 1. STAFF WOULD LIKE TO HAVE A MEETING TO DISCUSS
 SPECIFICALLY WHAT THE PROPERTY OWNER IS INTENDING TO DO
 WITH THE PROPERTY, PROPOSED FUTURE DEVELOPMENT OF THE
 SITE, ETC. THERE IS SOME CONCERNS WITH THE FOLLOWING:
  
 1.1. THERE IS NO OTHER MULTIFAMILY WITHIN THE AREA THAT
 IS CONSISTENT WITH THE ZONING/DENSITY PROPOSED.
  
 1.2. PLANS ARE MOVING FORWARD BY SFRTA WITH THE
 CONSTRUCTION OF A LAYOVER & MAINTENANCE FACILITY FOR
 TRI-RAIL IMMEDIATELY ADJACENT TO THE SITE THAT WOULD
 NEGATIVELY IMPACT ANY RESIDENTIAL DEVELOPMENT ON THE
 SUBJECT PROPERTY.
  
 1.3. IS A SINGLE-USE (MULTIFAMILY) ZONING AND LAND USE
 THE MOST APPROPRIATE GIVEN THE LOCATION?
  
 1.4. FUTURE OF THE PARKING LOT THAT BELONGS TO THE
 ADJACENT OFFICE BUILDING, EXTENDS OVER THE PROPERTY
 LINE, AND RESULTS IN NONCONFORMITIES.
  
 2. THE SURVEY IDENTIFIES AN AREA THAT IS ?NOT LESSED
 OUT OF THE LEGAL DESCRIPTION?. PLEASE EXPLAIN. STAFF
 WILL NEED TO BE PROVIDED WITH AN ACCURATE DESCRIPTION
 AND AREA CALCULATION FOR THE AREA THAT IS SUBJECT TO
 THIS APPLICATION.
  
 3. THE ACREAGE SPECIFIED IN THE JUSTIFICATION
 STATEMENT, PROJECT FACT SHEET, TRAFFIC STUDIES, ETC.
 ARE NOT CONSISTENT WITH THE SURVEY; IS THIS BECAUSE OF

 PLEASE PROVIDE THE CORRECT LEGAL DESCRIPTION AND AREA
 CALCULATIONS AND ENSURE THAT ALL DOCUMENTS, PLANS AND
 STUDIES ARE ACCURATE AND CONSISTENT.
  
 4. THE FUTURE LAND USE AND ZONING TRAFFIC STUDIES
 SHOULD BE BASED UPON A MAXIMUM DENSITY OF 32.27 DU/ACRE
 (AS SPECIFIED IN THE COMPREHENSIVE PLAN AND THE ZLDRS).
  
 5. THE LEVEL OF SERVICE ANALYSIS FOR UTILITIES, ETC.
 SHOULD BE CALCULATED USING THE LOS STANDARDS IDENTIFIED
 IN THE CITY?S COMPREHENSIVE PLAN.
  
 6. PURSUANT TO THE DEVELOPMENT APPLICATION, THE
 FOLLOWING MATERIALS ARE REQUIRED TO BE PROVIDED:
  
 6.1. THE LEGAL DESCRIPTION IN MICROSOFT WORD (OR
 COMPATIBLE) FORMAT.
  
 6.2. AN APPROVED SCHOOL CAPACITY AVAILABILITY
 DETERMINATION FOR THE FUTURE LAND USE MAP AMENDMENT AND
 THE REZONING.
  
 6.3. AS THERE ARE LESS THAN 50 PROPERTY OWNERS WITHIN
 500 FEET, STAMPED ENVELOPES SHALL BE PROVIDED WITH THE
 REQUIRED RETURN ADDRESS, AND THE LABELS FROM THE
 PROPERTY APPRAISER?S OFFICE SHALL BE AFFIXED; CITY
 STAFF WILL SEND OUT THE MAILERS AT THE APPROPRIATE
 TIME.
  
 6.4. CITY SERVICE AND PUBLIC UTILITY LETTERS.
