2009-09-04 11:11:161. THE SURVEY PROVIDED DOES NOT CONTAIN A CURRENT TITLE
 POLICY. NOTE THAT IF THERE ARE EASEMENTS ON THE
 PROPERTY, THEY MUST BE SHOWN. IF NO EASEMENTS EXIST,
 PLEASE PROVIDE A NOTE ON THE SURVEY STATING SUCH. SEE
 ZBA APPLICATION, PAGE 5, SECTION M.
  
 2. ALL ROWS OF PARKING ARE REQUIRED TO BE TERMINATED BY
 A FIVE FOOT WIDE LANDSCAPE ISLAND WHICH RUNS NO LESS
 THAN THE LENGTH OF THE ADJACENT PARKING SPACE. THE
 PLACEMENT OF THE DUMPSTER DOES NOT COMPLY WITH THIS
 PROVISION AS IT INTRUDES INTO THE REQUIRED BUFFER. SEE
 SEC. 94-443(C)(3)(A).
  
 3. THE PARKING LOT STRIPING DETAIL SHOWN ON SHEET C-4
 IS INCORRECT. PLEASE PROVIDE THE STANDARD CITY DETAIL.
 NOTE THAT THE PROVIDED DETAIL SHOWS PARKING SPACE WIDTH
 AT 9 FEET 6 INCHES WHILE THE SITE PLAN SHOWS THE
 PARKING SPACES AT 9 FEET IN WIDTH. WHEN YOU CORRECT THE
 DETAIL, MAKE SURE THAT THERE IS CONSISTENCY BETWEEN THE
 DETAIL AND THE SITE PLAN.
  
 4. SHEET C-0 DOUBLE DESIGNATES THE LOADING SPACE AS
 AFTER HOURS LOADING AS WELL AS EMPLOYEE PARKING. PLEASE
 REMOVE THE EMPLOYEE PARKING LABEL.
  
 5. ON SHEET C-1, THE LOADING ZONE IS UNDER SIZED, THE
 MINIMUM DIMENSIONS ARE 10 FEET BY 25 FEET. ALSO, A
 WHEEL STOP SHOULD BE PROVIDED FOR THIS SPACE IN PLACE
 OF WHAT APPEAR TO BE BOLLARDS ON THE PLAN.
  
 6. ON SHEET C-1, THE DATA TABLE SHOWS BUILDING HEIGHT
 AS 48 FEET 6 INCHES. THE MAXIMUM HEIGHT IN THE
 NEIGHBORHOOD COMMERCIAL ZONING DISTRICT IS 30 FEET.
  
 7. THE DUMPSTER PAD SHOULD BE FLUSH WITH THE PAVING AT
 THE FRONT OF THE ENCLOSURE.
  
 8. THE BICYCLE PARKING DETAIL SHOWN ON SHEET C-4 IS
 INCONSISTENT WITH THE CONFIGURATION SHOWN ON SHEET C-1.
 IN ADDITION, THE PROPOSED SPACING BETWEEN THE BICYCLES
 DOES NOT MEET THE MINIMUM RECOMMENDED DISTANCE. PLEASE
 CONTACT ALEX HANSEN, SENIOR PLANNER, AT 561-822-1463
 FOR SPECIFIC REQUIREMENTS. NOTE THAT HE WILL BE OUT OF
 THE OFFICE UNTIL SEPT. 11TH.
  
 9. PURSUANT TO SECTION 94-407(6)(A) THE PERMITTED
 CONTENT OF PARKING AREA INSTRUCTIONAL SIGNAGE IS (WHICH
 INCLUDES THE FREE STANDING DRIVE THRU SIGNAGE) DOES NOT
 PERMIT THE BELL LOGO AT THE TOP OF THE SIGN.
  
 10. THE MAXIMUM TOTAL SQUARE FOOTAGE OF MONUMENT
 SIGNAGE PERMITTED ON BELVEDERE RD IS 143.81 SQUARE FEET
 (1:1 WITH LOT FRONTAGE). THE TOTAL SQUARE FOOTAGE
 AVAILIBLE FOR THE TACO BELL SIGNAGE IS 143.81 SQUARE
 FEET MINUS THE SQUARE FOOTAGE OF THE NATIONAL CITY BANK
 FREE STANDING SIGN.
  
 11. ON SHEET SG-2 THE GRAPHICAL REPRESENTATIONS OF THE
 BELLS, AS WELL AS TOMATO AND ONION, NEED TO BE REMOVED
 FROM BOTH THE CLEARANCE BAR AS WELL AS THE ORDER POINT
 STRUCTURE. THE INCLUSION OF THESE GRAPHICS CONSTITUTES
 SIGNAGE, WHICH IS NOT PERMITTED. THIS INCLUDES THE BELL
 GRAPHIC ON THE CLEARANCE BAR ITSELF. THE WORD "BELL"
 MAY BE USED SO LONG AS IT IS CONSISTENT WITH THE FONT
 AND COLOR OF THE SURROUNDING TEXT.
  
 12. ON SHEET C-2, THERE ARE NUMEROUS REFERENCES TO THE
 PALM BEACH COUNTY ENGINEERING DEPARTMENT IN THE NOTES.
 PLEASE REVISE THESE TO READ CITY OF WEST PALM BEACH
 ENGINEERING DEPARTMENT.
  
 13. ON SHEET C-4, DETAIL 26 (PAVEMENT MARKING DETAIL),
 THE WORD THRU HAS THE H AND R TRANSPOSED.
  
 14. ON SHEET CE-1, THE GREENBRIAR LIGHTING NOTES
 SECTION CALLS FOR 1,000 WATT FIXTURES, THE LUMINAIRE
 SCHEDULE AT THE BOTTOM OF THIS PAGE CALLS FOR 400 WATT
 FIXTURES. GIVEN THE LIGHT LEVELS SHOWN, IT APPEARS THAT
 THE GREENBRIAR LIGHTING NOTES SHOULD BE CORRECTED TO
 READ 400 WATTS.
