 SITE PLAN
  
 1. LABEL THE TYPE OF CURB THROUGHOUT THE SITE.
  
 2. REPEAT COMMENT - NEW DUMPSTER ENCLOSURE SIZE AND
 LOCATION SHALL BE APPROVED BY EMERY FABIAN, ENGINEERING
 SERVICES DEPARTMENT, PRIOR TO SCHEDULING FOR THE
 PLANNING BOARD MEETING.
  
 3. THE SITE PLAN, LANDSCAPE PLAN, ENGINEERING PLANS AND
 PHOTOMETRIC PLANS DO NOT MATCH.PLEASE REVISE.
  
 REGULATING PLAN (SHEET SP2)
  
 4. PURSUANT TO SECTION 94-443(C)(5), FIGURE XIV-2, A
 VEHICLE MAY OVERHANG OVER A SIDEWALK OR LANDSCAPE AREA
 PROVIDED THAT THE SIDEWALK/LANDSCAPE AREA IS EXTENDED
 TO SEVEN (7) FEET.THE REVISED SITE PLAN SHOWS FIVE
 (5) FEET SIDEWALKS AND FOUNDATION PLANTING ALONG THE
 BUILDING FA?ADES.THEREFORE, STAFF REQUIRES ONE OF THE
 FOLLOWING:
 A. ALL SIDEWALKS AND FOUNDATION PLANTINGS ALONG THE
 BUILDING FA?ADES SHALL BE EXTENDED BY TWO (2) FEET; OR
  
 B. ALL PARKING SPACES ALONG A SIDEWALK AND FOUNDATION
 PLANTING SHALL INCLUDE A WHEEL STOP TWO (2) FEET FROM
 THE END OF THE CURB TO THE BACK OF THE WHEEL STOP.IN
 THE EVENT THAT THE PARKING SPACES WILL INCLUDE A WHEEL
 STOP, PROVIDE DETAILS OF THE PARKING SPACES WITH WHEEL
 STOPS, IN ADDITION TO THE PARKING DETAILS ALREADY
 PROVIDED.
  
 5. REPEAT COMMENT - BICYCLE PARKING LOCATION AND
 DETAILS SHALL BE APPROVED BY ALEX HANSEN,
 TRANSPORTATION PLANNER, PRIOR TO SCHEDULING FOR THE
 PLANNING BOARD MEETING.
  
 6. REPEAT COMMENT - ALL DUMPSTER ENCLOSURES (EXISTING
 AND PROPOSED) SHALL HAVE THE SAME DESIGN AND MATERIALS
 FOR THE OBSCURING GATES.PROVIDE DETAILS OF THE GATES.
 ADDITIONALLY, THE NEW STORM SHUTTER ENCLOSURE AND
 COMMUNICATION TOWER ENCLOSURE SHALL MEET THE DESIGN
 STANDARDS FOR DUMPSTER ENCLOSURES AND SHALL MATCH THE
 EXISTING DUMPSTER ENCLOSURES IN ARCHITECTURE AND
 DESIGN.
  
 7. PROVIDE PLANS AND DETAILS OF THE COMMUNICATION TOWER
 AND STORM SHUTTER STORAGE AREAS.PLEASE NOTE THAT THE
 WALLS ENCLOSING BOTH OF THESE AREAS SHALL BE OF THE
 SAME HEIGHT.
  
 8. REPEAT COMMENT - SIGN DIMENSIONS AND DETAILS DO NOT
 MATCH.
 A. ACCORDING TO THE SIGN DETAILS, THE HIGH FREESTANDING
 SIGN ALONG OKEECHOBEE BOULEVARD WILL BE A MAXIMUM OF 27
 FEET IN WIDTH, WHICH WILL RESULT IN THE SIGN
 ENCROACHING INTO THE FOUNDATION PLANTING ALONG THE WEST
 BUILDING FA?ADE OF THE RETAIL BUILDING (BUILDING NO.
 7).SITE AND LANDSCAPE PLANS SHOW THE SIGN TO BE ONLY
 10 FEET IN WIDTH.SITE DETAIL SHALL MATCH THE SITE
 PLAN DIMENSIONS.PLEASE REVISE.
 B. ACCORDING TO THE SIGN DETAILS, THE HIGH FREESTANDING
 SIGN ALONG BENOIST FARMS ROAD WILL BE A MAXIMUM OF 26
 FEET IN WIDTH, WHICH WILL RESULT IN THE SIGN
 ENCROACHING INTO AN EXISTING LIVE OAK TREE.SITE AND
 LANDSCAPE PLANS SHOW THE SIGN TO BE ONLY 10 FEET IN
 WIDTH.SIGN DETAIL SHALL MATCH THE SITE PLAN
 DIMENSIONS.PLEASE REVISE.
 C. WALL SIGNAGE PROGRAM DOES NOT MATCH THE WALL MOUNTED
 SIGNS SHOWN ON THE ELEVATIONS IN SIZE AND SQUARE
 FOOTAGE.
 D. STAFF RECOMMENDS THAT THE WALL MOUNTED SIGN ON THE
 NORTH BUILDING FA?ADE OF THE MEDICAL OFFICE BUILDING
 (BUILDING NO. 6) INCLUDE A FRAME/BORDER AROUND THE
 SIGN, AND BE CENTERED BETWEEN THE TWO (2) WINDOWS TO
 CREATE A MORE DESIRABLE AND ATTRACTIVE DEVELOPMENT.
  
 9. THE REVISED SITE PLAN SHOWS A PORTION OF PAVED
 SIDEWALK ON THE ADJACENT PROPERTY TO THE WEST.CONSENT
 FROM THE ADJACENT PROPERTY OWNER SHALL BE OBTAINED FOR
 THE PROPOSED SIDEWALK ON THEIR PROPERTY.ADDITIONALLY,
 PLEASE NOTE THAT THE SIDEWALK AS SHOWN EXTENDS INTO A
 LIVE OAK AND COCOPLUMS PER THE APPROVED LANDSCAPE PLAN
 FOR BENOIST PLAZA.THE SIDEWALK SHALL BE A CONTINUOUS
 SIDEWALK TO THE ADJACENT PROPERTY AND NOT PRESENT ANY
 CONFLICTS WITH THE APPROVED LANDSCAPE.
  
 RETAIL BUILDING (SHEET A-2)
  
 10. REPEAT COMMENT - STAFF DOES NOT OBJECT THE USE OF
 GLASS DOORS INSTEAD OF WINDOWS ALONG THE NORTH BUILDING
 FA?ADE OF THE RETAIL BUILDING (BUILDING NO. 7).
 HOWEVER, IN ORDER TO CREATE A MORE DESIRABLE AND
 ATTRACTIVE DEVELOPMENT, STAFF REQUIRES THAT ONE (1) OF
 THE FOLLOWING BE PROVIDED:
 A. DOUBLE GLASS DOORS; OR
 B. A SINGLE GLASS DOOR WITH A WINDOWPANE ON EACH SIDE
 OF THE DOOR; OR
 C. A SINGLE GLASS DOOR WITH A WINDOWPANE THAT MATCHES
 THE SIZE OF THE DOOR.
 PLEASE NOTE THAT WHICHEVER METHOD IS USED, THE OPENINGS
 SHALL BE CENTERED IN EACH BAY.
  
  
 LANDSCAPE COMMENTS (CONTACT ROBERT KUSSNER, LANDSCAPE
 PLANNER)
  
 1. ON THIS MOST RECENT SUBMITTAL, TWO SABAL PALMS HAVE
 BEEN REMOVED ALONG THE NORTH ELEVATION OF THE MEDICAL
 BUILDING RESULTING IN A LARGE BLANK WALL.PLEASE
 INSTALL ONE SABAL PALM IN THAT AREA. THE SIGNAGE CAN BE
 PLACED BETWEEN THE SABAL PALMS.
  
 2. PLEASE REMOVE THE STREET LIGHT FROM THE TERMINAL
 LANDSCAPE ISLAND AT THE NORTHEAST CORNER OF THE
 FINANCIAL INSTITUTION AND PLACE IT IN ANOTHER LOCATION.
 THE PROPOSED TREE SHALL BE CENTERED IN THE ISLAND.IN
 ADDITION, THERE IS A PROPOSED LIGHT POLE WITHIN TEN
 FEET OF A PROPOSED LIVE OAK TREE ADJACENT TO THE ACCESS
 FROM THE WEST. THE LIGHT SHOULD NOT BE ANY CLOSER THAN
 FIFTEEN FEET FROM THE TREE.
  
 3. REPEAT COMMENT - IF THERE ARE ANY LANDSCAPE
 DEFICIENCIES WITHIN ESTABLISHED AREAS, THE LANDSCAPING
 SHALL BE BROUGHT UP TO CURRENT STANDARDS.ALL
 EXISTING LANDSCAPING THROUGHOUT THE ENTIRE SITE SHALL
 MEET ALL MINIMUM STANDARDS AND WILL BE INSPECTED DURING
 THE LANDSCAPE FINAL.A NOTE SHALL BE ADDED TO THE
 PLAN.TREES INSTALLED TOO DEEP DO NOT NEED TO BE
 RAISED; HOWEVER THE MULCH AND SOIL SHALL BE REMOVED
 FROM THE TOP OF THE ROOT BALL.
  
 4. REPEAT COMMENT - PURSUANT TO SECTION 94-443(B)(4),
 AT LEAST ONE (1) SHADE OR FLOWERING TREE SHALL BE
 PLANTED IN THE REQUIRED BUFFER STRIP FOR EACH 30 LINEAR
 FEET OR PORTION THEREOF ALONG THE WEST PERIMETER OF THE
 SITE.NINETEEN TREES ARE REQUIRED AND ONLY SEVENTEEN
 HAVE BEEN PROVIDED.AN ADDITIONAL BUTTONWOOD TREE
 SHALL BE ADDED IN THE LANDSCAPE STRIP TOWARD THE
 NORTHWEST CORNER OF BUILDING #5 AND A SECOND TREE SHALL
 BE ADDED ALONG THAT STRIP SOUTH OF THE DUMPSTER
 ENCLOSURE.
  
 5. THE PROPOSED WALKWAY ALONG THE EAST AND SOUTH SIDES
 OF THE CELL TOWER SHALL BE MOVED FURTHER OUT FROM THE
 FENCE IN ORDER TO ACCOMMODATE THE PROPOSED HEDGE.
  
 6. REPEAT COMMENT - THE PLACEMENT OF TREES AND OTHER
 LANDSCAPING SHALL TAKE THE ARCHITECTURAL ELEMENTS OF
 THE BUILDING FA?ADE INTO CONSIDERATION WHEN DESIGNING
 THE FOUNDATION PLANTING.THIS APPLIES TO THE EAST AND
 WEST SIDES OF THE RETAIL BUILDING.PLEASE NOTE THAT
 THE ELEVATIONS AND FOOTPRINT OF THE BUILDINGS ARE NOT
 CONSISTENT.
  
 7. THE ASPHALT AREA PROPOSED TO BE STRIPED ON THE SOUTH
 SIDE BUILDINGS #2 AND 3 SHALL BE REMOVED, CURBED AND
 LANDSCAPED WITH AN ADDITIONAL TREE. THE COMMENT WAS NOT
 MADE BEFORE NOW BECAUSE ACCESS TO THE NEW DUMPSTER
 NEEDED TO BE LARGE ENOUGH FOR THE TRUCKS TO MANEUVER.
 BECAUSE THE DUMPSTER LOCATION IS NOT CHANGING, THERE IS
 NO NEED TO HAVE AN EXPANDED ACCESS.UNLESS PAVEMENT IS
 REQUIRED, IT SHALL BE CONVERTED INTO GREEN AREA.
  
 8. A CERTIFIED ARBORIST SHALL BE REQUIRED TO
 CORRECTIVELY PRUNE ALL EXISTING TREES THAT WILL REMAIN
 OR BE RELOCATED ON SITE.PLEASE PLACE A NOTE ON THE
 PLAN.
  
  
 POLICE DEPARTMENT (CONTACT KELLY TUCKER-CARSILLO,
 POLICE OFFICER)
  
 NO RESPONSES TO THE FOLLOWING WERE PROVIDED:
  
 1. REPEAT COMMENT - LANDSCAPING SHALL NOT CONFLICT WITH
 LIGHTING (TO INCLUDE LONG-TERM TREE CANOPY GROWTH).
  
 2. REPEAT COMMENT - ATM SHALL BE VISIBLE FROM ROADWAY.
  
 3. REPEAT COMMENT - ATM SHALL NOT BE OBSCURED BY ANY
 LANDSCAPING OR OTHER FIXED OBJECTS THAT WOULD PREVENT
 CLEAR VISIBILITY.
  
 4. REPEAT COMMENT - LANDSCAPING SHOULD NOT OBSTRUCT
 VIEW OF WINDOWS OR WALKWAYS.
  
 5. REPEAT COMMENT - BICYCLE SPACES SHOULD BE LOCATED IN
 CLOSE PROXIMITY TO THE FRONT OF BUILDINGS AND NOT IN
 PARKING LOTS ? NO DOCUMENTATION HAS BEEN PROVIDED
 SHOWING THAT MS. TUCKER-CARSILLO HAS APPROVED THE NEW
 LOCATION OF THE BIKE RACKS.
