NOZZLE NOLEN, INC. - FENCE/WALL VARIANCE A variance to Section 94-221(d)(2) of the Zoning and Land Development Regulations (ZLDR), to allow for construction of a fence/wall greater than 42 inches in height in front of a building fa?ade within the Broa dway Mixed-Use District (BMUD) ? Type II zoning district subject to th e following conditions: 1. Hanging screening or other similar material on the picket style fen ce sections shall be prohibited. 2. Along all street sides, the fence shall be installed on the inside of the landscape buffer strip. Buffer plantings (shrubs/hedge/trees) a long Broadway and 54th Street shall be provided within the buffer stri p in accordance with ZLDR Section 94-443(b) and (c) and a landscape pe rmit shall be obtained. 3. Submit a property survey with the building permit application(s). 4. Include a site triangle on the site plan for the 54th Street and Br oadway intersection verifying the wall section on the corner will not interfere with site visibility.
