 GENERAL COMMENTS:
  
 1. PROVIDE RESPONSES TO REVIEW COMMENTS IN A WRITTEN
 FORMAT. PLEASE NOTE, IF THE PLANNING AND ZONING
 DEPARTMENT HAS NOT RECEIVED A RESPONSE TO THE PPRC
 COMMENTS WITHIN SIXTY (60) DAYS FROM THE PPRC MEETING,
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE RE-SUBMITTAL OF A NEW DEVELOPMENT
 APPLICATION.
  
 2. PROVIDE REVISIONS ADDRESSING ALL PPRC COMMENTS NO
 LATER THAN MONDAY, APRIL 19, 2010, IN ORDER TO BE
 SCHEDULED TO THE ZBA MAY, 2010, ZONING BOARD OF APPEALS
 MEETING (ALL COMMENTS MUST BE SUFFICIENTLY ADDRESSED),
 OTHERWISE, YOU WILL BE SCHEDULED TO THE NEXT AVAILABLE
 ZONING BOARD MEETING.
 RE-SUBMITTALS MAY BE SUBJECT TO ADDITIONAL COMMENTS.
  
 3. PROVIDE THE FOLLOWING NUMBER OF SETS OF PLANS:
 A. 2 SETS 8 1/2"X11" OF SURVEY; AND ELECTRONIC FILE OF
 ALL PLANS.
  
 JUSTIFICATION STATEMENT/ GENERAL APPLICATION:
  
 4. REVISE JUSTIFICATION STATEMENT TO REFLECT ANY
 WAIVERS THAT MAY BE REQUIRED FOR EXISTING TANKS, ETC.,
 PROVIDE HOURS OF OPERATION FOR THE BUSINESS.
  
  
 5. SURVEY: PURSUANT TO APPLICATION REQUIREMENTS (M.),
 PROVIDE CURRENT TITLE POLICY INFORMATION ON SURVEY,
 INCLUDING TOTAL ACREAGE TO THE NEAREST ONE-HUNDREDTH
 (1/100) OF AN ACRE, THE SURVEY SHALL BE A CURRENT ALTA
 SURVEY, NO MORE THAN A YEAR OLD.
  
 6. PROVIDE A COPY OF THE DEP PERMIT SHOWING AN
 EXTENSION WAS GRANTED TO REPLACE UNDERGROUND TANKS,
 ETC.
  
 SITE PLAN:
  
 7. PURSUANT TO THE ZONING AND LAND DEVELOPMENT
 REGULATIONS ("ZLDR"), SECTION 94-273, EXTRA
 REQUIREMENTS FOR SPECIAL USES, FOR MOTOR VEHICLE FUEL
 SALES (NO SERVICE) AND ACCESSORY CONVENIENCE STORE,
 REQUIRES A CLASS B SPECIAL USE PERMIT, PROVIDE ALL
 INFORMATION PERTINENT INFORMATION REQUIRED IN SECTION
 (46.1)(B.). IF A WAIVER(S) IS NECESSARY, IT IS THE
 RESPONSIBILITY OF THE APPLICANT TO PROVIDE THAT
 INFORMATION ACCORDINGLY. ALSO, SUBMIT REQUIRED
 DOCUMENTS PURSUANT TO ZBA APPLICATION AND WAIVER
 PAYMENT FOR EACH WAIVER REQUESTED. KEEP IN MIND, THAT
 THIS WAIVER(S) REQUEST IS LIMITED TO THIS SECTION.
 PROVIDE OR RESPOND TO THE FOLLOWING COMMENTS:
  
 A. (1) MINIMUM DISTANCES. 100 FEET FROM A RESIDENTIAL
 ZONING DISTRICT AND AT LEAST 250 FEET FROM ANY EXISTING
 CONVENIENCE STORE OR LIKE USE.
  
 B. (3) MINIMUM SITE DIMENSIONS:
  
 IV. ALL BUILDINGS, SIGNS, PUMPS, PUMP ISLANDS, TANKS,
 VENTS AND CANOPIES SHALL BE LOCATED A MINIMUM OF 25
 FEET FROM PUBLIC RIGHT-OF-WAY LINES.
  * DIMENSIONS NOT SHOWN ON PLAN.
  
 C. (5). ALL RECEPTACLES, TANKS, OR FACILITIES FOR THE
 STORAGE OF COMBUSTIBLES IN EXCESS OF 200-GALLON
 QUANTITIES SHALL BE LOCATED UNDERGROUND AND WITHIN THE
 BUILDING SETBACK LINES. ALL RECEPTACLES, TANKS, OR
 FACILITIES FOR THE STORAGE OF COMBUSTIBLES IN
 200-GALLON OR LESS AMOUNTS SHALL BE LOCATED AND
 MAINTAINED WITHIN BUILDING SETBACK LINES AND IN A
 MANNER ACCEPTABLE TO THE CITY. SHOW SETBACK LINES FOR
 ALL PROPERTY LINES;
  
 D. (6) IN THE EVENT A SERVICE STATION IS VACANT FOR A
 CONTINUOUS PERIOD EXCEEDING ONE YEAR, THE PROPERTY
 OWNER SHALL BE REQUIRED TO REMOVE OR TREAT, IN A SAFE
 MANNER APPROVED BY THE CITY ALL FLAMMABLE MATERIAL
 STORAGE TANKS ON THE SITE. A BOND SUFFICIENT TO COVER
 THE COST OF REMOVAL SHALL BE POSTED PRIOR TO ISSUING A
 BUILDING PERMIT FOR THE FACILITY.
  
  
 8. PROVIDE ADA AND REGULAR PARKING SPACE STRIPING
 DETAIL (PURSUANT TO SECTION 94-485(J.)(2) STALL
 PAINTING DETAIL) TO CONFORM TO THE ZONING AND
 DEVELOPMENT REGULATIONS(SEE ATTACHED DETAILS).
  
 9. THERE IS NO. PROVIDE DETAILS OF DUMPSTER (TRASH
 RECEPTACLE) AND ENCLOSURE ON SITE AND SHOW DIMENSIONS
 ON THE OUTER SIDE OF DUMPSTER PURSUANT TO SECTION
 94-444(B), FIGURE XIV-3. ALSO, THE GATES SHALL MEET
 REQUIREMENTS FOR SCREENING, INCLUDING BEING OF OPAQUE
 MATERIAL. NO CHAIN LINK FENCE W/ SLATS IS PERMITTED.
 10. PURSUANT TO SECTION 94-443(5)A AND B - PROVIDE
 TYPICAL DETAIL AND DIMENSIONS FOR WHEEL STOPS AND
 CURBING TO SHOW HOW LANDSCAPE AREAS WILL BE SEPARATED
 FROM VEHICULAR USE AREAS.
 11. PURSUANT TO SECTION 94-485(N)(2) - PROVIDE
 DIMENSIONS OF DRIVE-AISLES, INGRESS/EGRESS.
  
 12. PURSUANT TO SECTION 94-304(E) - PROVIDE SIGHT
 TRIANGLE AT ALL ROAD INTERSECTIONS WITH DIMENSIONS.
  
 13. PURSUANT TO SECTION 94-485(Q), TABLE XV-5, ONE
 BICYCLE PARKING SPACE SHALL BE PROVIDED FOR EVERY 20
 AUTOMOBILE PARKING SPACES, OR FRACTION THEREOF. THE
 BICYCLE RACK(S) SHALL COMPLY WITH THE DESIGN STANDARDS
 SET FORTH. PROVIDE DETAIL AND LOCATION.
  
 14. SITE DATA: PROVIDE REQUIRED AND PROVIDED DATA ,
 PROVIDE DATA IN A TABLE (MATRIX) TYPE FORMAT FOR IT TO
 BE READILY LEGIBLE: IN ADDITION, PLEASE PROVIDE THE
 FOLLOWING INFORMATION:
  
 A. PROVIDE BREAK-DOWN OF TOTAL PARKING SPACES ON SITE
 DATA THAT MEET SECTION 94-485(N)1B, PURSUANT TO ZONING
 CODE REQUIREMENTS AND PREVIOUS APPROVED PARKING, THERE
 ARE A MINIMUM OF FOUR (4) PARKING SPACES REQUIRED.
  
 B. PROVIDE TOTAL PARKING REQUIRED AND PROVIDED FOR
 DISABLED PARKING SPACES, PURSUANT TO SECTION 94-485(O),
 THE LOCATION OF THE CURRENT DOES NOT ALLOW ACCESS TO
 THE CONVENIENCE STORE SINCE THERE IS NOT DELINEATION OF
 A CLEAR PATH TO THE ENTRY-WAY. THERE IS A RAISED
 SIDEWALK THAT DOES NOT MEET ACCESSIBILITY REQUIREMENTS
 FOR THIS SPACE. ADDITIONALLY, THE ADA (DISABLED PARKING
 SPACES) NEED TO HAVE UNINTERRUPTED ACCESS TO THE
 BUILDING, THEY ALSO NEED TO BE LOCATED AT THE CLOSEST
 PROXIMITY TO THE ENTRY OF THE BUILDING ITS SERVING.
  
 15. LANDSCAPE PLANS NEED TO CORRELATE WITH THE REVISED
 SITE PLAN ACCORDINGLY.
  
 LANDSCAPE PLAN:
  
 16. PURSUANT TO SECTION 94-441(C)(2) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDR): AS THE VALUE OF
 THE PROPOSED WORK EXCEEDS 50% OF THE STRUCTURE'S VALUE
 (LISTED AS "IMPROVEMENT VALUE" WITH THE P.B.C. PROPERTY
 APPRAISER'S OFFICE), LANDSCAPING SHALL BE IN COMPLIANCE
 WITH ALL APPLICABLE REGULATIONS FOUND IN ARTICLE XIV OF
 THE ZLDR.
