 1. ACCORDING TO THE RESPONSES FOR YOUR INITIAL PPRC
 SUBMISSION, THE TRAILER THAT WAS ON SITE HAS BEEN
 REMOVED. YOU WILL NEED TO SECURE A BUSINESS TAX RECEIPT
 FOR THE OFF-SITE OFFICE AS WELL AS THE INDUSTRIAL USE
 ONCE THE CLASS B SPECIAL USE PERMIT IS APPROVED.
 ADDITIONALLY , THE ADDITIONAL STANDARDS FOR THE CLASS B
 SPECIAL USE PERMIT REQUIRE THAT ALL ACTIVITIES SHALL
 OCCUR WITHIN A COMPLETELY ENCLOSED BUILDING. SINCE THE
 INITIAL PPRC SUBMISSION FOR THE PROJECT, MEMBERS OF THE
 ADJACENT RESIDENTIAL COMMUNITY HAVE COMPLAINED OF
 VIBRATION AND INCREASED EXPOSURE TO DUST DUE TO THE
 ACTIVITY ON THE SITE. SINCE THERE IS NO BUILDING
 PROPOSED FOR THE SITE, A PERFORMANCE COMPLIANCE
 ANALYSIS MUST BE SUBMITTED IN ACCORDANCE WITH SEC.
 94-173 (7) AND SEC. 94-310 IN ORDER TO ENSURE
 COMPLIANCE WITH THE CITY'S PERFORMANCE STANDARDS AND TO
 ENSURE THAT THE ENVIRONMENTAL IMPACTS TO THE
 SURROUNDING RESIDENTIAL COMMUNITY ARE MINIMAL.
  
 2. IT APPEARS AS IF THE FENCE ALONG THE 27TH STREET
 FRONTAGE HAS BEEN RECENTLY INSTALLED. A PERMIT FOR THIS
 INSTALLATION MUST BE SECURED.
  
 3. THE RESPONSES FOR THE INITIAL PPRC SUBMISSION
 INDICATE THAT THE REQUIREMENTS FOR LANDSCAPINGG AND
 OPEN SPACE CANNOT BE ACHIEVED. CONSEQUENTLY, TWO
 ADDITIONAL WAIVERS WILL BE REQUIRED FOR THE
 DEFICIENCIES IN THE THE REQUIRED PERCENTAGES IN
 LANDSCAPING AND OPEN SPACE ( SECS. 94-173 (6)A AND
 94-173 (6)B).
  
 4. PARKING MUST BE PROVIDE ON-SITE AND CAN BE
 DETERMINED ACCORDING TO THE SITE AREA REQUIRED BY THE
 USE ACCORDING TO SEC 94-486. TYPICALLY, INDUSTRIAL USES
 HAVING VERY SIGNIFICANT IMPACT REQUIRE ONE (1) SPACE
 PER 500 SQUARE FEET. OUTDOOR STORAGE, THE OTHER USE
 DESCRIBED BY THE SITE PLAN REQUIRES ONE (1) SPACE PER
 1000 SQUARE FEET. DUE TO THE HIGH DEMAND OF THESE TWO
 PARKING RATIOS, PARKING CAN BE PROVIDED AT ONE (1) PER
 10,000 SQUARE FEET OF SITE AREA IN ACCORDANCE WITH THE
 REQUIREMENT FOR JUNK, SALVAGE AND SCRAP YARDS. AS NOTED
 BEFORE, PARKING SHALL BE PROVIDED ON A PAVED SURFACE.
 OFF-SITE PARKING WILL REQUIRE AN ADDITIONAL CLASS B
 SPECIAL USE PERMIT. PARKING REQUIREMENTS CANNOT BE
 WAIVED.
  
 5. THE FOLLOWING COMMENTS APPLY TO RESPONSE # 47:
 WITH REFERENCE TO COMMENT 6 (1) FOR THE INITIAL PPRC
 SUBMISSION:
 THE REVISED SITE PLANS INDICATES THAT
 (A) NO BUFFER WILL BE PROVIDED ALONG 27TH STREET. A
 WAIVER WILL BE REQUIRED FOR THIS CONDITION;
 (B) A FIVE (5) FOOT BUFFER WILL BE PROVIDED ALONG NORTH
 STREET. A WAIVER WILL BE REQUIRED FOR THIS CONDITION;
 (C) NO BUFFER WILL BE PROVIDED AROUND THE PROPERTY
 LINES THAT ARE ADJACENT TO OTHER PROPERTIES. A WAIVER
 WILL BE REQUIRED FOR THIS CONDITION.
 WITH REFERENCE TO COMMENT 6 (2) FOR THE INITIAL PPRC
 SUBMISSION:
 (D) AN ADMINISTRATIVE WAIVER FOR THE FOLLOWING
 PROVISION IS ONLY ALLOWED WHEN THE FRONTAGE FOR THE
 PROPERTY IS LESS THAN 100 FEET. SINCE BOTH FRONTAGES
 EXCEED 100 FEET, A WAIVER WILL BE REQUIRED TO EXCEED
 THE PERCENTAGE OF THE LANDSCAPE BUFFER THAT IS
 INTERRUPTED BY THE NORTH STREET DRIVEWAY. ADDITIONALLY,
 DRIVEWAYS CANNOT EXCEED 35 FEET IN WIDTH.
 WITH REFERENCE TO COMMENTS 6 (3) AND 6 (4) FOR THE
 INITIAL PPRC SUBMISSION:
 (E) A WAIVER WILL BE REQUIRED TO INCREASE THE LENGTH
 BETWEEN TREES IN THE BUFFER.
 SCREENING IS REQUIRED FOR ALL VEHICULAR USE AREAS AND
 FOR THE FUEL TANK LOCATED ON THE PROPERTY.
  
 6. THE SITE PLAN INDICATES THAT THERE IS A FOUR (4)
 FOOT SIDEWALK ALONG NORTH STREET. THERE IS NO SIDEWALK
 ALONG NORTH STREET. THE INSTALLATION OF THE SIDEWALK
 WILL BE REQUIRED WITH THE APPROVAL FOR THE FENCE
 PERMIT.
  
 7. ACCORDING TO ENGINEERING STANDARDS, ALL SILT MUST BE
 CONTAINED ON SITE. PLEASE INDICATE HOW THIS WILL BE
 ACCOMPLISHED ON THE REVISED SITE PLAN.
  
 8. THE APPLICATION FEE FOR THIS PROJECT INCLUDED A FEE
 FOR ONE (1) WAIVER. HOWEVER, SEVEN (7) ADDITIONAL
 WAIVERS WILL BE REQUIRED IF THE AFOREMENTIONED
 CONDITIONS ARE NOT SATISFIED IN THE NEXT SUBMISSION.
 THERE IS A $270 FEE FOR EACH WAIVER. THEREFORE AN
 ADDITIONAL $1890.00 MUST BE REMITTED BEFORE THE
 PETITION CAN GO FORWARD TO THE ZONING BOARD OF APPEALS
 (ZBA). RESPONSES TO ALL COMMENTS FROM EACH DISCIPLINE
 AND THE ADDITIONAL FEES MUST BE SUBMITTED BY JUNE 10,
