 PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN WRITTEN
 FORMAT.
  
 1. THE LANDSCAPE PLAN SHALL BE DRAWN AT A COMMON SCALE
 SUCH AS 1"=10', 1"= 8' OR 1"=20'.
  
 2. THE LANDSCAPE CALCULATIONS PROVIDED ARE INCORRECT.
 OPEN SPACE MEANS AN OPEN, UNENCLOSED AREA CONSISTING OF
 SETBACKS, LANDSCAPING, BUFFERS, VEHICULAR AND
 PEDESTRIAN CIRCULATION FEATURES, AND SURFACE PARKING.
 WHEN YOU DEDUCT 3,344 SQUARE FEET (TOTAL BUILDING
 FOOTPRINT AREA) FROM THE OVERALL SITE AREA OF 41,708
 SQUARE FEET, THE OPEN SPACE IS EQUAL TO 38,364 SQUARE
 FEET. TWENTY-FOUR SHADE TREES AND 77 SHRUBS ARE
 REQUIRED. PLEASE CORRECT ALL CALCULATIONS.
 AT LEAST ONE FLOWERING TREE IS REQUIRED FOR EACH 6400
 SQUARE FEET. SIX FLOWERING TREES ARE REQUIRED INSTEAD
 OF THE TWO THAT WERE PROPOSED.
  
 3. PURSUANT TO SECTION 94-443 (C) (3), OFF-STREET
 PARKING LOTS CONTAINING AT LEAST 12 INTERIOR PARKING
 SPACES SHALL CONTAIN LANDSCAPE AREAS. THE TOTAL SIZE OF
 SUCH LANDSCAPED AREAS SHALL BE EQUAL TO TEN SQUARE FEET
 FOR EACH PARKING SPACE AND SHALL BE PROVIDED WITHIN THE
 INTERIOR OF AN OFF-STREET PARKING AREA. LANDSCAPED
 AREAS SHALL CONTAIN AT LEAST ONE SHADE OR FLOWERING
 TREE FOR EACH 100 SQUARE FEET OF REQUIRED LANDSCAPED
 AREAS. A MINIMUM OF 75 PERCENT OF ALL TREES THAT ARE
 REQUIRED TO BE PLANTED WITHIN THE INTERIOR OF AN
 OFF-STREET PARKING AREA SHALL BE SHADE TREES.
  
 4. PURSUANT TO SECTION 94-3-443 (C)(4), FOR OTHER PAVED
 AREAS UTILIZED BY MOTOR VEHICLES, INCLUDING AISLES,
 LOADING AREAS, CIRCULATION AREAS AND DRIVE-IN SERVICE
 AREAS, ADDITIONAL LANDSCAPING SHALL BE PROVIDED AS
 FOLLOWS: FOUR SQUARE FEET OF LANDSCAPED AREA SHALL BE
 REQUIRED FOR EACH 100 SQUARE FEET, OR FRACTION THEREOF.
  
 5. PURSUANT TO SECTION 94-443 (C)(3)(A), EACH ROW OF
 PARKING SPACES SHALL BE TERMINATED BY LANDSCAPED
 ISLANDS OF NOT LESS THAN FIVE FEET IN WIDTH AND NOT
 LESS THAN THE LENGTH OF THE ADJACENT PARKING STALL. THE
 LANDSCAPED ISLAND SHALL CONTAIN AT LEAST ONE SHADE OR
 FLOWERING TREE. THE TERMINAL LANDSCAPE ISLAND AT THE
 NORTHWEST CORNER OF THE BUILDING DOES NOT MEET THESE
 REQUIREMENTS. BECAUSE TWO ROWS OF PARKING ARE BEING
 TERMINATED, TWO TREES ARE REQUIRED AND THE LANDSCAPE
 AREA SHALL RUN THE FULL LENGTH OF THE ADJACENT PARKING
 STALLS.
  
 6. PURSUANT TO SECTION 94-443 (E) (1), AT LEAST 30
 PERCENT OF THE LINEAR FEET AROUND THE EXTERIOR OF ALL
 COMMERCIAL STRUCTURES SHALL BE PLANTED WITH TREES,
 SHRUBS OR HEDGES. BECAUSE A TYPICAL PARKING STALL IS 18
 FEET IN LENGTH, THE 20 FOOT SPACES COULD BE REDUCED TO
 18 FEET WITH THE ADDITIONAL AREA BEING CONVERTED INTO
 GREEN SPACE. THE AISLE AND SIDEWALK WIDTH COULD ALSO BE
 REDUCED WITH THE ADDITIONAL AREA BEING CONVERTED INTO
 GREEN SPACE. A MINIMUM OF FIVE FEET SHALL BE PROVIDED
 ALONG THE NORTH AND WEST SIDES OF THE CORNER STATION
 BETWEEN THE SIDEWALK AND STRUCTURE. A PLANTING THAT
 WOULD INCLUDE VERTICAL LANDSCAPE ELEMENTS SHALL BE
 PROVIDED ALONG THE NORTH, WEST AND SOUTH SIDES OF THE
 MAIN BUILDING AND ALONG THE NORTH AND SOUTH SIDES OF
 THE CAR WASH.
  
 7. PURSUANT TO SECTION 94-444 (B), ALL MECHANICAL
 EQUIPMENT SHALL BE SCREENED. IF A GENERATOR OR OTHER
 EQUIPMENT WILL BE INSTALLED, PLEASE SHOW THE LOCATION
 AND THE METHOD OF SCREENING.
  
 8. PURSUANT TO SECTION 94-443 (B) (4), AT LEAST ONE
 SHADE OR FLOWERING TREE SHALL BE PLANTED IN A REQUIRED
 BUFFER STRIP FOR EACH 30 LINEAR FEET OR PORTION
 THEREOF. THERE ARE GAPS ALONG THE SOUTH PROPERTY LINE
 BETWEEN THE PROPOSED TREES THAT EXCEED 30 FEET.
  
 9. THERE IS A UTILITY EASEMENT THAT RUNS ALONG THE
 SOUTH PROPERTY LINE THAT IS IN CONFLICT WITH THE
 REQUIRED LANDSCAPE BUFFER. THE APPLICANT SHALL OBTAIN
 WRITTEN AUTHORIZATION FROM THE EASEMENT HOLDER ALLOWING
 THE PROPOSED LANDSCAPING TO BE INSTALLED.
  
 10. THERE IS AN EXCESSIVE AMOUNT OF CONCRETE THAT IS
 PART OF THE PUBLIC SIDEWALK IN THE RIGHT-OF-WAY AT THE
 INTERSECTION OF AUSTRALIAN AVENUE AND PALM BEACH LAKES
 BOULEVARD. THE EXCESS CONCRETE SHALL BE REMOVED AND
 CONVERTED INTO GREEN SPACE PURSUANT TO APPROVAL FROM
 CITY ENGINEERING.
