 GENERAL COMMENTS:
  
 1. PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 2. WHEN RESUBMITTING FOR THE SITE PLAN REVIEW, PLEASE
 PROVIDE A MINIMUM OF SIX (6) COPIES, ONE (1) REDUCED
 COPY (8 ? BY 11), AND AN ELECTRONIC COPY IN .PNG FORMAT
 OF ALL PLANS.PLEASE NOTE THAT RE-SUBMITTALS MAY BE
 SUBJECT TO ADDITIONAL COMMENTS.
  
 SITE PLAN (SHEET AS-1):
  
 3. ACCORDING TO THE FLOOR PLANS, THE CENTER PORTION OF
 THE BUILDING WILL JUT OUT ONE (1) FOOT FOUR (4) INCHES.
 HOWEVER, ACCORDING TO THE APPROVED VARIANCE, THE CENTER
 PORTION OF THE BUILDING WILL BE ONE (1) FOOT NINE (9)
 INCHES FROM THE FRONT PROPERTY LINE.BASED ON THE
 APPROVED VARIANCE, THE CENTER PORTION OF THE BUILDING
 MAY ONLY ENCROACH ONE (1) FOOT TWO (2) INCHES FROM THE
 EXISTING BUILDING FA?ADE INTO THE FRONT SETBACK.
 PLEASE REVISE.
  
 4. PROVIDE A LETTER FROM THE FLORIDA DEPARTMENT OF
 TRANSPORTATION (FDOT) APPROVING AND STATING THE NUMBER
 OF AVAILABLE ON-STREET PARKING.PLEASE NOTE THAT ALL
 ON-STREET PARKING SPACES SHALL BE DELINEATED PRIOR TO
 SITE PLAN APPROVAL.
  
 5. PLEASE NOTE THAT THERE SHALL BE TWO (2) FEET FROM
 THE CURB TO THE BACK OF THE WHEEL STOP.
  
 6. NEW COMMENT - PLEASE NOTE THAT WHEEL STOPS SHALL BE
 SIX (6) FEET LONG AND SIX (6) INCHES TALL.
  
 7. NEW COMMENT ? PROVIDE DIMENSION BETWEEN THE DOUBLE
 STRIPES OF THE PARKING STALLS.PLEASE NOTE THAT THERE
 SHALL BE 12 INCHES BETWEEN STRIPES.
  
 8. NEW COMMENT ? PLEASE NOTE THAT IN THE ?AREA
 BREAKDOWN? TABLE, TOTAL IMPERVIOUS AREA SHOULD READ
 2,054 SQUARE FEET AND NOT 2.054 SQUARE FEET.
  
 ROOF PLAN (SHEET A-2):
  
 9. NEW COMMENT ? ACCORDING TO THE PLANS AND ELEVATIONS,
 THE ROOF OVERHANG PROJECTS TWO (2) FEET FROM THE
 BUILDING LINE.THE BUILDING LINE IS ONE (1) FOOT NINE
 (9) INCHES FROM THE PROPERTY LINE.THIS CAUSES THE
 ROOF TO PROJECT THREE (3) INCHES INTO THE RIGHT-OF-WAY.
 PLEASE REVISE.
  
 ELEVATIONS (SHEET A-4):
  
 10. PROVIDE CLEAR GLAZED AREA OF THE 2ND STORY FOR EACH
 BUILDING FA?ADE.PLEASE NOTE THAT PER SECTION
 94-213(D)(6) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS, STORIES ABOVE THE FIRST FLOOR SHALL HAVE
 CLEAR GLAZED AREA AND OPENINGS BETWEEN 25 PERCENT AND
 45 PERCENT OF THE FACADE AREA.
 A. NEW COMMENT ? WINDOWS SHALL BE PROVIDED ALONG THE
 WEST BUILDING FA?ADE ON THE SECOND STORY.
  
 11. PROVIDE WINDOW AND OPENING DETAILS MEETING SECTIONS
 94-213(D)8-11 AND 94-213(D)(13) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS.
 A. WINDOWS SHALL BE RECESSED A MINIMUM OF TWO (2)
 INCHES FROM THE EXTERIOR FACE OF THE FA?ADE.
 B. PLEASE INDICATE IF THE WINDOW(S) FACING THE
 DECK/GARDEN OF APARTMENT 2 OPEN SEPARATELY.IF SO,
 PLEASE NOTE THAT MULTIPLE WINDOWS IN THE SAME ROUGH
 OPENING SHALL BE SEPARATED BY A FOUR-INCH WIDE POST AND
 SIT ON ONE CONTINUOUS SILL.
 C. OPENINGS SHALL BE A MINIMUM OF TWO (2) FEET FROM
 BUILDING CORNERS.
 D. SHUTTERS MUST BE OPERABLE AND SIZED TO MATCH THE
 OPENING.
 E. ALL EXTERIOR DOORS SHALL BE HINGED, EXCEPT GARAGE
 DOORS.ALL WINDOWS, EXCEPT STOREFRONT WINDOWS, SHALL
 BE OPERABLE.
  
 12. AWNINGS SHALL COMPLY WITH SECTION 94-213(D)(14),
 AND NOT SECTION 94-443(14) AS STATED IN THE
 ELEVATIONS.
 A. PROVIDE AWNING DETAILS MEETING SECTION
 94-213(D)(14).PLEASE NOTE THAT FDOT APPROVAL SHALL BE
 PROVIDED FOR ALL AWNINGS THAT ENCROACH INTO THE
 RIGHT-OF-WAY.
 B. IF THE AWNINGS DO NOT COMPLY WITH THE REQUIREMENTS
 SET FORTH IN SECTION 94-213(D)(14), THAN AN
 ADMINISTRATIVE VARIANCE TO APPROVE THE PROPOSED AWNINGS
 IS NEEDED.
 C. NEW COMMENT - THIS SHALL ALSO APPLY TO THE PROPOSED
 CANOPY OVER THE MAIN ENTRANCE.
  
 LANDSCAPE PLAN
  
 13. ALL TREES SHALL BE PLANTED PURSUANT TO THE CITY OF
 WEST PALM BEACH?S SUSTAINABLE PLANTING PLANS.PLEASE
 SEE ATTACHED DIAGRAM.
  
 OTHER COMMENTS:
  
 14. PLEASE NOTE THAT IF THE PLANNING AND ZONING
 DEPARTMENT HAS NOT RECEIVED A RESPONSE TO THE PPRC
 COMMENTS WITHIN 60 DAYS FROM OCTOBER 1, 2007, THE CASE
 SHALL BE CONSIDERED WITHDRAWN.ANY FURTHER ACTION
 SHALL REQUIRE RESUBMITTAL OF A NEW DEVELOPMENT
 APPLICATION.
