 PLEASE PROVIDE RESPONSES FOR REVIEW COMMENTS IN WRITTEN
 FORMAT.
  
 1. PURSUANT TO SECTION 94-445 (2), OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS, PLANT MATERIALS USED
 PURSUANT TO THE PROVISIONS OF THIS SECTION SHALL BE
 EQUAL TO OR BETTER THAN THE FLORIDA DEPARTMENT OF
 AGRICULTURE NUMBER 1 GADE STANDARD. BECAUSE THE
 EXISTING TREES HAVE BEEN PREVIOUSLY "HATRACKED" AND
 CANNTO MEET THIS REQUIREMENT AND BECAUSE THEY ARE
 GROWING UNDER POWER LINES, ALL TREES MUST BE REMOVED
 AND REPLACED WITH FLORIDA NUMBER 1 GRADE TREES THAT
 MEET THE REQUIREMENTS SETFORTH IN FPL'S "PLANT THE
 RIGHT TREE IN THE RIGHT PLACE" GUIDE. THIS PUBLICATION
 PROVIDES A LIST OF TREES THAT CAN BE PLANTED NEAR OR
 UNDER POWER LINES. IN ADDITION, ALL HEDGES TO REMAIN
 SHALL BE IN GOOD CONDITION AND ALL OTHER PLANT MATERIAL
 GROWING WITHIN THE HEDGEROWS OTHER THAN THE HEDGE
 SPECIES, SHALL BE REMOVED. THE FICUS HEDGE TO REMAIN IS
 SUBJECT TO WHITE FLY WHICH IS AFFECTING FICUS
 THROUGHOUT SOUTH FLORIDA. PLEASE CONSIDER REPLACING THE
 HEDGE WITH A NEW HEDGE THAT DOES NOT HAVE THAT PROBLEM
 AND PREFERABLY A NATIVE SPECIES.
  
 2. A TREE ALTERATION PERMIT IS REQUIRED. AN APPLICATION
 IS AVAILABLE AT THE FRONT DESK OF THE PLANNING AND
 ZONING DEPARTMENT. TREES HAVE ALREADY BEEN REMOVED AND
 OTHERS WILL NEED TO BE REMOVED.
  
 3. THE TABULATION PROVIDED FOR THE EVALUATION OF
 COMPLIANCE WITH ARTICLE XIV OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS IS INCORRECT. THE OPEN SPACE IS
 CALCULATED BY TAKING THE TOTAL SQUARE FOOTAGE OF THE
 ENTIRE SITE AND DEDUCTING THE BUILDING FOOTPRINT. THE
 DIFFERENCE IS THE OPEN SPACE. BASED ON A LOT AREA OF
 APPROXIMATELY 17,500 SQUARE FEET AND DEDUCTING THE 880
 SQUARE FOOT BUILDING FOOTPRINT, THE OPEN SPACE IS
 16,620 SQUARE FEET. AS AN EXAMPLE, ELEVEN SHADE TREES
 ARE REQUIRED AND THREE FLOWERING TREES ARE REQUIRED.
 THE OTHER CALCULATIONS NEED TO BE CORRECTED, AS WELL.
  
 4. PURSUANT TO SECTION 94-444 (B), OUTDOOR GARBAGE OR
 TRASH RECEPTACLES AND ALL OTHER MECHANICAL EQUIPMENT
 SHALL NOT BE PERMITTED UNLESS APPROPRIATE SCREENING IS
 PROVIDED. THE ENCLOSURE IS REQUIRED TO HAVE VISION
 OBSCURING GATES.
  
 5. PLEASE PROVIDE A PARKING LAYOUT AND INCLUDE THE
 STRIPING DETAIL. PURSUANT TO SECTION 94-443 (C) (3)
 (A), EACH ROW OF PARKING SPACES SHALL BE TERMINATED BY
 LANDSCAPED ISLANDS OF NOT LESS THAN FIVE FEET IN WIDTH
 (EXCLUDING THE REQUIRED CURB) AND NOT LESS THAN THE
 LENGTH OF THE ADJACENT PARKING STALL. THE LANDSCAPED
 ISLAND SHALL CONTAIN AT LEAST ONE SHADE OR FLOWERING
 TREE.
  
 6. PURSUANT TO SECTION 94-443 (C) (4), FOR OTHER PAVED
 AREAS UTILIZED BY MOTOR VEHICLES, INCLUDING AISLES,
 LOADING AREAS, CIRCULATION AREAS AND DRIVE-IN SERVICE
 AREAS, ADDITIONAL LANDSCAPING SHALL BE PROVIDED AS
 FOLLOWS: FOUR SQUARE FEET OF LANDSCAPED AREA SHALL BE
 REQUIRED FOR EACH 100 SQUARE FEET, OR FRACTION THEREOF.
  
 7. PURSUANT TO SECTION 94-443 (E), AT LEAST 30 PERCENT
 OF THE LINEAR FEET AROUND THE EXTERIOR OF ALL
 COMMERCIAL STRUCTURES SHALL BE PLANTED WITH TREES,
 SHRUBS OR HEDGES. NO FOUNDATION PLANTING HAS BEEN
 PROVIDED.
  
 8. PURSUANT TO SECTION 94-443 (C) )2), SHADE TREES MUST
 BE PLANTED AT 30-FOOT INTERVALS WITHIN THE LANDSCAPE
 BUFFER THAT SEPARATES THE VEHICULAR USE AREA FROM AN
 ADJACENT THOROUGHFARE. TREES SHOWN WITHIN THE LANDSCAPE
 STRIP ALONG THE NORTH PERIMETER EXCEED THE THIRTY FOOT
 SPACING REQUIREMENT.
  
 9. ALL TREES AND PLANT MATERIAL SHALL BE PLANTED AT OR
 SLIGHTLY ABOVE GRADE. THE FIRST HORIZONTAL ROOT AND/OR
 THE TRUNK FLARE SHALL BE VISIBLE AFTER THE TREE HAS
 BEEN INSTALLED. THE THREE INCH LAYER OF MULCH SHALL BE
 PULLED BACK AWAY FROM THE ROOT BALLS OF ALL TREES AND
 SHRUBS AND ONLY A FINE LAYER OF MULCH (NOT MORE THAN
 ONE INCH) SHALL BE APPLIED OVER THE ROOT BALL. THIS
 SHALL BE REFLECTED IN THE PLANTING DETAILS PROVIDED.
  
 10. PURSUANT TO SECTION 94-442 (D), PRIVATE LAND AND
 PUBLIC RIGHTS-OF-WAY BETWEEN STREET OR SIDEWALK
 SURFACES AND REQUIRED BUFFER STRIPS AND LANDSCAPED OPEN
 SPACE AREAS SHALL BE PLANTED WITH GRASS. GRASS AREAS
 SHALL BE SODDED. THERE ARE AREAS WITHIN THE PROPERTY
 BOUNDARY AT THE SOUTHEAST CORNER OF THE SITE AND IN THE
 RIGHT-OF-WAY ADJACENT TO BELVEDERE ROAD THAT ARE PAVED.
 THE PAVEMENT SHALL BE REMOVED FROM THESE AREAS AND
 REPLACED WITH SOD. IN ADDITION, THE RIGHT-OF-WAY AREA
 ALONG THE ACCESS EASEMENT (NORTH SIDE OF SITE) SHALL BE
 SODDED AND MAINTAINED. PLEASE NOTE THAT A SABAL PALM
 HAS GROWN IN THE SIDEWALK AREA ON THE EAST SIDE OT THE
 SITE AND IT NEEDS TO BE REMOVED.
  
 11. PURSUANT TO SECTION 94-445 (4) (G) (3) (II), IN ALL
 AREAS THAT ARE TO BE PLANTED IN A CULTIVATED LANDSCAPE,
 IRRIGATION SYSTEMS SHALL BE DESIGNED TO HAVE 120
 PERCENT COVERAGE. THIS INCLUDES RIGHTS-OF-WAY.
  
 12. PURSUANT TO SECTION 94-443 (C) (5) (A), LANDSCAPE
 AREAS SHALL BE SEPARATED FROM VEHICULAR USE AREAS BY
 NON-MOUNTABLE, CONCRETE CURBING OF THE TYPE
 CHARACTERIZED AS "TYPE D". THE LANDSCAPE AREAS ALONG
 THE SOUTH PERIMETER OF THE SITE ARE ODDLY SHAPED AND
 ARE NOT CURBED. THESE AREAS SHALL BE RECONFIGURED TO
 ALLOW THE SITE TO FUNCTION BETTER AND CURBED.
  
 13. THE PROPOSED HEDGES ALONG THE EAST AND SOUTH SIDES
 OF THE SITE SHALL BE PLANTED ALONG THE INTERIOR
 PERIMETER OF THE LANDCAPE STRIPS WITH TIERED PLANTING
 ON THE STREET SIDE OF THE HEDGES.
  
 14, CREDIT WAS TAKEN ON THE XERISCAPE CHART FOR A
 MOISTURE SENSING CONTROLLER OTHER THAN A RAIN SWITCH,
 BUT A NOTE ON THE PLAN INDICATES THAT A RAIN SENSOR
 WILL BE INSTALLED. IF A MOISTURE SENSING DEVICE IS
 BEING USED, PLEASE IDENTIFY THE EQUIPMENT.
