 STAFF HAS REVIEWED THE ZONING AND LAND DEVELOPMENT
 REGULATIONS FOR THE ABOVE REFERENCED PETITION AND
 PROVIDES THE FOLLOWING COMMENTS:
  
 SALES TRAILER:
 1. PLEASE SHOW LOCATIONS OF ALL UTILITIES AND EASEMENTS
 ON THE LANDSCAPE PLAN AND REVISE THE LANDSCAPE PLAN TO
 AVOID CONFLICTS BETWEEN LANDSCAPING AND WATER, SEWER,
 DRAINAGE, LIGHTING AND FPL EQUIPMENT.
  
 2. PLEASE SHOW LOCATIONS OF MECHANICAL EQUIPMENT SUCH
 AS A/C COMPRESSORS, ETC.
  
 3. PLEASE PROVIDE SCREENING FOR ALL GROUND MOUNTED
 EQUIPMENT AND UTILITIES.
  
 CONSTRUCTION TRAILER:
 4. PLEASE SHOW THE LOCATIONS OF EXISTING TREES IN THE
 PARKING AREA AROUND THE PROPOSED LOCATION OF THE
 CONSTRUCTION TRAILER ON THE LANDSCAPE PLAN. PROTECTIVE
 BARRIERS MAY HAVE TO BE INSTALLED TO PREVENT DAMAGE TO
 EXISTING TREES DURING INSTALLATION AND REMOVAL OF THE
 SECTIONS OF THE TRAILERS.
  
 PLEASE UNDERSTAND THAT ADDITIONAL INFORMATION MAY BE
 REQUESTED, AND STAFF MAY HAVE ADDITIONAL COMMENTS AS

 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THESE COMMENTS/THE PPRC MEETING (BY
 NOVEMBER 25, 2015), THE CASE SHALL BE CONSIDERED
 WITHDRAWN. ANY FURTHER ACTION SHALL REQUIRE A NEW
 DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 1) THE BUILDING DATA TABLE DOES NOT MATCH THE NUMBERS
 FROM THE PREVIOUS MINOR AMENDMENT AT THE TRADITION
 PHASE I 1 BEDROOM/DEN AND 2 BEDROOM SPOTS AND THE TOTAL
 LINE. PLEASE EXPLAIN AND CORRECT.
  
 2) THE SITE PLAN SHOWS THE TRAILERS AS 54.7 FEET BY 60
 FEET, WHICH IS 3282 SQUARE FEET. THE SITE PLAN SHALL
 SHOW THE CORRECT VALUES.
  
 3) THE PARKING CALCULATIONS TABLE SHALL BE CORRECTED TO
 SHOW THE PARKING CONSTRUCTION TRAILER PARKING
 REQUIREMENT OF 1 SPACE PER 300 SQUARE FEET BEING MEET
 (NOTE: 11 SPACES REQUIRED).
  
 4) THE SHALL BE UPDATED TO REFLECT THAT 13 PARKING
 SPACES ARE BEING REMOVED BASED ON THE LOCATION OF THE
 CONSTRUCTION TRAILERS (NOT 5 BEING ADDED).
  
 5) PLEASE REVIEW YOUR PROVIDED PARKING NUMBERS AS THERE
 ARE DISCREPANCIES WHEN COMPARED TO THE PREVIOUS MINOR
 AMENDMENT APPROVAL. VERIFY ALL MATH.
  
 6) THE 60 FOOT BY 54.7 FOOT BOX SHOWN AS THE
 CONSTRUCTION OFFICE AREA NOR THE ACTUAL CONSTRUCTION
 TRAILERS, SHOWN AS 44 FOOT BY 23.33 FOOT, MAY ENCROACH
 ONTO THE INTERIOR LANDSCAPE ISLAND.
  
 7) THE SITE PLAN SHALL SHOW THE SPECIFIC TRAILERS BEING
 USED AND THEIR EXACT LOCATIONS IN RELATIONSHIP TO THE
 INTERIOR LANDSCAPE ISLAND AND THE EXISTING CURB LINE.
 THIS PLAN SHALL INCLUDE THE CANOPY OF THE EXISTING
 TREES SURROUNDING THE TRAILER SITE. THERE ARE TREES
 SURROUNDING THE PARKING LOT. THE TRAILERS SHALL NOT BE
 PLACED SO AS TO DISRUPT THE TREE CANOPY (I.E. TOUCHING
 CANOPY SO AS TO RELOCATE OR BREAK BRANCHES OR REQUIRING
 THE CANOPY TO BE TRIMMED BACK TO CREATE A TREE THAT
 DOES NOT MEET FLORIDA GRADE NO. 1).
  
 8) THERE SHALL BE A TURNAROUND SPACE AND BACK OUT
 ASSIST FOR THE USERS OF THE DEAD END PARKING ROW THAT
 IS TERMINATED BY THE NEW TRAILER PLACEMENT. THIS SHALL
 BE SHOWN ON THE SITE PLAN.
  
 9) PROVIDE VERIFICATION FROM THE CONSTRUCTION DIVISION
 THAT ADA SPACES WILL NOT BE REQUIRED NEAR THE ENTRANCES
 TO EITHER TRAILER.
  
 10) IF A RAMP AND/OR STEPS ARE REQUIRED TO ACCESS
 EITHER TRAILER, THE RAMPS SHALL BE SHOWN ON THE SITE
 AND LANDSCAPE PLANS.
  
 11) THE SALES TRAILER REQUIRES THE PROVISION OF FIVE
 (5) PARKING SPACES. THESE PARKING SPACES SHALL BE
 REFLECTED ON THE PARKING CALCULATION TABLE.
