 COMMENTS:
  
 1. THE BUILDING DIVISION CANNOT APPROVE THE MINOR
 SUBDIVISION UNTIL AFTER THE DEMOLITION OF THE EXISTING
 STRUCTURE THAT IS BUILT OVER THE LOT LINE BETWEEN LOT
 37 AND LOT 38 HAS BEEN PERMITTED, COMPLETED, AND
 INSPECTED. THE MINOR SUBDIVISION WILL MAKE THAT LOT
 LINE INTO A PROPERTY LINE AND THE BUILDING CODE DOES
 NOT PERMIT A STRUCTURE TO CROSS A PROPERTY LINE UNLESS
 THERE IS A FIRE WALL BUILT ON THAT LINE TO ACHEIVE
 STRUCTURAL INDEPENDENCE OF THE STRUCTURE ON EACH SIDE.
 EITHER THE MINOR SUBDIVISION MUST OCCUR AFTER THE
 DEMOLITION OR A UNITY OF TITLE WOULD HAVE TO BE
 RECORDED UNTIL THE DEMOLITION IS COMPLETE.

 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THESE COMMENTS/THE PPRC MEETING (BY
 JUNE 8, 2015), THE CASE SHALL BE CONSIDERED WITHDRAWN.
 ANY FURTHER ACTION SHALL REQUIRE A NEW DEVELOPMENT
 APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 1) THE MAJORITY OF THE DEVELOPED RESIDENTIAL PARCELS IN
 THE IMMEDIATE AREA OF 533 WESTWOOD ROAD ARE 50 FEET
 WIDE. THE PROPOSAL TO SPLIT THE PARCEL ALONG THE
 ORIGINAL PLATTED LOT LINE BETWEEN LOTS 37 AND 38 TO
 CREATE TWO 50 FOOT WIDE RESIDENTIAL PARCELS IS WITHIN
 THE CHARACTER OF THE SURROUNDING DEVELOPMENT.
  
 2) THE TWO 50 FOOT WIDE PARCELS MAY NOT BE CREATED
 UNTIL ALL OF THE IMPROVEMENTS ON THE SITE, TO INCLUDE
 STRUCTURES AND PAVEMENT, HAVE BEEN REMOVED AFTER
 SECURING THE APPLICABLE PERMITS.
  
 3) PRIOR TO THE RECORDATION OF A DEED FOR THE TWO 50
 FOOT WIDE PARCELS, THE APPLICANT SHALL SUBMIT A UNITY
 OF TITLE APPLICATION TO THE CITY SURVEYOR FOR EACH OF
 THE NEW PARCELS. SUBSEQUENT TO THE RECORDATION OF THE
 DEED FOR THE TWO 50 FOOT WIDE PARCELS, THE CITY
 SURVEYOR WILL RECORD THE COMPLETED UNITY OF TITLE.
