 FAILED***
  
 PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN WRITTEN
 FORMAT.
  
 THE FOLLOWING COMMENTS #1 THROUGH #7 AFFECT THE TACO
 BELL LEASE PARCEL:
  
 1. REPEAT COMMENT: THERE ARE CONFLICTS BETWEEN PROPOSED
 UTILITIES AND LANDSCAPING, ESPECIALLY ON THE SOUTH SIDE
 OF THE BUILDING AND THE NORTH SIDE OF THE DUMPSTER
 ENCLOSURE. THE SEWER AND OTHER UTILITIES SHALL BE KEPT
 OUT OF THE LANDSCAPE AREAS. ALL PROPOSED UTILITIES,
 EASEMENTS, STREET LIGHTS AND ANYTHING ELSE THAT MAY
 HAVE AN IMPACT UPON THE LANDSCAPING SHALL BE SHOWN ON
 THE LANDSCAPE PLAN. SOME OF THE STREET LIGHTS HAVE NOT
 BEEN SHOWN ON THE LANDSCAPE PLAN AND THERE ARE STILL
 CONFLICTS WITH OTHER UTILITIES.
  
 2. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (C) (3),
 OFF-STREET PARKING LOTS CONTAINING AT LEAST 12 INTERIOR
 PARKING SPACES SHALL CONTAIN LANDSCAPE AREAS. THE TOTAL
 SIZE OF SUCH LANDSCAPED AREAS SHALL BE EQUAL TO TEN
 SQUARE FEET FOR EACH PARKING SPACE AND SHALL BE
 PROVIDED WITHIN THE INTERIOR OF AN OFF-STREET PARKING
 LOT. LANDSCAPED AREAS SHALL CONTAIN AT LEAST ONE SHADE
 OR FLOWERING TREE FOR EACH 100 SQUARE FEET OF REQUIRED
 LANDSCAPED AREA. A MINIMUM OF 75 PERCENT OF ALL TREES
 THAT ARE REQUIRED TO BE PLANTED WITHIN THE INTERIOR OF
 AN OFF-STREET PARKING AREA SHALL BE SHADE TREES. PLEASE
 PROVIDE THE CALCULATIONS. IT APPEARS THAT THERE ARE TOO
 MANY PALM TREES WITHIN THE PARKING LOT. THIS
 CALCULATION HAS NOT BEEN PROVIDED.
  
 3. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (B)(1),
 FOR ALL NONRESIDENTIAL USES, THE BUFFER STRIP SHALL BE
 AT LEAST FIVE FEET WIDE ALONG THE ENTIRE EDGE OF
 PROPERTY WHEN ADJACENT TO PUBLIC THOROUGHFARES AND
 NONRESIDENTIAL ZONING DISTRICTS. AT LEAST ONE SHADE OR
 FLOWERING TREE SHALL BE PLANTED IN A REQUIRED BUFFER
 STRIP FOR EACH 30 LINEAR FEET OR PORTION THEREOF AND
 SHRUBS, GRASS, GROUND COVER OR OTHER SUITABLE LIVE
 PLANT MATERIAL SHALL BE PLANTED ALONG THE ENTIRE BUFFER
 STRIP. THE SPACING BETWEEN THE TREES ALONG THE NORTH
 AND EAST PERIMETER OF THE SITE EXCEEDS 30 FEET IN
 SEVERAL LOCATIONS.
  
 THE FOLLOWING COMMENTS AFFECT THE ENTIRE UNIFIED SITE:
  
 1. THE ENTIRE SITE SHALL BE SHOWN ON THE LANDSCAPE
 PLAN. ONLY A PORTION OF THE BANK WAS SHOWN. ALSO, THE
 AREA BEHIND THE EXISTING 1-STORY BUILDING (THRIFT
 STORE) BETWEEN THE BUILDING AND FENCE WAS NOT INCLUDED.
  
 2. REPEAT COMMENT: PLEASE PROVIDE THE TABULATION
 NECESSARY FOR THE EVALUATION OF COMPLIANCE WITH ARTICLE
 XIV OF THE ZONING AND LAND DEVELOPMENT REGULATIONS,
 INCLUDING THE XERISCAPE DESIGN OPTIONS FOR THE ENTIRE
 UNIFIED SITE (NATIONAL CITY BANK, TACO BELL AND VACANT
 LAND). THE OPEN SPACE FOR THE ENTIRE WAS NOT CORRECTLY
 CALCULATED. THEREFORE, THE REQUIRED TREES AND SHRUBS
 CANNOT BE CORRECT. THE DATA PROVIDED INDICATED THAT 53
 PERIMETER TREES ARE REQUIRED AND ONLY 28 HAVE BEEN
 PROVIDED. PLEASE CLARIFY.
  
 3. REPEAT COMMENT: ALL INVASIVE AND PROHIBITED PLANT
 SPECIES SHALL BE REMOVED FROM THE SITE. A NOTE SHALL BE
 PLACED ON THE PLAN. THE EXISTING LANDSCAPE MATERIALS
 (REMOVAL AND RELOCATION) THAT APPEAR ON THE LANDSCAPE
 PLAN SHALL BE UPDATED TO INCLUDE THE ENTIRE SITE,
 INCLUDING THE UNDEVELOPED AREA.
  
 4. PURSUANT TO SECTION 94-445 (4) (G) (3) (II), IN ALL
 AREAS THAT ARE TO BE PLANTED IN A CULTIVATED LANDSCAPE,
 IRRIGATION SYSTEMS SHALL BE DESIGNED TO HAVE 120
 PERCENT COVERAGE. NO IRRIGATION WAS SHOWN WITHIN THE
 LAWN AREA OF THE UNDEVELOPED SITE.
