 1. LANDSCAPE PLAN NEEDS TO BE SIGNED AND SEALED BY A
 REGISTERED LANDSCAPE ARCHITECT.
  
 2. PLAN SHOULD INCLUDE ENTIRE PARCEL. WESTERN EDGE OF
 THE SITE WAS CUT OFF THE PLAN.
  
 3. THE PLAN INCLUDED A COLUMN FOR NUMBER OF SHRUBS TO
 BE PROVIDED, HOWEVER, A NUMBER WAS NOT SHOWN. PLEASE
 CORRECT AND LABEL SHRUBS ON THE PLAN.
  
 4. PLEASE DEMONSTRATE COMPLIANCE WITH LANDSCAPE BUFFER
 REQUIREMENTS IN ZLDR SEC. 94-443(B). FIVE FOOT PLANTING
 STRIP SHOULD BE ADDED ON THE WESTERN SIDE OF THE
 PROPERTY PROVIDED THE MINIMUM PARKING STALL DEPTH (18')
 AND DRIVE AISLE WIDTH (24') CAN STILL BE MET.
  
 5. 5' MINIMUM WIDTH OF THE LANDSCAPE ISLAND IS THE
 MEASUREMENT OF THE PLANTING AREA (CURBING CANNOT BE
 INCLUDED IN THE 5' MEASUREMENT). PLEASE CORRECT THIS ON
 THE PLANS.
  
 6. CONSIDER REMOVING LANDSCAPE ISLANDS SHOWN IN THE
 MIDDLE OF EACH PARKING ROW AND INCREASING THE WIDTH OF
 THE TERMINAL LANDSCAPE ISLANDS TO PROVIDE FOR A MORE
 SUBSTANTIAL LANDSCAPE AREA AND SPACE FOR THE PROPOSED
 TREES TO GROW.
  
 7. THERE IS A SMALL PLANTING STRIP ALONG THE EASTERN
 SIDE OF THE BUILDING. PLEASE EXPLAIN WHAT WILL BE DONE
 WITH THIS AREA.
  
 SITE PLAN:
 1. THE PARKING TABULATION UNDER THE STRIPING DETAIL IS
 NOT CONSISTENT WITH THE PARKING CALCULATION PROVIDED.
 PLEASE CORRECT AND ALSO SHOW HOW THE PARKING
 CALCULATION WAS DERIVED (ZLDR SEC. 94-486). THE PARKING
 CALCULATION SHOULD INCLUDE PROPOSED USE(S) AND EXISTING
 USES ON THE SITE.
  
 2. APPLICATION INDICATES THERE ARE EXISTING RESIDENTIAL
 UNITS ON THE SITE. PLEASE PROVIDE ADDITIONAL
 INFORMATION ON THE PARKING ARRANGEMENT FOR THESE
 TENANTS.
  
 3. SITE PLAN SHOULD INCLUDE ENTIRE PARCEL.
  
 4. PLEASE DIMENSION THE WIDTH OF THE PARKING SPACES AND
 DRIVE AISLES TO DEMONSTRATE COMPLIANCE WITH THE CODE

 5. INTERIOR WIDTH OF STRIPING DETAIL IS 12'. PLEASE
 REVIEW STALL PAINTING DETAIL REQUIREMENT ZLDR SEC.
 94-485(J) AND MAKE CORRECTION ON THE PLAN.
  
 6. PLEASE PROVIDE DUMPSTER ENCLOSURE DETAILS MEETING
 ZLDR SEC. 94-444(B) (DETAIL PROVIDED IN THE CODE).
  
 7. PLEASE DEPICT LOADING AREA. PER ZLDR SEC. 94-485(P),
 THE LOADING SPACE SHALL BE 10 FEET BY 25 FEET.
  
 8. ONLY ONE HANDICAP SPACE IS REQUIRED FOR THE SITE PER
 ZLDR SEC. 94-485(O). YOU MAY WISH TO REVISE YOUR PLAN
 TO INCLUDE ONLY ONE SPACE.
  
 9. ONE BICYCLE PARKING SPACE SHALL BE PROVIDED FOR
 EVERY 30 AUTOMOBILE PARKING SPACES, OR FRACTION THEREOF
 PER ZLDR SEC. 94-485(Q). PLANS SHOULD INCLUDE PARKING
 PAD DIMENSIONS FOR THE BICYCLE PARKING.
  
 10. MINIMUM WIDTH FOR TWO-WAY DRIVE AISLE IS 24'.
 ACCESS POINT OFF OF SPRUCE STREET WILL EITHER NEED TO
 BE WIDENED OR PROPOSED AS A ONE WAY ACCESS POINT WITH
 APPROPRIATE SIGNAGE PROVIDED.
  
 11. THERE IS AN EXISTING FENCE ON THE SITE. PLEASE
 INDICATE ON THE SITE PLAN IF THE FENCE WILL BE REMOVED
 OR WILL BE STAYING.
  
 INSUFFICIENCIES IN THE APPLICATION:
 1. PLEASE PROVIDE PHOTOS OF THE SITE FROM ALL ANGLES.
