 1. PURSUANT TO SECTION 94-443 (D)(2)(A), AT LEAST ONE
 SHADE OF FLOWERING TREE FOR EACH DWELLING UNIT FOR
 MULTIFAMILY RESIDENTIAL STRUCTURES WITH SIX OR MORE
 UNITS PER STRUCTURE SHALL BE PLANTED ON THE EXTERIOR OF
 ALL STRUCTURES. PLEASE PROVIDE THE CALCULATIONS THAT
 DEMONSTRATE COMPLIANCE WITH THIS REQUIREMENT.
  
 2. PURSUANT TO SECTION 94-443(C)(3)(A), EACH ROW OF
 PARKING SPACES SHALL BE TERMINATED BY LANDSCAPE ISLANDS
 OF NOT LESS THAN FIVE FEET IN WIDTH AND NOT LESS THAN
 THE LENGTH OF THE ADJACENT PARKING STALL. THE
 LANDSCAPED ISLAND SHALL CONTAIN AT LEAST ONE SHADE OR
 FLOWERING TREE. THE PARKING ROW LOCATED AT THE
 NORTHWEST CORNER OF THE PROPERTY THAT IS PARTIALLY
 OFF-SITE DOES NOT MEET THIS REQUIREMENT.
  
 3. PURSUANT TO SECTION 94-485 (E), PRIOR TO ISSUANCE OF
 A CERTIFICATE OF OCCUPANCY, ALL PARKING AND LOADING
 SPACES, ACCESS DRIVES, AND MANEUVERING LANES SHALL BE
 PAVED WITH A NONDUSTING SURFACE IN COMPLIANCE WITH
 STANDARDS SPECIFIED BY THE CITY. THE PLANNING DIRECTOR,
 IN COORDINATION WITH THE CITY'S ENGINEERS, MAY APPROVE
 TYPES OF PAVING NOT SPECIFIED UPON A FINDING THAT SUCH
 OTHER TYPES ARE EQUIVALENT IN APPEARANCE AND
 DURABILITY. GRASS PARKING HAS BEEN PROPOSED IN THE AREA
 OF THE SITE MENTIONED IN THE ITEM ABOVE. PLEASE SHOW
 THE LIMITS OF THE PROPOSED GRASS BLOCK. GRASS BLOCK IS
 TYPICALLY NOT APPROVED IN PARKING LOTS THAT ARE
 OCCUPIED MORE THAN ONCE OR TWICE PER WEEK SUCH AS
 CHURCH OVERFLOW PARKING.
  
 4. PURSUANT TO SECTION 94-442 (D), PRIVATE LAND AND
 PUBLIC RIGHTS-OF-WAY BETWEEN STREET OR SIDEWALK
 SURFACES AND REQUIRED BUFFER STRIPS AND LANDSCAPE OPEN
 SPACE AREAS SHALL BE PLANTED WITH GRASS. GRASS AREAS
 SHALL BE SODDED. THIS INCLUDES ALL RIGHTS-OF-WAY.
  
 5. PURSUANT TO SECTION 94-445 (4)(G)(3), AUTOMATIC
 IRRIGATION SYSTEMS SHALL BE USED FOR THE CULTIVATED
 LANDSCAPE AREAS FOR ALL PROPERTIES. THIS INCLUDES THE
 ADJACENT RIGHTS-OF-WAY.
  
 6. SITE LIGHTING SHALL BE SHOWN ON THE LANDSCAPE PLAN
 TO AVOID ANY CONFLICTS WITH PROPOSED TREES.
  
 7. THE COMBINATION OF CURBING AND CAR-STOPS HAS BEEN
 PROPOSED IN THE WEST PARKING LOT. IN ORDER TO SAVE
 MONEY AND INCREASE THE LANDSCAPE AREA, THE CURBING
 SHOULD BE INSTALLED IN PLACE OF THE CAR STOPS. THE TWO
 FOOT AREA BEYOND THE CURBING CAN BE CONVERTED INTO
 GREEN SPACE. BECAUSE THIS IS A VEHICLE OVERHANG AREA,
 NO SHRUBS, TREES OR TALL GROUND COVER CAN BE PLANTED
 WITHIN THIS TWO FOOT STRIP, BUT THE ADDED GREEN SPACE
 WILL ALLOW THE TREES TO HAVE A LARGER AREA IN WHICH TO
 SPREAD THEIR ROOTS.
