 PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN WRITTEN
 FORMAT.
  
 THE FOLLOWING COMMENTS #1 THROUGH #7 AFFECT THE TACO
 BELL LEASE PARCEL:
  
 1. THERE ARE CONFLICTS BETWEEN PROPOSED UTILITIES AND
 LANDSCAPING, ESPECIALLY ON THE SOUTH SIDE OF THE
 BUILDING AND THE NORTH SIDE OF THE DUMPSTER ENCLOSURE.
 THE STREET LIGHTS SHALL BE KEPT OUT OF THE LANDSCAPE
 ISLANDS AND THE SEWER AND OTHER UTILITIES SHALL BE KEPT
 OUT OF THE LANDSCAPE AREAS. ALL PROPOSED UTILITIES,
 EASEMENTS, STREET LIGHTS AND ANYTHING ELSE THAT MAY
 HAVE AN IMPACT UPON THE LANDSCAPING SHALL BE SHOWN ON
 THE LANDSCAPE PLAN.
  
 2. PURSUANT TO SECTION 94-443 (C)(3)(A), EACH ROW OF
 PARKING SPACES SHALL BE TERMINATED BY LANDSCAPED
 ISLANDS OF NOT LESS THAN FIVE FEET IN WIDTH AND NOT
 LESS THAN THE LENGTH OF THE ADJACENT PARKING STALL. THE
 LANDSCAPE ISLAND ON THE NORTH SIDE OF THE DUMPSTER
 ENCLOSURE DOES NOT MEET THE MINIMUM WIDTH REQUIREMENT.
  
 3. THERE IS A PLANTER IN THE RIGHT-OF-WAY, ADJACENT TO
 BELVEDERE ROAD. PLEASE SHOW WHAT PLANTING EXISTS OR IS
 PROPOSED FOR THIS PLANTER. IRRIGATION SHALL BE PROVIDED
 IN THIS PLANTER IF DOES NOT ALREADY EXIST.
  
 4. PURSUANT TO SECTION 94-443 (C)(3), OFF-STREET
 PARKING LOTS CONTAINING AT LEAST 12 INTERIOR PARKING
 SPACES SHALL CONTAIN LANDSCAPE AREAS. THE TOTAL SIZE OF
 SUCH LANDSCAPED AREAS SHALL BE EQUAL TO TEN SQUARE FEET
 FOR EACH PARKING SPACE AND SHALL BE PROVIDED WITHIN THE
 INTERIOR OF AN OFF-STREET PARKING LOT. LANDSCAPED AREAS
 SHALL CONTAIN AT LEAST ONE SHADE OR FLOWERING TREE FOR
 EACH 100 SQUARE FEET OF REQUIRED LANDSCAPED AREA. A
 MINIMUM OF 75 PERCENT OF ALL TREES THAT ARE REQUIRED TO
 BE PLANTED WITHIN THE INTERIOR OF AN OFF-STREET PARKING
 AREA SHALL BE SHADE TREES. PLEASE PROVIDE THE
 CALCULATIONS. IT APPEARS THAT THERE ARE TOO MANY PALM
 TREES WITHIN THE PARKING LOT.
  
 5. PURSUANT TO SECTION 94-443 (B)(1), FOR ALL
 NONRESIDENTIAL USES, THE BUFFER STRIP SHALL BE AT LEAST
 FIVE FEET WIDE ALONG THE ENTIRE EDGE OF PROPERTY WHEN
 ADJACENT TO PUBLIC THOROUGHFARES AND NONRESIDENTIAL
 ZONING DISTRICTS. AT LEAST ONE SHADE OR FLOWERING TREE
 SHALL BE PLANTED IN A REQUIRED BUFFER STRIP FOR EACH 30
 LINEAR FEET OR PORTION THEREOF AND SHRUBS, GRASS,
 GROUND COVER OR OTHER SUITABLE LIVE PLANT MATERIAL
 SHALL BE PLANTED ALONG THE ENTIRE BUFFER STRIP. THE
 SPACING BETWEEN THE TREES ALONG THE NORTH AND EAST
 PERIMETER OF THE SITE EXCEEDS 30 FEET IN SEVERAL
 LOCATIONS. THE LANDSCAPE STRIP ALONG THE WEST PERIMETER
 OF THIS SITE DOES NOT COMPLY WITH THESE REQUIREMENTS.
 BECAUSE THE BANK PARCEL AND THIS PARCEL ARE UNIFIED AS
 ONE SITE, NO SUCH LANDSCAPE STRIP IS REQUIRED. HOWEVER,
 SHOULD THIS TACO BELL SITE EVER BE SEPARATED FROM THE
 UNIFIED SITE AND SOLD OFF, THE LANDSCAPE BUFFER WILL
 NEED TO BE INSTALLED.
  
 6. EITHER CURBING OR CAR STOPS ARE REQUIRED, BUT NOT
 BOTH. BECAUSE CURBING HAS BEEN PROPOSED, THE CURBING
 SHALL BE INSTALLED TWO FEET BACK FROM THE END OF THE 18
 FOOT SPACE ALONG THE NORTH AND WEST PERIMETER OF THE
 SITE. THE STRIPING SHALL EXTEND ONLY 16 FEET. THE FRONT
 OF THE VEHICLE WILL EXTEND OVER A GREEN AREA. NO HEDGE
 OR TALL GROUND COVER CAN BE PLANTED WITHIN THE OVERHANG
 AREA BUT THE ADDITIONAL GREEN SPACE WILL ALLOW THE
 TREES TO DEVELOP A BETTER ROOT SYSTEM.
  
 7. STAFF SUGGESTS THAT VERTICAL LANDSCAPE ELEMENTS BE
 INSTALLED ALONG THE FOUNDATION OF THE BUILDING TO
 ENHANCE THE ARCHITECTURE.
  
 THE FOLLOWING COMMENTS AFFECT THE ENTIRE UNIFIED SITE:
  
 1. PLEASE PROVIDE THE TABULATION NECESSARY FOR THE
 EVALUATION OF COMPLIANCE WITH ARTICLE XIV OF THE ZONING
 AND LAND DEVELOPMENT REGULATIONS, INCLUDING THE
 XERISCAPE DESIGN OPTIONS FOR THE ENTIRE UNIFIED SITE
 (NATIONAL CITY BANK, TACO BELL AND VACANT LAND).
  
 2. ALL INVASIVE AND PROHIBITED PLANT SPECIES SHALL BE
 REMOVED FROM THE SITE.
  
 3. ANY LANDSCAPE DEFICIENCIES ON THE BANK SITE SHALL BE
 CORRECTED. THE LANDSCAPE SHALL BE RESTORED TO THE
 CONDITION AS REQUIRED AT THE TIME OF C/O.
  
 4. A LANDSCAPE BUFFER, INCLUDING TREES, HEDGES, SHRUBS,
 GROUND COVER AND SOD SHALL BE PROVIDED AROUND THE
 VACANT PARCEL. THE LOT WILL BE REQUIRED TO BE SODDED
 AND IRRIGATED.
  
 5. OTHER LANDSCAPE COMMENTS MAY BE FORTHCOMING ONCE
 THESE COMMENTS HAVE BEEN ADDRESSED.
