 GENERAL COMMENTS:
  
 1. PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 2. WHEN RESUBMITTING FOR THE SITE PLAN REVIEW, PLEASE
 PROVIDE A MINIMUM OF SIX (6) COPIES, ONE (1) REDUCED
 COPY (8 ? BY 11), AND AN ELECTRONIC COPY IN .PNG FORMAT
 OF ALL PLANS.PLEASE NOTE THAT RE-SUBMITTALS MAY BE
 SUBJECT TO ADDITIONAL COMMENTS.
  
 SITE PLAN (SHEET AS-1):
  
 3. END OF PROPERTY LINE ON THE SOUTHEAST CORNER IS
 MISPLACED.
  
 4. ACCORDING TO THE FLOOR PLANS, THE CENTER PORTION OF
 THE BUILDING WILL JUT OUT ONE (1) FOOT FOUR (4) INCHES.
 HOWEVER, ACCORDING TO THE VARIANCE REQUEST AND
 STRUCTURAL PLANS, THE CENTER PORTION OF THE BUILDING
 WILL BE ONE (1) FOOT NINE (9) INCHES FROM THE FRONT
 PROPERTY LINE.THIS PLACES THE EXISTING BUILDING
 FA?ADE AT THREE (3) FEET ONE (1) INCH.ACCORDING TO
 THE SURVEY, THE EXISTING BUILDING FA?ADE IS AT TWO (2)
 FEET ELEVEN (11) INCHES FROM THE FRONT PROPERTY LINE.
 A. CENTER PORTION OF THE BUILDING MAY ONLY ENCROACH ONE
 (1) FOOT TWO (2) INCHES FROM THE EXISTING BUILDING
 FA?ADE INTO THE FRONT SETBACK.
  
 5. PROVIDE A LETTER FROM THE FLORIDA DEPARTMENT OF
 TRANSPORTATION (FDOT) APPROVING AND STATING THE NUMBER
 OF AVAILABLE ON-STREET PARKING.PLEASE NOTE THAT ALL
 ON-STREET PARKING SPACES SHALL BE DELINEATED PRIOR TO
 SITE PLAN APPROVAL.
  
 6. PER SECTION 94-213(F)(7) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS, PARKING LOTS SHALL BE DESIGNED
 TO ENSURE THAT PEDESTRIANS ENTER AND EXIT DIRECTLY FROM
 AN ADJACENT FRONTAGE LINE.A PEDESTRIAN WALKWAY
 CONNECTING THE FRONTAGE LINE WITH THE PROPOSED PARKING
 LOT SHOULD BE PROVIDED.
  
 7. A LANDSCAPE PLAN SHALL BE PROVIDED MEETING SECTIONS
 94-442(B)(2)(B), 94-443(B) AND 94-443(C) OF THE ZONING
 AND LAND DEVELOPMENT REGULATIONS.
  
 A. PLEASE NOTE THAT A LANDSCAPE BUFFER OF 5 FEET
 MINIMUM IN WIDTH SHALL BE PROVIDED ON BOTH SIDES OF THE
 PARKING LOT AND ALONG THE EAST PROPERTY LINE.
 B. PLEASE NOTE THAT THERE SHALL BE TWO (2) FEET FROM
 THE CURB TO THE BACK OF THE WHEEL STOP.
  
 8. A LETTER AND SITE PLAN STAMPED APPROVED BY THE
 ENGINEERING SERVICES DEPARTMENT APPROVING THE USE OF
 GARBAGE CANS SHALL BE PROVIDED.IF CAN PICK-UP IS NOT
 APPROVED, INDICATE HOW TRASH PICK-UP WILL BE
 ADDRESSED.
  
 9. HANDICAP LOGO SHALL BE TWO (2) FEET FROM THE OPEN
 END OF THE PARKING SPACE.
  
 10. HANDICAP LOGO SHALL BE THREE (3) FEET OR FIVE (5)
 FEET IN HEIGHT.
  
 ROOF PLAN (SHEET A-2):
  
 11. AN AIR-RIGHT EASEMENT AND FDOT APPROVAL SHALL BE
 PROVIDED FOR ALL STRUCTURES THAT ENCROACH INTO THE
 RIGHT-OF-WAY.
  
 ELEVATIONS (SHEET A-4):
  
 12. PROVIDE THE EXISTING BUILDING HEIGHT DIMENSIONS
 FROM FINISHED FLOOR TO FINISHED CEILING OF THE FIRST
 STORY.PLEASE NOTE THAT PER SECTION 94-213(A)(2) OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS.AS IT IS
 AN EXISTING BUILDING, BUILDING HEIGHT DIMENSION FROM
 FINISHED FLOOR TO FINISHED CEILING MAY NOT BE REDUCED
 FROM EXISTING CONDITIONS.
 A. PLEASE NOTE THAT PER SECTION 94-210(C), HEIGHT
 VARIANCES SHALL BE PROHIBITED.
  
 13. PROVIDE BUILDING HEIGHT DIMENSIONS FROM FINISHED
 FLOOR TO FINISHED FLOOR OF THE SECOND STORY.PLEASE
 NOTE THAT PER SECTION 94-213(A)(3) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS, STORIES MAY NOT EXCEED
 FOURTEEN (14) FEET FROM FINISHED FLOOR TO FINISHED
 FLOOR.
  
 14. PROVIDE EXTERIOR FINISH MATERIAL.PLEASE NOTE THAT
 PER SECTION 94-213(D)(1) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS, EXTERIOR FINISH MATERIAL SHALL
 BE LIMITED TO STONE, BRICK, STUCCO, PRE-CAST, CLAPBOARD
 SIDING, OR WOOD SHINGLES.WALLS SHALL BE NO MORE THAN
 TWO MATERIALS AND SHALL CHANGE MATERIAL ALONG A
 HORIZONTAL LINE, WITH THE HEAVIER MATERIAL BELOW THE
 LIGHTER MATERIAL.
  
 15. PER SECTION 94-213(D)(2) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS, STREETWALLS AT FRONTAGE LINES
 SHALL BE 34 INCHES TO 42 INCHES IN HEIGHT.STREETWALLS
 SHALL CONSIST OF OPAQUE FREESTANDING WALLS CONSTRUCTED
 OF A MATERIAL MATCHING THE ADJACENT BUILDING, OR OF A
 CONTINUOUS MAINTAINED HEDGE.
  
 16. PROVIDE CLEAR GLAZED AREA OF THE 2ND STORY FOR EACH
 BUILDING FA?ADE.PLEASE NOTE THAT PER SECTION
 94-213(D)(6) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS, STORIES ABOVE THE FIRST FLOOR SHALL HAVE
 CLEAR GLAZED AREA AND OPENINGS BETWEEN 25 PERCENT AND
 45 PERCENT OF THE FACADE AREA.
  
 17. PROVIDE WINDOW AND OPENING DETAILS MEETING SECTIONS
 94-213(D)8-11 AND 94-213(D)(13) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS.
  
 18. PROVIDE AWNING DETAILS MEETING SECTION
 94-213(D)(14) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.PLEASE NOTE THAT FDOT APPROVAL SHALL BE
 PROVIDED FOR ALL AWNINGS THAT ENCROACH INTO THE
 RIGHT-OF-WAY.
