 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 THE FOLLOWING COMMENTS APPLY TO ALL SHEETS AND SHOULD
 BE ADDRESSED IN ALL AREAS WHERE APPLICABLE...
  
 1. THERE APPEARS TO BE NUMEROUS CONFLICTS BETWEEN THE
 PROPOSED UNDERGROUND UTILITIES AND EXISTING/PROPOSED
 LANDSCAPING. IT IS REQUESTED BY CITY STAFF THAT YOU
 PLEASE PROVIDE AN OVERLAY SHOWING ALL OF THE PROPOSED
 UTILITIES AS WELLS THAT THE EXISTING/PROPOSED
 LANDSCAPING.
  
 2. THERE APPEARS TO BE NUMEROUS CONFLICTS WITH PROPOSED
 LANDSCAPING IN LOCATIONS WHERE A DESIGNATED SWALE AREA
 IS BEING PROPOSED. SEE COMMENT ABOVE REGARDING THE
 PROVISION OF AN OVERLAY. IS LANDSCAPING IN THE SWALE
 PERMISSIBLE, OR DOES IT CREATE POTENTIAL CONFLICTS WITH
 DRAINAGE THAT WILL NEED TO BE ADDRESSED?
  
 3. THERE APPEARS TO BE NUMEROUS CONFLICTS BETWEEN
 PROPOSED LANDSCAPING AND AREAS THAT HAVE BEEN
 DESIGNATED FOR A "STABILIZED ACCESS PATH". SEE COMMENT
 ABOVE REGARDING THE PROVISION OF AN OVERLAY.
  
 4. THERE ARE SEVERAL LOCATIONS THROUGHOUT THE SITE
 WHERE CROSSWALKS WERE NOT IDENTIFIED ON THE PARKING LOT
 DRIVE AISLES. PLEASE BE SURE THAT APPROPRIATE
 CROSSWALKS ARE PROVIDED IN ALL APPLICABLE LOCATIONS.
  
 THE FOLLOWING COMMENTS RELATE TO SPECIFIC AREAS OF THE
 PROJECT AND HAVE BEEN MARKED ON THE SHEETS
 IDENTIFIED...
  
 5. SHEET 11 OF 20 - ADJUST THE CONFIGURATION OF THE
 SIDEWALK THAT TIES INTO THE RESIDENTIAL STREET SO THAT
 IT IS NOT IMMEDIATELY ADJACENT TO THE RESIDENTIAL
 PROPERTY LINE; THERE SHOULD BE A BUFFER BETWEEN THE
 SIDEWALK AND THE RESIDENTIAL PROPERTY LINE.
  
 6. SHEET 7 OF 20 - THE PARKING CONFIGURATION NORTH OF
 THE MAIN ADMINISTRATION BUILDING HAS BEEN MODIFIED AND
 DOES NOT MATCH THE ADOPTED MASTER PLAN. PLEASE CONTACT
 ME REGARDING THIS AS IT HAS SHIFTED SEVERAL OTHER
 ASPECTS OF THE PLANS.
  
 7. SHEET 6 OF 20 - THERE ARE SEVERAL AREAS IN THE
 VICINITY OF THE FOUNTAIN THAT WERE TO HAVE BERMS AS A
 MEANS OF SAFETY AND TO VISUALLY SCREEN THE PARKING,
 ETC. FROM THE ADJACENT RIGHT-OF-WAY. THESE BERMS WERE
 IDENTIFIED ON THE ADOPTED MASTER PLAN; HOWEVER, THE
 ENGINEERING PLANS ARE SHOWING CATCH BASINS, ETC. IN
 THESE AREAS.
  
 8. SHEET 6 OF 20 - THE LOCATION OF THE "PARK PAVILION
 BY OTHERS" AND OTHER UNDERGROUND UTILITIES APPEAR TO BE
 IN CONFLICT WITH THE EXISTING FICUS TREES IN THE AREA
 SURROUNDING THE FOUNTAIN. SEE COMMENT ABOVE REGARDING
 THE PROVISION OF AN OVERLAY.
  
 THE FOLLOWING COMMENTS DO NOT DIRECTLY AFFECT THE
 PROPOSED UTILITIES, BUT SHOULD BE CONSIDERED IN FURTHER
 DEVELOPMENT OF THE PROJECT...
  
 9. SHEET 4 OF 20 - THE PROPOSED VEHICULAR GATE THAT IS
 LOCATED ALONG HAMPTON ROAD, RESTRICTING ACCESS TO THE
 STABILIZED PATH, APPEARS TO BE CONFLICTING WITH
 PROPOSED LANDSCAPING. SEE COMMENT ABOVE REGARDING THE
 PROVISION OF AN OVERLAY.
  
 10. THE GATES SHOWN AT THE MAIN ENTRANCE (INBOUND SIDE)
 ARE FACING THE WRONG DIRECTION. PLEASE ADJUST
 ACCORDINGLY.
  
 PLEASE NOTE THAT ALL CONSTRUCTION SHOULD BE DONE IN
 ACCORDANCE WITH THE PALM BEACH ATLANTIC UNIVERSITY
 ATHLETIC CAMPUS DEVELOPMENT ORDER (ORDINANCE NO.
 4114-08) AND THE AGREEMENT BETWEEN THE CITY OF WEST
 PALM BEACH AND PALM BEACH ATLANTIC UNIVERSITY, INC., AS
 ADOPTED BY RESOLUTION NO. 48-08.
  
 PLEASE NOTE THAT SUBMITTAL OF ADDITIONAL AND/OR REVISED
 MATERIALS MAY RESULT IN NEW PLAN REVIEW COMMENTS.
