 LAND ROVER PARKING GARAGE - 7550 OKEECHOBEE BOULEVARD
  
 PLANNING & ZONING DEPARTMENT
  
 GENERAL COMMENTS:
  
 1. PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 2. WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) COPIES, ONE (1) REDUCED COPY (8 ? BY 11), AND AN
 ELECTRONIC COPY IN .PNG FORMAT OF ALL PLANS.PLEASE
 NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO ADDITIONAL
 COMMENTS.
  
 3. PLEASE NOTE THAT SITE PLAN APPROVAL SHALL NOT BE
 GRANTED UNTIL THE PROPERTY HAS BEEN ANNEXED INTO THE
 CITY.
  
 4. PLEASE NOTE THAT SITE PLAN APPROVAL SHALL ONLY BE
 FOR PHASE I OF THE PROPOSED GARAGE STRUCTURE.PHASE II
 SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 5. PROVIDE A COPY OF THE ARCHITECTURAL CONSISTENCY
 RESTRICTIVE COVENANT OF THE MUPD.
  
 SITE PLAN (SHEET SP-1):
  
 6. ALL EASEMENTS SHALL BE SHOWN ON THE SITE PLAN.
  
 7. PROPOSED GARAGE STRUCTURE IS PLACED OVER THE 20 FOOT
 UTILITY EASEMENT TO PALM BEACH COUNTY.AS A RESULT ONE
 OF THE FOLLOWING SHALL BE COMPLETED:
 A. THE SQUARE FOOTAGE AND DIMENSIONS OF THE PROPOSED
 GARAGE STRUCTURE SHALL BE REDUCED SO THAT IT NO LONGER
 ENCROACHES INTO THE EASEMENT.
 B. RELEASE THE UTILITY EASEMENT.
  
 8. PARKING CALCULATIONS ON THE SITE DATA TABLE SHALL BE
 RECOUNTED TO SHOW ACTUAL REQUIREMENTS:
 A. PROVIDE THE TOTAL SQUARE FOOTAGE OF ALL DISPLAY
 PARKING SPACES AND DISPLAY AREAS.
 B. AS THE PROPOSED GARAGE STRUCTURE WILL BE USED FOR
 INVENTORY PARKING, PLEASE NOTE THAT THE TOTAL SQUARE
 FOOTAGE OF THE PARKING SPACES INSIDE THE GARAGE IS
 CONSIDERED OUTDOOR STORAGE, AND THUS SHALL BE COUNTED
 TOWARDS THE REQUIRED PARKING SPACES COUNT.
 C. SITE DATA TABLE SHOW TWO (2) BAYS LESS THAN WHAT IS
 STATED ON THE EXISTING SITE PLAN (SHEET EX-SP-1 ? 32
 BAYS).THUS, 11 PARKING SPACES SHALL BE PROVIDED FOR
 THE 32 BAYS.
  
 9. PROVIDE PARKING CALCULATIONS COMPARING WHAT IS
 EXISTING VS. WHAT IS REQUIRED AND PROPOSED.
  
 10. THE PROPOSED GARAGE STRUCTURE WILL BE ELIMINATING
 APPROXIMATELY 43 CUSTOMER/SERVICE PARKING SPACES.
 PLEASE NOTE THAT IF THE EXISTING NUMBER OF
 CUSTOMER/SERVICE PARKING SPACES IS DEFICIENT PER THE
 PARKING REQUIREMENTS OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS, THESE 43 PARKING SPACES SHALL REMAIN
 ON-SITE AND ADDITIONAL PARKING SPACES SHALL BE PROVIDED
 FOR THE PROPOSED GARAGE STRUCTURE.IN THE EVENT THAT
 THERE IS EXCESS OF PARKING, THE ADDITIONAL PARKING
 SPACES MAY BE COUNTED TOWARDS THE REQUIRED PARKING FOR
 THE PROPOSED GARAGE STRUCTURE.
  
 11. NUMBER ALL CUSTOMER AND SERVICE PARKING SPACES.
 PLEASE NOTE THAT ONLY FOUR (4) CUSTOMER PARKING SPACES
 ARE DELINEATED ALONG THE WEST SIDE OF THE SHOWROOM
 BUILDING INSTEAD OF THE FIVE (5) STATED ON THE PLAN.
  
 12. ALL TRAFFIC GATES SHALL REMAIN OPEN DURING BUSINESS
 HOURS.
  
 13. PLEASE NOTE THAT PER CHAPTER 15C-7.003(5)(B)2.,
 F.A.C., DISPLAY SPACES SHALL NOT INCLUDE AN AREA OR
 SPACE SET ASIDE FOR CUSTOMER, EMPLOYEE OR GENERAL
 PUBLIC PARKING.DURING THE SITE VISIT, INVENTORY WAS
 OBSERVED IN SPACES SHOWN AS CUSTOMER PARKING ON THE
 SITE PLAN.
  
 14. ALL EXISTING AND PROPOSED CUSTOMER PARKING SPACES
 SHALL BE MADE AVAILABLE TO THE PUBLIC.NO TREE POTTED
 PLANTS SHALL BE PLACED IN THE MIDDLE OF THE DRIVE
 AISLES TO BLOCK OF ACCESS TO EXISTING CUSTOMER PARKING
 SPACES.
  
 FIRST FLOOR PLAN (SHEET A-1):
  
 15. PROVIDE WIDTH AND DEPTH DIMENSIONS OF THE SPACES IN
 THE PROPOSED GARAGE STRUCTURE.
  
 ELEVATIONS (SHEETS A-4 AND A-5):
  
 16. PROVIDE ARCHITECTURAL AND/OR LANDSCAPE TREATMENT TO
 THE PROPOSED GARAGE STRUCTURE (I.E.: LANDSCAPING ON THE
 CABLE RAILINGS OR SOLID WALLS).PLEASE CONTACT THE
 URBAN DESIGN DIVISION FOR DESIGN OPTIONS.
  
 LANDSCAPE DEMOLITION PLAN (SHEET L1):
  
 17. A TREE REMOVAL LICENSE APPLICATION SHALL BE
 PROVIDED FOR ALL TREES THAT WILL BE REMOVED AND/OR
 RELOCATED ON SITE.
  
 18. LANDSCAPE PLAN REFERS TO SHEET L3 FOR PLANT LIST
 AND DETAILS; HOWEVER SHEET L3 WAS NOT PROVIDED WITH THE
 APPLICATION PACKET.
  
 LANDSCAPE PLAN (SHEET L2):
  
 19. PROVIDE A LANDSCAPE DATA TABLE COMPARING WHAT IS
 EXISTING VS. WHAT IS REQUIRED AND PROPOSED.
  
 20. PURSUANT TO SECTION 94-444(B) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS, DUMPSTER ENCLOSURES SHALL
 BE LANDSCAPED WITH SHRUBS AND HEDGES PLANTED AT
 TWO-FOOT INTERVALS.SHRUBS AND HEDGES SHALL BE PLANTED
 ALONG THE WEST WALL OF THE EXISTING DUMPSTER
 ENCLOSURE.
  
 OTHER COMMENTS:
  
 21. THE ZONING AND LAND DEVELOPMENT REGULATIONS CAN BE
 ACCESSED ONLINE AT WWW.MUNICODE.COM, CHAPTER 94 OF THE
 CITY OF WEST PALM BEACH?S CITY CODE.
  
 22. PLEASE NOTE THAT IF THE PLANNING AND ZONING
 DEPARTMENT HAS NOT RECEIVED A RESPONSE TO THE PPRC
 COMMENTS WITHIN 60 DAYS FROM THE PPRC MEETING, THE CASE
 SHALL BE CONSIDERED WITHDRAWN.ANY FURTHER ACTION
 SHALL REQUIRE RESUBMITTAL OF A NEW DEVELOPMENT
