2015-04-08 11:11:331. THERE IS A SUBSTANTIAL GRADE CHANGE FROM THE
 PROPOSED PARKING AREA TO THE EXISTING PARKING AREA AT
 THE APARTMENTS. INDICATE HOW THIS GRADE CHANGE WILL BE
 ADDRESSED FOR THE SHORT DISTANCE BETWEEN THE PARKING
 AREAS TO ACCOMMODATE THE REQUIRED BUFFER LANDSCAPING TO
 ACCOMPLISH IMMEDIATE AND ADEQUATE SCREENING BETWEEN THE
 RESIDENTIAL AND COMMERCIAL USES. IF A RETAINING WALL IS
 NECESSARY, THIS MAY MAKE PLANTING SOME OF THE OAKS AT
 THE TOP AND BOTTOM OF THE WALL IMPOSSIBLE DUE TO
 LIMITED SPACE. THIS WILL REQUIRE ENGINEERING REVIEW
 REGARDING THE CHANGE IN ELEVATION AND HOW SURFACE WATER
 MANAGEMENT WILL BE HANDLED. OUTSIDE AGENCY PERMITS MAY
 BE REQUIRED TO BE REVISED.
  
 2. PLEASE PROVIDE A RECENT SURVEY SHOWING EXISTING
 EASEMENTS.
  
 3. THERE IS GROUND MOUNTED UTILITY EQUIPMENT LOCATED AT
 THE SOUTH END OF THE PROPOSED EASEMENT AREA THAT WILL
 AFFECT THE PLACEMENT OF TREES AND LANDSCAPING. SHOW THE
 LOCATION OF ALL UTILITIES ON THE SITE AND LANDSCAPE
 PLANS, AND PROVIDE SCREENING FOR THE EQUIPMENT.
  
 4. THE A/C UNITS AT THE SOUTHWEST CORNER OF THE
 APARTMENT BUILDING AFFECT THE PLACEMENT OF LANDSCAPING
 ADJACENT TO THE PROPOSED FENCE. REVISE THE LANDSCAPE
 AND SITE PLAN TO ADDRESS THE PLACEMENT AND SCREENING OF
 THIS EQUIPMENT.
  
 5. CALCULATE THE NUMBER OF TREES REQUIRED FOR THE
 LANDSCAPE BUFFER ON THE HOTEL SIDE AND PROVIDE
 ADDITIONAL TREES AND PALMS AS NEEDED TO MEET THE INTENT
 OF BUFFERING. SOME OF THE TREES CURRENTLY PLANTED ON
 THE APARTMENT SIDE ARE NOT SHOWN ON THE LANDSCAPE PLAN
 IN THE CORRECT LOCATIONS. SHOW THE APPROVED LOCATIONS
 AND THE FINAL PROPOSED LOCATIONS FOR THE APPROVED
 TREES.
  
 6. THE FENCE FOR THE PROPOSED PARKING IS 6.5 FEET FROM
 THE SOUTHWEST CORNER OF THE EXISTING APARTMENT
 BUILDING. THIS DOES NOT ALLOW ADEQUATE SPACE TO BUFFER
 THE RESIDENTS FROM THE HEADLIGHTS OF VEHICLES PARKING
 IN THE SPACES. THE PROPOSED PARKING COULD BE MODIFIED
 TO PLACE A LARGE LANDSCAPE ISLAND IN THIS AREA TO
 PROVIDE MORE LANDSCAPING AND REDUCE THE IMPACT TO THESE
 UNITS.
  
 7. A LIVE OAK TREE CURRENTLY EXISTS IN THE TERMINAL
 LANDSCAPE ISLAND AT THE ENTRANCE NEXT TO THE FIRE
 HYDRANT. SHOW WHERE THIS OAK WILL BE MOVED TO ON THE
 PROPOSED PLAN.
  
 8. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 EITHER PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
