 PLEASE PROVIDE RESPONSES FOR REVIEW COMMENTS IN WRITTEN
 FORMAT.
  
 1. PURSUANT TO SECTION 94-441(C)(2) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDR): AS THE VALUE OF
 THE PROPOSED WORK EXCEEDS 50% OF THE STRUCTURE'S VALUE
 (LISTED AS "IMPROVEMENT VALUE" WITH THE P.B.C. PROPERTY
 APPRAISER'S OFFICE), LANDSCAPING SHALL BE IN COMPLIANCE
 WITH ALL APPLICABLE REGULATIONS FOUND IN ARTICLE XIV OF
 THE ZLDR.
  
 2. REPEAT COMMENT: PURSUANT TO SECTION 94-445 (2), OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS, PLANT
 MATERIALS USED PURSUANT TO THE PROVISIONS OF THIS
 SECTION SHALL BE EQUAL TO OR BETTER THAN THE FLORIDA
 DEPARTMENT OF AGRICULTURE NUMBER 1 GRADE STANDARD.
 BECAUSE THE EXISTING TREES HAVE BEEN PREVIOUSLY
 "HATRACKED" AND CANNOT MEET THIS REQUIREMENT AND
 BECAUSE THEY ARE GROWING UNDER POWER LINES, ALL TREES
 MUST BE REMOVED AND REPLACED WITH FLORIDA NUMBER 1
 GRADE TREES THAT MEET THE REQUIREMENTS SETFORTH IN
 FPL'S "PLANT THE RIGHT TREE IN THE RIGHT PLACE" GUIDE.
 THIS PUBLICATION PROVIDES A LIST OF TREES THAT CAN BE
 PLANTED NEAR OR UNDER POWER LINES. PURSUANT TO SECTION
 94-446 (2), LANDSCAPING SHALL BE MAINTAINED IN A GOOD
 CONDITION. ALL UNHEALTHY OR DEAD MATERIAL SHALL BE
 REPLACED (TREES, SHRUBS, SOD AND GROUND COVER). ALL
 OTHER PLANT MATERIAL GROWING WITHIN THE HEDGEROWS OTHER
 THAN THE HEDGE SPECIES, SHALL BE REMOVED. THE FICUS
 HEDGE TO REMAIN IS SUBJECT TO WHITE FLY WHICH IS
 AFFECTING FICUS THROUGHOUT SOUTH FLORIDA. PLEASE
 CONSIDER REPLACING THE HEDGE WITH A NEW HEDGE THAT DOES
 NOT HAVE THAT PROBLEM AND PREFERABLY A NATIVE SPECIES.
  
 3. REPEAT COMMENT: A TREE ALTERATION PERMIT IS
 REQUIRED. AN APPLICATION IS AVAILABLE AT THE FRONT DESK
 OF THE PLANNING AND ZONING DEPARTMENT. TREES HAVE
 ALREADY BEEN REMOVED AND OTHERS WILL NEED TO BE
 REMOVED.
  
 4. REPEAT COMMENT: THE TABULATION PROVIDED FOR THE
 EVALUATION OF COMPLIANCE WITH ARTICLE XIV OF THE ZONING
 AND LAND DEVELOPMENT REGULATIONS IS INCORRECT. THE OPEN
 SPACE IS CALCULATED BY TAKING THE TOTAL SQUARE FOOTAGE
 OF THE ENTIRE SITE AND DEDUCTING THE BUILDING
 FOOTPRINT. THE CALCULATIONS THAT YOU PROVIDED STILL
 INDICATE A DEFICIENCY OF 185 SQUARE FEET THAT NEEDS TO
 BE CORRECTED. BASED UPON YOUR CALCULATIONS, SIX SHADE
 TREES ARE REQUIRED---NOT FIVE. FRACTIONS ARE ROUNDED UP
 TO THE NEXT WHOLE NUMBER. PLEASE REVIEW AND REVISE ALL
 LANDSCAPE CALCULATIONS.
  
 5. REPEAT COMMENT: . PURSUANT TO SECTION 94-444 (B),
 OUTDOOR GARBAGE OR TRASH RECEPTACLES AND ALL OTHER
 MECHANICAL EQUIPMENT SHALL NOT BE PERMITTED UNLESS
 APPROPRIATE SCREENING IS PROVIDED. PURSUANT TO SECTION
 94-444 (B), A FOUR-SIDED ENCLOSURE WITH VISION
 OBSCURING GATES CAN BE A CONDITION OF SITE PLAN
 APPROVAL. THE ENCLOSURE IS REQUIRED TO HAVE VISION
 OBSCURING GATES.
  
 6. REPEAT COMMENT: PLEASE PROVIDE A PARKING LAYOUT AND
 INCLUDE THE STRIPING DETAIL. PURSUANT TO SECTION 94-443
 (C) (3) (A), EACH ROW OF PARKING SPACES SHALL BE
 TERMINATED BY LANDSCAPED ISLANDS OF NOT LESS THAN FIVE
 FEET IN WIDTH (EXCLUDING THE REQUIRED CURB) AND NOT
 LESS THAN THE LENGTH OF THE ADJACENT PARKING STALL. THE
 LANDSCAPED ISLAND SHALL CONTAIN AT LEAST ONE SHADE OR
 FLOWERING TREE. THE HANDICAP MANEUVERING AREA DOES NOT
 MEET MINIMUM ADA REQUIREMENTS. CONSTRUCTION SERVICES
 WILL COMMENT ON HANDICAP ACCESSIBILITY.
  
 7. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (C) (4),
 FOR OTHER PAVED AREAS UTILIZED BY MOTOR VEHICLES,
 INCLUDING AISLES, LOADING AREAS, CIRCULATION AREAS AND
 DRIVE-IN SERVICE AREAS, ADDITIONAL LANDSCAPING SHALL BE
 PROVIDED AS FOLLOWS: FOUR SQUARE FEET OF LANDSCAPED
 AREA SHALL BE REQUIRED FOR EACH 100 SQUARE FEET, OR
 FRACTION THEREOF.
  
 8. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (E), AT
 LEAST 30 PERCENT OF THE LINEAR FEET AROUND THE EXTERIOR
 OF ALL COMMERCIAL STRUCTURES SHALL BE PLANTED WITH
 TREES, SHRUBS OR HEDGES. NO FOUNDATION PLANTING HAS
 BEEN PROVIDED.
  
 9. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (C) )2),
 SHADE TREES MUST BE PLANTED AT 30-FOOT INTERVALS WITHIN
 THE LANDSCAPE BUFFER THAT SEPARATES THE VEHICULAR USE
 AREA FROM AN ADJACENT THOROUGHFARE. TREES SHOWN WITHIN
 THE LANDSCAPE STRIP ALONG THE NORTH PERIMETER EXCEED
 THE THIRTY FOOT SPACING REQUIREMENT.
  
 10. REPEAT COMMENT: PURSUANT TO SECTION 94-442 (D),
 PRIVATE LAND AND PUBLIC RIGHTS-OF-WAY BETWEEN STREET OR
 SIDEWALK SURFACES AND REQUIRED BUFFER STRIPS AND
 LANDSCAPED OPEN SPACE AREAS SHALL BE PLANTED WITH
 GRASS. GRASS AREAS SHALL BE SODDED. THERE ARE AREAS
 WITHIN THE PROPERTY BOUNDARY AT THE SOUTHEAST CORNER OF
 THE SITE AND IN THE RIGHT-OF-WAY ADJACENT TO BELVEDERE
 ROAD THAT ARE PAVED. THIS IS NOT A HANDICAP
 ACCESSIBILITY RAMP. THE PAVEMENT SHALL BE REMOVED FROM
 THESE AREAS AND REPLACED WITH SOD. IN ADDITION, THE
 RIGHT-OF-WAY AREA ALONG THE ACCESS EASEMENT (NORTH SIDE
 OF SITE) SHALL BE SODDED AND MAINTAINED. PLEASE NOTE
 THAT A SABAL PALM HAS GROWN IN THE SIDEWALK AREA ON THE
 EAST SIDE OT THE SITE AND IT NEEDS TO BE REMOVED. THE
 OWNER OF THE PROPERTY IS RESPONSIBLE TO MAINTAIN THE
 RIGHT-OF-WAY, ADJACENT TO THE SITE, INCLUDING ANY
 TREES.
  
 11. REPEAT COMMENT: PURSUANT TO SECTION 94-445 (4) (G)
 (3) (II), IN ALL AREAS THAT ARE TO BE PLANTED IN A
 CULTIVATED LANDSCAPE, IRRIGATION SYSTEMS SHALL BE
 DESIGNED TO HAVE 120 PERCENT COVERAGE. THIS INCLUDES
 RIGHTS-OF-WAY. BECAUSE THE PROPERTY OWNER IS REQUIRED
 TO PROVIDE SOD IN THE RIGHT-OF-WAY AND BECAUSE THIS IS
 A PART OF THE CULTIVATED LANDSCAPE, IRRIGATION IS
 REQUIRED.
  
 12. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (C) (5)
 (A), LANDSCAPE AREAS SHALL BE SEPARATED FROM VEHICULAR
 USE AREAS BY NON-MOUNTABLE, CONCRETE CURBING OF THE
 TYPE CHARACTERIZED AS "TYPE D". THE LANDSCAPE AREAS
 ALONG THE SOUTH PERIMETER OF THE SITE ARE ODDLY SHAPED
 AND ARE NOT CURBED. THESE AREAS SHALL BE RECONFIGURED
 TO ALLOW THE SITE TO FUNCTION BETTER AND CURBED.
  
 13. REPEAT COMMENT: THE PROPOSED HEDGES ALONG THE EAST
 AND SOUTH SIDES OF THE SITE SHALL BE PLANTED ALONG THE
 INTERIOR PERIMETER OF THE LANDSCAPE STRIPS WITH TIERED
 PLANTING ON THE STREET SIDE OF THE HEDGES. THE HEDGES
 SHALL BE PLANTED ALONG THE INTERIOR PERIMETER TO AID IN
 VISIBILITY. THE HEDGE AT THE CORNER IS WITHIN THE
 VISIBILITY TRIANGLE. ALSO, HEDGES PLANTED NEXT TO
 PUBLIC SIDEWALKS NEED CONSTANT MAINTENANCE TO KEEP THEM
 FROM GROWING INTO THE PUBLIC AREA.
  
 14, REPEAT COMMENT: CREDIT WAS TAKEN ON THE XERISCAPE
 CHART FOR A MOISTURE SENSING CONTROLLER OTHER THAN A
 RAIN SWITCH, BUT A NOTE ON THE PLAN INDICATES THAT A
 RAIN SENSOR WILL BE INSTALLED. IF A MOISTURE SENSING
 DEVICE IS BEING USED, PLEASE IDENTIFY THE EQUIPMENT.
 PLEASE IDENTIFY THE EQUIPMENT OR ELIMINATE THE FIVE
 POINTS FROM THE XERISCAPE TABLE. HOWEVER, IF YOU DO NOT
 USE A MOISTURE SENSING CONTROLLER, A RAIN SWITCH IS
 REQUIRED.
