 PRIOR TO PLAN APPROVAL:
 1. THE PRIVE SUITE PROJECT IS PROPOSING TO CHANGE 2ND
 STREET FROM SAPODILLA AVE. TO ROSEMARY AVE. FROM
 ONE-WAY TO TWO-WAY. CITY?S ENGINEERING DEPARTMENT
 RECOMMENDS THAT CHANGE DIRECTION BE DONE FOR THIS
 ENTIRE BLOCK. PLEASE SUBMIT PLANS SHOWING PROPOSED
 INTERSECTION IMPROVEMENTS FOR 2ND STREET AT SAPODILLA
 AVE. TO MAKE IT A TWO-WAY STREET.

 PLANS I.E. GRADING/DRAINAGE PLAN; WATER/SEWER PLANS;
 4. SUBMIT THE UPDATED ?AUTO-CALC CERTIFIED COST
 ESTIMATE? WITH ENGINEER?S SIGNATURE AND SEAL, IF
 QUANTITIES HAVE CHANGED;

 6. IT IS NOT CLEAR FROM THE PLANS WHAT THE SANITATION
 PLANS FOR THIS DEVELOPMENT IS? PLEASE PROVIDE SOLID
 WASTE YARDAGE CALCULATION ON THE PLANS AS PART OF THE
 FINAL DESIGN TO VERIFY THAT THE DESIGN INCLUDES
 APPROPRIATE NUMBER AND SIZE OF DUMPSTERS/GARBAGE
 RECEPTACLES. PLEASE SHOW LOCATION ON THE PLAN IF A
 COMPACTOR IS PROPOSED TO REDUCE THE YARDAGE OF WASTE
 THAT WILL NEED TO BE COLLECTED;
 7. PLEASE INCLUDE THE CITY OF WEST PALM BEACH STANDARD
 DETAIL FOR THE DUMPSTER ENCLOSURE ON THE PLANS. MINIMUM
 DIMENSIONAL (E.G. THE GATE WIDTH MUST BE A MINIMUM OF
 12.5 FEET) REQUIREMENTS FOR THE ENCLOSURE ARE LISTED IN
 CODE OF ORDINANCES, SECTION 94-444(B) OF THE CODE OF
 ORDINANCES. CITY STANDARD DETAIL GC-8 MAY BE DOWNLOADED

 8. PLEASE PROVIDE AN AUTOTURN ANALYSIS DEMONSTRATING
 THE SOLID WASTE COLLECTION VEHICLE CAN ACCESS THE
 PROPOSED DUMPSTER AND COMPACTOR LOCATIONS. THE TRASH
 DUMPSTER/COMPACTORS MUST LOCATED IN AREAS EASILY
 SERVICED BY THE CITY SANITATION EQUIPMENT AND MANPOWER
 PER SECTION 74-35(A)(5) OF THE CODE OF ORDINANCES. IF A
 ROLL?OFF COMPACTOR IS PROPOSED, PLEASE PROVIDE A LETTER
 FROM THE PRIVATE PROVIDER VERIFYING THAT THEY CAN
 PROVIDE SERVICE WITH THE CONFIGURATION SHOWN ON THE
 PLANS;
 9. CITY?S GARBAGE COLLECTOR TRUCK NEEDS TO HAVE NO LESS
 THAN 14' HIGH VERTICAL CLEARANCE AND 12' HORIZONTAL
 CLEARANCES FOR THE TRUCK TO DRIVE THROUGH;
 10. VISIBILITY TRIANGLE SHALL BE 20?X20? PER CITY OF
 WEST PALM BEACH, CODE OF ORDINANCES, SEC. 94-305E.
 11. SEPARATE MAINTENANCE AGREEMENTS WILL BE REQUIRED
 FOR NON-STANDARD ELEMENTS (TREES AND TREE GRATES,
 PRIVATE SIDEWALK ADJACENT TO CITY?S TYPICAL SIDEWALK,
 PAVERS ETC.
  
 FOLLOWING ARE THE COMMENTS ON GRADING AND DRAINAGE
 PLANS (SHEET C-1 THROUGH C-3):
 12. USE 12? DIAMETER AT A MINIMUM FOR ONSITE STORM
 DRAINS. SMALLER PIPES THAN THIS TEND TO CLOG EASILY.
 13. INSTALL CLEANOUTS/JUNCTION STRUCTURES AT THE
 HORIZONTAL BEND OF THE STORM DRAINS (E.G. TWO TO THE
 NORTH OF THE INLET C-1 AND ONE AT THE JUNCTION INSIDE
 THE EXFILTRATION TRENCH).
 14. SHOW EXISTING AND PROPOSED (?) ELEVATIONS/GRADES ON
 THE ALLEY NORTH OF THE PROPOSED DEVELOPMENT.
 15. SHOW FFE (FINISHED FLOOR ELEVATION) FOR THE
 BUILDING.
 16. REVISE STORM DRAINAGE CALCULATIONS TO SHOW PRE AND
 POST PEAK VOLUME AND FLOW RATE. PROVIDE CALCULATIONS TO
 VALIDATE PEAK ATTENUATIONS.
 17. PLEASE SHOW LOCATIONS OF ROOF DRAINS AND INDICATE
 WHERE THE DISCHARGE WILL BE DIRECTED. RUNOFF VELOCITY
 AND VOLUME SHOULD NOT EXCEED EXISTING CONDITIONS;
  
 FOLLOWING ARE THE COMMENTS ON WATER AND SEWER PLANS

 18. RESEARCH, OBTAIN, AND ADD ALL UTILITY INFORMATION
 (FRANCHISE AND CITY-OWNED) WITHIN THE PROJECT LIMITS TO
 THE UTILITY PLAN. LABEL ALL EXISTING UTILITY PIPE SIZE
 AND MATERIAL;
 19. PERFORM SOFTDIGS DATA AND PROVIDE UTILITY CROSSING
 INFORMATION. SHOW CONFLICT INFORMATION (BOTTOM AND TOP
 OF CROSSING PIPES) AT THE CONFLICT POINTS OF ALL WATER,
 STORM AND SANITARY SEWER PIPES AS WELL AS OTHER
 FRANCHISE UTILITIES;
 20. SHOW LIMITS OF PAVEMENT RESTORATION (ON THE
 WATER/SEWER PLAN) FOR WORK ON 2ND STREET, N. ROSEMARY
 AVE. AND THE ALLEY WAY WHERE UTILITY CONNECTIONS AS
 WELL AS OTHER IMPROVEMENTS ARE PROPOSED;
 21. SHOW SANITARY SEWER INVERTS IN THE EXISTING MANHOLE
 ON N. ROSEMARY AVE. WHERE THE PROPOSED SEWER FROM THE
 ALLEY WILL BE TYING INTO;
 22. SHOW DIRECTION OF FLOW FOR THE EXISTING SANITARY
 SEWER ON N. ROSEMARY AVE.;
 23. SHOW A PROFILE FOR THE PROPOSED SANITARY SEWER IN
 THE ALLEY WITH GROUND ELEVATIONS ABOVE THE PIPE;
 24. PLEASE VERIFY THAT NO SEWER SERVICES ARE CUT OFF TO
 THE LOTS NORTH OF THE ALLEY. SHOW SERVICE CONNECTIONS
 TO THOSE LOTS FROM THE PROPOSED 8? SANITARY SEWER;
 25. PROPOSED SANITARY SEWER MANHOLE IN THE ALLEY SHALL

 27. THE MINIMUM COVER OF NEW WATER MAIN IS 36 INCHES.
 PLEASE PROVIDE PROFILE OF THE PROPOSED 4-INCH WATER

 SEEM TO BE AT THE CORRECT LOCATIONS. PLEASE VERIFY THE
 EXACT LOCATIONS WITH SOFTDIGS
 INFORMATION/SURVEY/AS-BUILT DRAWINGS (AVAILABLE FROM
 THE CITY?S ENGINEERING DEPARTMENT). SHOW ALL EXISTING
 WATER DISTRIBUTION SYSTEM IN THE PROJECT VICINITY
 INCLUDING PIPE CONNECTIVITY, IN-LINE VALVES, FH AND
 HYDRANT VALVES, EXISTING WATER SERVICES, METER BOXES,
 ETC. FOR CONSTRUCTION COORDINATION PURPOSES (SYSTEM
 SHUTDOWNS, ETC.);
 29. PLACEMENT OF THE PROPOSED METER, BACKFLOW
 PREVENTER, DCDA ETC. SHALL BE INSTALLED PER THE CITY?S
 STANDARD DETAILS. REVISE THE LOCATION OF THE FIRE
 HYDRANT. WATER METER SHOULD BE INSIDE AN 'UTILITY
 EASEMENT' JUST INSIDE THE PROPERTY NEAR THE
 RIGHT-OF-WAY AND HAS TO BE ACCESSIBLE;
 30. EXISTING WATER SERVICE CONNECTIONS SERVING THE
 PROPERTY, BY THE SITE REDEVELOPMENT, ARE TO BE CUT AND
 CAPPED AT THE MAIN AND REMOVED IF LARGER THAN 2 INCHES
 IN DIAMETER. PLEASE LABEL PIPE SIZE AND MATERIAL
 ACCORDINGLY AND ADD THE APPROPRIATE NOTES ON THE WATER
 & SEWER PLAN;
 31. FOR PROPOSED WATER CONNECTIONS. USE CUT-IN TEE AND
 VALVE IN LIEU OF TAPPING VALVE AND SLEEVE;
 32. CALL OUT POINT OF SERVICE FOR WATER AND SEWER;
 33. SUBMIT SIGNED & SEALED ENGINEER/MEP WATER
 CALCULATIONS (AVERAGE AND PEAK) TO VALIDATE METER

 35. PROVIDE/SHOW ON THE PLANS THE FIRE DEMAND FOR THE
 PROPOSED DEVELOPMENT;
 36. PLEASE PROVIDE THE FIRE HYDRANT FLOW TEST DATA FROM
 EXISTING FIRE HYDRANT;
 37. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER

 38. CCTV RECORD (VIDEO AND TV LOG) OF THE EXISTING

 39. PLEASE NOTE ON THE PLANS THAT: AS OF DECEMBER 20,

 CONTROL MANUAL HAS BEEN REVISED, MAKING KNOWN THAT "ALL
 BACKFLOW DEVICES MUST BE LEAD FREE." FOR MORE
