 1. PLEASE CLARIFY THE EXTENT OF THE EXPANSION. THE
 SUBMITTED MASTER PLAN SHOWS A VERTICAL EXPANSION FROM
 THREE TO SIX STORIES. THE JUSTIFICATION STATEMENTS ARE
 TO INCREASE FROM SIX TO EIGHT STORIES.
  
 2. PLEASE INDICATE THE STATUS OF THE REVERTER FOR
 SIGNAGE 17.
  
 3. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS

 THIS REVIEW CAN ONLY BE CONSIDERED PRELIMINARY AS THE
 DRAWINGS THAT WERE REVIEWED WERE NOT COMPLETE.
 ADDITIONAL COMMENTS CAN BE EXPECTED WHEN FULL DRAWINGS
 ARE SUBMITTED FOR PERMIT.
  
 THE FIRE PREVENTION BUREAU HAS NO OBJECTIONS TO THE
 PROPOSED PROJECT.
  
 1. CONSTRUCTION, DEMOLITION, AND RENOVATION TO COMPLY
 WITH NFPA 241. EXTRA ATTENTION SHALL BE GIVEN TO THE
 PERMITTING AND LOCATION OF CONSTRUCTION TRAILERS. A
 PERMIT IS REQUIRED FOR ANY CONSTRUCTION TRAILER RELATED
 TO THIS PROJECT. SEPARATION DISTANCES FROM MAIN
 STRUCTURES AS WELL AS OTHER TRAILERS SHALL BE CLOSELY
 MONITORED FOR THE REQUIREMENTS OF FIRE SPRINKLER
 PROTECTION.
  
 2. SITE ACCESS AND EXIT POINTS ARE TO BE CLEARLY
 IDENTIFIED AND MAINTAINED FOR EMERGENCY VEHICLES DURING
 ALL CONSTRUCTION ACTIVITIES.
  
 3. THE BUILDING ADDRESS SHALL BE CLEARLY VISIBLE FROM
 ALL ACCESS ROADWAYS, INCLUDING DURING CONSTRUCTION.
 ADDRESS NUMBERS SHALL CONTRAST WITH THEIR BACKGROUND
 AND SHALL NOT BE LESS THAN SIX (6) INCHES IN HEIGHT
 WITH A ONE (1) INCH STROKE FOR ALL BUILDINGS.
  
 4. DURING CONSTRUCTION, TRASH AND DEBRIS IS TO BE
 REMOVED FROM THE SITE DAILY OR MORE OFTEN TO REDUCE THE
 ACCUMULATION OF POTENTIAL LIFE AND FIRE SAFETY HAZARDS.
  
 5. THE CONSTRUCTION OF THE BUILDING SHALL COMPLY WITH
 THE 5TH EDITION OF THE FLORIDA FIRE PREVENTION CODE,
 INCLUDING NFPA 1 & 101, AND ALL ASSOCIATED FIRE CODES.
  
 6. ALL ESIXTING EIXTS, EXIT ACCESSES, PATHS OF TRAVEL,
 SHALL BE MAINTAINED DURING THE CONSTRUCTION PERIOD.
  
 7. ALL LIFE SAFETY SYSTEMS SHALL BE MAINTAINED DURING
 THE CONSTRUCTION PERIOD.
  
 8. EXISTING WATER SUPPLY FOR THE FIRE SPRINKLER SYSTEM
 SHALL BE EVALUATED TO DETERMINE COMPLIANCE WITH THE
 ADDED SYSTEM.
  
 9. A NFPA 13 COMPLAINT FIRE SPRINKLER SYSTEM AND NFPA
 14 COMPLIANT WET STANDPIPE SYSTEM ARE REQUIRED FOR THIS
 STRUCTURE. TEMPORARY STANDPIPES ARE REQUIRED WHEN THE
 BUILDING REACHES THREE LEVELS OR THIRTY FEET WHILE
 BEING CONSTRUCTED. SEPARATE SHOP DRAWINGS, ARE REQUIRED
 TO BE SUBMITTED, REVIEWED AND APPROVED BY THE FIRE
 PREVENTION BUREAU PRIOR TO ANY INSTALLATION.\
  
 10. A MONITORED FIRE ALARM SYSTEM IS REQUIRED FOR THE
 ADDITIONA OF THIS STRUCTURE. SEPARATE SHOP DRAWINGS,
 ARE REQUIRED TO BE SUBMITTED, REVIEWED AND APPROVED BY
 THE FIRE PREVENTION BUREAU PRIOR TO ANY INSTALLATION.
  
 11. ALL FIRE RATED OPENING PROTECTIONS (FIRE DOORS AND
 HARDWARE) SHALL BE CLEARLY IDENTIFIED AND INDICATED IN
 THE DOOR SCHEDULE. ALL DOORS THAT OPEN ONTO EXIT ACCESS
 CORRIDORS SHALL BE AT LEAST 20 MINUTE FIRE RATED AND BE
 EQUIPPED WITH SELF-CLOSING DEVICES THAT CAUSE THE DOOR
 TO POSITIVELY LATCH WHEN CLOSED. THIS REQUIREMENT SHALL
 BE CLEARLY INDICATED AND ILLUSTRATED ON THE DOOR
 SCHEDULE.
  
 12. COMPLETE LIFE SAFETY PLANS FOR EACH OCCUPANCY SHALL
 BE PROVIDED THAT ILLUSTRATE OCCUPANT LOADS, TRAVEL
 DISTANCES, COMMON PATHS OF TRAVEL, DEAD-END CORRIDORS,
 EXIT SIGNS, EMERGENCY LIGHTING, EXITS LEADING TO A
 PUBLIC WAY, FIRE EXTINGUISHER LOCATIONS, AND ALL FIRE
 SAFETY FEATURES AND EQUIPMENT.
  
 13. THE BUREAU'S APPROVAL OF THIS SUBMITTED PROJECT
 DOES NOT CONSTITUTE IT'S FINAL REVIEW OR APPROVAL.
  
 14. THE BUREAU SHALL REVIEW ALL SUBMITTED BUILDING
 PLANS AT THE APPROPRIATE TIME AND IN ACCORDANCE WITH
 THE REQUIREMENTS OF ALL APPLICABLE CODES AND STANDARDS.

 A. THE ANALYSIS INDICATES THAT THE MAXIMUM DEVELOPMENT
 POTENTIAL FOR THE EXISTING FUTURE LAND USE DESIGNATION
 OF MULTIFAMILY IS 14.52 DWELLING UNITS PER ACRE, WHICH
 ALLOWS DEVELOPMENT OF A MAXIMUM OF 12 RESIDENTIAL UNITS
 ON THE 0.83 ACRE SITE. IN FACT, THE MAXIMUM DEVELOPMENT
 POTENTIAL FOR THE MULTIFAMILY DESIGNATION IS 32.27
 UNITS PER ACRE. AS A RESULT, CURRENTLY THE MAXIMUM
 DEVELOPMENT POTENTIAL FOR THE SITE WOULD BE 26
 RESIDENTIAL UNITS. THE DIFFERENT SECTIONS OF THE STUDY
 NEED TO BE REVISED ACCORDINGLY.
  
 B. FIGURE 2 "TRIP DISTRIBUTION" SHOWS THAT 40% OF THE
 TRIPS COMING OUT OF THE SITE ARE BEING ASSIGNED TO
 DIXIE HIGHWAY ON THE SECTION IMMEDIATELY NORTH OF THE
 SITE; HOWEVER, THIS ASSIGNMENT THEN BECOMES 25% ON THE
 SECTION IMMEDIATELY TO THE NORTH. IT IS NOT CLEAR FROM
 THE FIGURE WHAT HAPPENS TO THE OTHER 15% OF THE TRIPS
 (40%-25%). THE FIGURE SHOULD BE REVISED TO IDENTIFY THE
 ASSIGNMENT OF THIS 15% OF THE TRIPS.
