 COMMENTS:
  
 PLEASE RESPOND TO REVIEW COMMENTS IN WRITTEN FORMAT.
  
 1. REPEAT COMMENT: PLEASE PROVIDE THE TABULATION
 NECESSARY FOR THE EVALUATION OF COMPLIANCE WITH ARTICLE
 XIV OF THE ZONING AND LAND DEVELOPMENT REGULATIONS,
 INCLUDING THE XERISCAPE DESIGN OPTIONS. THE LANDSCAPE
 AND XERISCAPE CALCULATIONS ARE INCORRECT. OPEN SPACE IS
 CALCULATED BY TAKING THE TOTAL LOT AREA AND DEDUCTING
 THE TOTAL SQUARE FOOTAGE OF THE COMBINED BUILDINGS
 FOOTPRINT. THE PARKING LOT AND WALKWAYS ARE NOT
 DEDUCTED. THE INTERIOR AND PERIMETER TREE COUNTS ARE
 NOT THE SAME AS THE CALCULATIONS THAT WERE SUBMITTED.
 REGARDING THE XERISCAPE TABULATIONS, PLEASE INDICATE
 THE TYPE OF SOD, IN ORDER TO QUALIFY FOR TAKING THE
 FIVE (5) POINTS FOR DROUGHT TOLERANT GRASS.
  
 2. REPEAT COMMENT: ALL EXISTING AND PROPOSED UTILITIES,
 EASEMENTS, OVERHEAD LINES, STREET LIGHTS AND ANYTHING
 ELSE THAT MAY INTERFERE WITH THE PROPOSED LANDSCAPING
 SHALL BE SHOWN ON THE LANDSCAPE PLAN TO AVOID
 CONFLICTS.
  
 3. REPEAT COMMENT: A TREE ALTERATION PERMIT IS
 REQUIRED. PLEASE IDENTIFY ALL EXISTING TREES AND
 INDICATE WHICH TREES WILL REMAIN IN PLACE, BE REMOVED
 OR BE RELOCATED. MOST TREES ON SITE ARE NOT IN GOOD
 CONDITION AND SHOULD BE REPLACED. ALL TREES TO REMAIN
 SHALL BE FLORIDA #1 GRADE OR BETTER. OTHERWISE, THEY
 MUST BE CORRECTIVELY PRUNED BY A CERTIFIED ARBORIST IF
 THEY CAN BE BROUGHT BACK TO MEET MINIMUM STANDARDS OR
 REPLACED IF CORRECTIVE PRUNING WILL NOT BRING THEM INTO
 COMPLIANCE WITH THE MINIMUM STANDARDS. BASED UPON THE
 LATEST LANDSCAPE PLAN, TREES ARE BEING SAVED THAT
 CANNOT BE BROUGHT BACK TO AN ACCEPTABLE CONDITION.
  
 4. THE PARKING ROW ALONG THE SOUTHEAST PERIMETER OF
 THE SITE SHALL BE MOVED FIVE (5) FEET TO THE WEST,
 THEREBY SHRINKING THE DIVIDER MEDIAN TO EIGHT AND
 ONE-HALF (8 1/2) FEET IN WIDTH. THIS WILL ALLOW THE
 LANDSCAPE BUFFER ALONG THE PROPERTY LINE TO BE EXPANDED
 TO TEN (10) FEET.
  
 5 REPEAT COMMENT: PURSUANT TO SECTION 94-444 (B),
 OUTDOOR GARBAGE OR TRASH RECEPTACLES, FUEL OIL OR
 PROPANE TANK, GROUND LEVEL AIR CONDITIONING UNITS,
 GENERATORS AND OTHER MECHANICAL EQUIPMENT SHALL NOT BE
 PERMITTED UNLESS APPROPRIATE SCREENING IS PROVIDED. THE
 ONLY ITEM IDENTIFIED ON THE PLAN WAS THE DUMPSTER
 ENCLOSURE AND THE PLACEMENT OF THE ENCLOSURE WAS SHOWN
 IN TWO (2) DIFFERENT PLACES ON SHEET C-5. . PLEASE SHOW
 ALL OTHER ITEMS ON THE PLANS AND IDENTIFY THE MANNER IN
 WHICH THEY WILL BE SCREENED.
  
 6. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (C) (3),
 OFF-STREET PARKING LOTS CONTAINING AT LEAST 12 INTERIOR
 PARKING SPACES SHALL CONTAIN LANDSCAPE AREAS. THE TOTAL
 SIZE OF SUCH LANDSCAPED AREAS SHALL BE EQUAL TO TEN
 SQUARE FEET FOR EACH PARKING SPACE AND SHALL BE
 PROVIDED WITHIN THE INTERIOR OF AN OFF-STREET PARKING
 AREA. LANDSCAPED AREAS SHALL CONTAIN AT LEAST ONE SHADE
 OR FLOWERING TREE FOR EACH 100 SQUARE FEET OF REQUIRED
 LANDSCAPED AREAS. A MINIMUM OF 75 PERCENT OF ALL TREES
 THAT ARE REQUIRED TO BE PLANTED WITHIN THE INTERIOR OF
 AN OFF-STREET PARKING AREA SHALL BE SHADE TREES. THE
 CALCULATION SHOWN IS INCORRECT.
  
 7. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (TABLE
 XIV-1), THE REQUIRED PERIMETER LANDSCAPE STRIPS SHALL
 BE A MINIMUM OF FIVE FEET IN WIDTH, EXCLUDING ANY CURB.
 THE USE OF BOTH CURBS AND CARSTOPS IS NOT NECESSARY.
 STAFF RECOMMENDS THAT CURBING BE INSTALLED IN LIEU OF
 CAR STOPS WITH THE PAVEMENT ELIMINATED BEYOND THE CURB.
 ALTHOUGH NO PLANT MATERIAL WITH A MATURE HEIGHT OF SIX
 INCHES OR TREES CAN BE PLANTED WITHIN THE VEHICULAR
 OVERHANG AREA, THE EXPANDED GREEN AREA WILL ALLOW THE
 TREES TO DEVELOP A LARGER ROOT SYSTEM. ALL SPACES COULD
 BE 16 FEET IN LENGTH (BETWEEN END OF SPACE AND CURB)
 WITH A TWO (2) FOOT OVERHANG. NO CARSTOPS WOULD BE
 REQUIRED IF THIS IS DONE. OTHERWISE, IF THE CARSTOPS
 ARE USED WITHIN THE 18 FOOT SPACES, THEN THE CURB COULD
 BE ELIMINATED. LANDSCAPE ISLANDS AND THE PERIMETER
 LANDCAPE BUFFER MUST BE A MINIMUM OF FIVE (5) FEET IN
 WIDTH, EXCLUDING ANY CURBING OR VEHICULAR OVERHANG.
  
 8. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (C) (3)
 (A), ALL TERMINAL LANDSCAPE ISLANDS SHALL CONTAIN AT
 LEAST ONE SHADE OR FLOWERING TREE. THE LANDSCAPE AREAS
 AT BOTH ENDS OF THE BACK-OUT PARKING ROW SHALL CONTAIN
 A TREE AND A HEDGE. THE ONE REMAINING TREE AT THE WEST
 END OF THE BACK-OUT PARKING ROW SHALL BE REPLACED AND A
 TREE IS NEEDED AT THE OTHER END OF THE PARKING ROW. NO
 TREES ARE PROPOSED AT THE ENDS OF THE TWO (2) PARKING
 ROWS THAT TERMINATE AT THE NEW BUILDING.
  
 9. THE FENCE ADJACENT TO DOCK STREET SHALL BE RELOCATED
 TO THE INSIDE OF THE LANDSCAPE SETBACK, WITH THE
 PROPOSED HEDGE TO BE PLANTED ALONG THE STREET SIDE OF
 THE FENCE. NO FENCES ARE SHOWN ON ANY OF THE MOST
 RECENT PLANS EXCEPT FOR THE EROSION CONTROL FENCE.
 PLEASE INDICATE IF THERE WILL BE ANY FENCES ON SITE.
  
 10. REPEAT COMMENT: PURSUANT TO SECTION 94-442 (D),
 PRIVATE LAND AND PUBLIC RIGHTS-OF-WAY BETWEEN STREET OR
 SIDEWALK SURFACES AND REQUIRED BUFFER STRIPS AND
 LANDSCAPED OPEN SPACE AREAS SHALL BE PLANTED WITH
 GRASS. GRASS AREAS SHALL BE SODDED. SOD SHALL BE
 INSTALLED IN THE RIGHT-OF-WAY ADJACENT TO DOCK STREET
 AND AT THE WESTERN TIP OF THE SITE.
  
 11. THERE ARE INCONSISTENCIES BETWEEN THE PLANS. THE
 RETENTION AREAS, THE DRIVEWAY LEADING TO THE DUMPSTER
 ENCLOSURE AND THE ELIMINATION OF THE PARALLEL PARKING
 STALLS ARE A FEW OF THE INCONSISTENCIES. ALL PLANS MUST
 BE CONSISTENT.
