 1.) PROVIDE WRITTEN LETTERS FROM THE FOLLOWING PUBLIC
 UTILITY PROVIDERS CONFIRMING THAT THE PROPOSED LOT
 SPLIT DOES NOT ENCROACH INTO THEIR EASEMENTS OR
 OTHERWISE INTERFERE WITH THE PROVISIONS OF THEIR
 SERVICE: FPL AND FPU.
  
 2.) SHOW SETBACK DIMENSIONS FROM THE EXISTING
 BUILDING/STRUCTURES THAT ARE TO REMAIN (I.E. RESIDENCE,
 SHED, DRIVEWAYS AND WALKWAYS, WALLS, PORT COCHERE,
 ETC.) TO THE PROPOSED PROPERTY LINE(S). THE LOT SPLIT
 MUST DEMONSTRATE THAT THE EXISTING STRUCTURES CAN MEET
 THE MINIMUM REQUIREMENTS OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDRS) WITH THE LOT SPLIT
 (I.E. SETBACKS, FRONT YARD LANDSCAPE, ETC.). BASED ON
 STAFF'S MEASUREMENTS, THE EXISTING STRUCTURES DO NOT
 SEEM TO MEET THE MINIMUM SETBACK REQUIREMENTS OF THE
 ZLDR. PLEASE NOTE THAT THE LOT SPLIT WILL NOT BE
 APPROVED IF NON-CONFORMITIES ARE CREATED BY THE
 PROPOSED SPLIT.
  
 3.) THE EXISTING CONCRETE DRIVEWAY DOES NOT MEET THE
 SETBACK REQUIREMENT FOR A DRIVEWAY WITH THE PROPOSED
 LOT LINE. THE DRIVEWAY MUST BE SETBACK AT LEAST 3 FT.
 FROM THE PROPERTY LINE. PLEASE ADDRESS. [ZLDR S.94-482]
  
 4.) PER THE BOUNDARY SURVEY, THERE IS AN EXISTING WOOD
 FENCE THAT EXTENDS BEYOND MULTIPLE PROPERTY LINE(S) AT
 THE REAR OF THE PROPERTY. A QUICK BUILDING PERMIT
 RECORD SEARCH DOES NOT PROVIDE ANY INFORMATION TO WHO
 THE FENCE(S) BELONGS TO. STAFF IS REQUESTING THAT THE
 APPLICANT RESOLVE THIS ISSUE BEFORE THE LOT SPLIT CAN
 BE APPROVED.
