.
  
 22) THE MASTER PLAN SHALL SHOW THE NUMBERS FOR THE
 ENTIRE MORSE LIFE CAMPUS, NOT JUST AN UPDATE OF THE
 TRADITIONS SPECIFIC PLAN.
  
 23) THE PARKING TABLE SHALL REMOVE THE SALES BUILDING
 AS IT WILL NOT LONGER EXIST.
  
 24) ADD HOW MUCH PARKING IS REQUIRED BY WPB CODE FOR
 THE ORIGINAL MORSE LIFE BUILDINGS. CURRENTLY, ONLY THE
 "PROVIDED" LINE IS USED.
  
 25) THE CITY DOES NOT REQUIRE PARKING FOR STAFF. THAT
 IS FACTORED INTO THE BEDS/OFFICE NUMBERS. THE LISTED 79
 "REQUIRED" SPACES NUMBER IS NOT ACCURATE. ADDITIONAL
 PARKING MAY BE PROVIDED FOR THE STAFF.
  
 26) THE NEW 117 PARING SPACES REQUIRE 5 HANDICAP
 ACCESSIBLE SPACES.
  
 27) THE 117 NEW PARKING SPACES REQUIRE 6 BICYCLE
 PARKING SPACES. THE BICYCLE PARKING AREA IS NOT SHOWN
 ON THE SITE AND LANDSCAPE PLANS. PLEASE NOTE THAT THE
 BIKE RACK DETAIL IS SIZED FOR 10 PARKING SPACES.
  
 28) THE PARKING TABLE DOES NOT MATCH THE NUMBERS
 PROVIDED ON THE APPROVED SEPTEMBER 25, 2009 MINOR
 AMENDMENT.
  
 29) THE DETAIL SHEET SHOWS A TRANSFORMER AND LANDSCAPE.
 THE TRANSFORMER IS NOT SHOWN ON THE SITE OR LANDSCAPE
 PLAN.
  
 30) PROVIDE THE LIGHT POLE LOCATIONS ON THE LANDSCAPE
 PLAN. THE LIGHT POLES SHALL NOT INTERFERE WITH EXISTING
 OR PROPOSED TREES.
  
 31) PROVIDE A PHOTOMETRIC PLAN FOR THE SOUTH AND WEST
 PROPERTY BOUNDARIES OF THE PHASE III CONSTRUCTION.
  
 32) THE LANDSCAPE PLAN FAILS TO LABEL THE NEW,
 RELOCATED AND EXISTING TREES AND THE NEW SHRUBS.
  
 33) THERE WAS A DISCUSSION THAT THE SOUTHERN PARKING
 AREA WOULD BE REDESIGNED TO PROTECT EXISTING TREES.
 WHAT IS THE STATUS OF THAT PLAN?
  
 34) PROVIDE DETAILS OF THE NEW GUARDHOUSE AND GATES.
  
 35) WHAT SIGNAGE IS PLANNED DIRECTING GUESTS, ETC. TO
 THE PHASE III BUILDING AND WHAT WILL IT LOOK LIKE?
 NOTE: A CSPD MAY ONLY HAVE 3 FREE STANDING SIGNS UNLESS
 THE SIGNS HAVE BEEN SHOWN AND APPROVED ON A PLAN BY THE
 CITY COMMISSION.
